The length of the cable car is 3,900 meters, with an elevation difference of 1,316 meters. The ride lasts 11 minutes in one direction, and the maximum speed is 6 m/s. The system includes 48 gondolas, each capable of accommodating 10 passengers, with a total capacity to transport 1,200 passengers per hour.

You can reach the cable car via the Lower Station Dub, only 200 meters from the Budva-Tivat road, near the Vrmac tunnel close to Kotor. If you are coming from the direction of Cetinje and the Lovćen National Park, you will start your ride at the Upper Station Kuk.

Welcome to the 2024 summer edition of Te Collection –where we bring the fnest ofers of the region to the world, and the world to the region.
We are the only print and online magazine covering the entire region where we know the whole is so much greater than the sum of the parts.
Tere is an old Chinese saying that goes “may you live in interesting times”. Well, we certainly are blessed in that respect.
Although the region has much in common, the diversity of economies, cultures and approaches - always ensures there is never a shortage of interesting topics.
For instance, real estate in Croatia and Serbia is booming. Dubrovnik for example recorded price growth of over 20% in the last 18 months. Te top of the market in Serbia seems not yet to be within reach. Expo 2027 will certainly put more wind beneath the wings of the market.
Albania is no longer the last secret. It is becoming the talk of the town. Te number of branded mixed-use leaseback resorts coming to the market is breathtaking. Without a doubt, the standout leader in the feld of gastronomy and all-around visitor ofer and experience, is Slovenia.
Montenegro is struggling and juggling – namely development versus infrastructure and has a long way to go to fnd the right balance which is refected in sales absorption rates this year. Yet, the previous years’ successes in attracting a solid base of top hotel brands continues to ‘hold the fort’ in terms of attracting high-end tourism. Porto Montenegro and Lustica Bay continue to be the main points of interest.
Te entire region is plagued with labour shortage in the hospitality sector. Your chef, employed for a month, will receive a better ofer from your neighbour and leave, and the cycle is endless. Oddly, each country is surprised every year at this time with the labour shortage crisis.

Atalmost 100 years old, Esplanade is the iconic hotel with more than just few stories to tell. Te Esplanade opened its doors with a grand gala ceremony on April 22, 1925. Tis amazing Hotel is one of a kind and is by far the best known and most luxurious hotel in Zagreb and the region. Known for its timeless elegance, sophistication and charm, which back in 1925 attracted passengers of the famous Orient Express, today Esplanade is considered an elite venue and cultural historic landmark of Zagreb. Known as the temple of comfort and cuisine, during almost 100 years it positively kept up with contemporary trends, while equally fostering the harmony of tradition and the past.
EXCLUSIVELY BUILT FOR THE ORIENT EXPRESS PASSENGERS
In the early 20th century two of the best-known hotels of the time became far too small for the increasing number of passengers who arrived in Zagreb, stepping of the famous Orient Express, en