REFLECTING ON 2021 As we reflect on a year that seemed to fly by, the question on everyone’s mind is: Is the housing market cooling or collapsing? It’s the subject of our Savvy Special Report article. ne of the last items to be tackled was the redistricting of congressional districts as required under the state constitution. The U.S. is required to hold a census count every ten years. This

Governor Greg Abbott called the state legislators back for several special sessions this year after the business they were charged with could not be completed during the 140-day regular session that concluded in May. One reason was that Democratic legislators left the state to ensure there would not be a quorum to vote on revisions to the state voting act. The delay cost more than a month of time in Austin, thus the special sessions.

districts are fair to the people who live in them. The requirements of redistricting are equal population, preservation of existing political communities, partisan fairness, and racial fairness. Nonetheless, as soon as Gov. Abbott signed the bill, cries of racism began, claiming the new district maps did not fairly represent the growth in the state over the past ten years, especially among the Hispanic community, who represent more than 50% of the population growth in the state over the past ten years. They also felt that the new maps will provide the GOP with tighter control to maintain their advantage in the state to keep their seats during re-elections. One of the changes affecting San Antonio is that Congressman Lloyd Doggett will no longer represent the east side of San Antonio. Doggett has primarily

currently lives on the eastside of Austin, Doggett proclaimed how satisfied he was to end his long career representing the people in the city he has always lived in. We will miss Doggett in our local district. He was a strong supporter of housing issues and was very visible at Build San Antonio Green events. We first met the congressman on a visit to Washington, D.C. when he first was elected to District 35 in 2011. He took the time to meet us on the steps of congress even while his own bill was being read on the house floor. The newly constituted District 35 will likely remain Democrat given the map boundaries that have been laid out. The district will still stretch from San Antonio to Austin but will gain even more of San Antonio. Congressman Henry Cuellar, D-Laredo, will see his territory grow as well, picking up more of the south side of San Antonio and some of what Doggett leaves behind. Although a Democrat, Cuellar has supported many housing issues in the past and gets a lot of grief in Washington from his own party for leaning towards the middle. Cuellar is a fine statesman and we wish that more people in D.C. looked past partisanship as he does.

from the cooktop through a filter only to blow the air back out into the kitchen. Venting to the outdoors is always the preferred method of Indoor Air Quality (IAQ) purists. Range hoods must be large enough to cover as much of the stovetop as possible. Some health-conscious designers are also specifying “bathroom” fans placed in rooms adjacent to the kitchen. Panasonic makes fans that trigger automatically to turn the fan on and off when it senses moisture in the air. Keep in mind that fans must do the job right but should also operate quietly enough so that people will be more likely to use them.

Available soft-close mechanisms work just like your soft-close cabinet drawer closers to prevent door slamming and pinched fingers. Pocket, sliding, and wall-mounted doors open effortlessly and close quietly and securely with just the touch of a fingertip.

High Value Assigned to “Simplification of Life” With the kitchen considered the work hub and central gathering spot for most homeowners, Whirlpool Pro recommends built-in appliances to leave countertops clutter-free. Coffee systems that fit seamlessly into the cabinetry rather than on the countertop are one example. Newer appliances are designed to help streamline cooking and cleanup. Increasing cabinet space and including organizers help keep kitchens, baths, and other rooms more clutter-free. An article in the Washington Post titled, “What today’s builders have (mostly) forgotten” cited garages being too narrow as an un-needed source of stress, requiring passengers to get out of the car before it’s pulled into the garage and the driver to squeeze out with only 24 inches Sherwin Williams’ Evergreen Fog is a nourishing and sophisticated gray-green.

of space between the side of the car and the inside wall of the garage. Added garage space and better attic access can eliminate the expense and inconvenience of off-site storage. The Post article reminds builders that a stairway leading to attic storage space makes it easy to store seasonal items, and a stairway provides safer access.

The Post says that sensory experiences like being able to open a window to watch the rain are gone with the disappearance of generous roof overhangs. It points out that larger front porches, initially a way to keep doors dry, had the side benefit of encouraging interaction with the neighbors.

a direct impact on our well-being. The human biological system craves contrast between exposure to light and dark; without it, our body’s natural circadian rhythm can be disturbed. This research is vital because our circadian rhythm plays an essential role in keeping us happy and healthy, controlling critical processes like sleep, body temperature, immune response, and cognitive performance. Research shows that eyes are most sensitive to blue light-- the kind emitted from TV, phone, and laptop screens, which is why watching TV or using your phone before bed can impact your sleep. The latest “smart light bulbs” use long-wavelength orange and yellow light, along with contrasting violet light—the colors occurring naturally at sunrise and sunset—to either wind down or wake up your body clock. Users connect to the smart bulb with an app and set it to suit their schedule and sleep preferences. The bulb creates a lighting schedule and runs through three modes each day: wake, active, and calm. The bulb appears as a regular white light while subtly adjusting the warmth or

accent colors. Noting that online searches for green paint colors have more than doubled since 2020, Glidden named “Guacamole” is its color pick for 2022. Benjamin Moore’s picks for next year also follow the green trend—it shows a silvery green paired with a rich dark sage green shade to add warmth and depth to a monochromatic palette. Behr’s green is a cool refreshing green reminiscent of sea glass, while PPG goes with a soft, organic shade of green called Olive Sprig. The bottom line: The 2022 definition of “dream home” isn’t over the top, and it’s not about bells and whistles, or overly ornate, nor is minimalistic the trend any longer. The new definition has more to do with a safe and clean environment with space, storage, daylight, fresh air, and warm colors. With the forbearance program now lapsed, Fortune predicts a major shake-up headed for the housing market due to all of these borrowers being phased out. When you consider that housing inventory is at a 40 year low, with just over 600,000 homes for sale right now on realtor.com, Fortune warns that even if a small percentage of these 1.7 million struggling borrowers opt to sell—rather than returning to their monthly payments—it could cause a shock in the housing market.

And Got Caught! “It is a crisis due to shortage. We are short 6.8 million singlefamily housing units while we have static demand for one millionplus new homes every year. “Because of delays in the recapitalization of Fannie Mae and Freddie Mac of their release from conservatorship, the availability of credit has been constricted. As a result, minority homeownership has not kept pace, and black homeownership is at a 50-year low,” says Pagliara.

builders and they all had better homes and trucks than I did,” he said. “I decided that I wanted to be a builder/remodeler, so I hired on as a superintendent. I wasn’t making much but I enjoyed it and I was learning all aspects of the business. Working with subs and vendors always came easy to me, and I enjoyed learning the various trades from many of these guys.”

18

Nash spent his early years in construction – in Amarillo and the Houston area – as a faux finish painter, and doing room additions, as well as general remodeling. His wife Rosario has been a solid partner in his success and growth and brings a ton of creative energy to their team. One of their crowning achievements was remodeling the dated Woodlands (north of Houston) Country Clubhouse totally transforming it into a source of pride for the members there. About three and a half years ago, while living back in West Texas, Rick and Rosario decided to spend 10 days vacationing in and around Horseshoe Bay. In addition to relaxing a bit, Nash used this time to reach out to other builders, realtors, and business leaders. They had really fallen head over

heels with the Hill Country and the Highland Lakes area (as so many other West Texans have before them) and decided to make this a new home. Before he headed back to Amarillo he formally applied to be a certified general contractor in Horseshoe Bay. A few weeks later he found out he was accepted and soon after they were packing their bags. Artisan Creative Homes’s business model is built around house flipping, remodeling, and building spec homes. As with other builders in this market, the biggest day-to-day challenges are with the supply chain and fluctuating pricing issues. It’s virtually impossible to guarantee remodeling timelines and schedules to homeowners because of so many uncertainties with the delivery of products and materials. But since most of Nash’s work is in-house flipping or building specs he is his own client.

19

Here’s what some of them had to share about their experience in working with Artisan Creative Homes: “Most of our clients have a good vision of what they want to do. Once we have a set of plans for a remodel, room addition, or new home we go through a selection process that helps us determine a workable budget. We try to set realistic budget numbers accounting for the issues we all know exist. But our main difference from others is the creative energy my wife and I bring to each project. We offer complete design packages within the client’s budget. We’re very good communicators with our clients and we treat each home as if it is our own home.” Since Rick started out as a painting contractor he is keenly aware of treating his subs like he wanted to be treated when he was in their shoes. “I don’t ever make my subs chase me down for their checks. Communication is very important and I treat my teams with respect and let them know how thankful I am for their skill and commitment to excellence on my projects. I am simply an organizer of people and products. Without amazing subs and vendors, I do not have a business.”

“Rick is very professional. He’s one of most professional builders around here…very organized and runs a smooth schedule, and looks after his people.” Zack Kirscht – ZK Plumbing “He’s very straightforward, very relatable which I love. Rick is easy for us to work with. Nancy Bandy – Carter Floors “He has a niche business…high end remodel projects. They always do really good work, excellent work. Artisan has a great reputation! Richard Weston – Williamson Roofing “Rick always communicates well with his customers and vendors. This helps the building of a new home go smoothly for everyone.” Julie Causgrove – C&D Appliances “He’s just a good guy, an honest builder, very trustworthy. Rick always goes above and beyond the norm for treating his subs and trades partners. “ Kim Willis – Marble Falls Electric & AC “I can’t speak highly enough about Rick and his team. Whenever I turn over a client to him I am fully confident that they are in great hands. He’s got great vision and sees possibilities in properties that others don’t see. Rick is all about delivering quality.” Chad Thibodeaux – Remax

DO YOU NEED A PEOPLE MOVER THAT DOUBLES AS A CARGO VAN? By Beverly & Steve Smirnis

« Genesis GV80 »

You’re looking for a vehicle that checks the boxes for luxury and tech features, making it classy enough for driving around the shareholders or clients. Equally important, you need something that easily converts into the cargo-carrying van you need for the job site. Here are some of the options that match up to your specific criteria:

reviewer and it’s still named as a favorite among large SUVs by several. Body-on-frame construction offers plenty of ground clearance and its 3.5-liter turbocharged V6 engine has the muscle to cart the team over those unimproved land parcels you’re considering developing. Expedition has a cargo capacity of 20.9 cubic feet behind the third row, 57.5 behind the second row, and 104.6 cubes max when the second and third rows are folded flat. It can also tow up to 9,300 pounds when properly equipped. Our mid-tier Limited 4x4 tester had seating for eight passengers plus plenty of upgrades with a base cost of around $65K plus about $6K in options including a Texas Edition Package, panoramic vista roof, 360 camera, LED headlamps, and enhanced Active Park Assist. As pioneers of hybrid technology, Toyota and Lexus debuted the original luxury hybrid with the Lexus RX 450h over 15 years ago. The RX 450h is still top-rated among hybrid SUVs. It gets an estimated 30 mpg combined. So, if you’re a green builder and ride comfort is high on your list, this will be the one to consider. Those

Pacifica is practical, yes, but it has all the latest SUV bells and whistles, plus its own special things like an integrated vacuum and Stow ‘n Go seating that easily folds into floor cubbies to create a flat floor. Pacifica’s 3.6-liter V-6 cranks out 287 hp and 262 lb-ft of torque sent via a nine-speed automatic for FWD or AWD. Our tester sported the range-topping trim level—Pinnacle, delivering to the expectations of luxury buyers, and AWD for just under $55K. Any of the above proves you can get luxury, seating for as many as you need, and cargo-carrying capabilities in one smart package. RESIDENTIAL | C OMMERC IAL | AUDIO & VID E O
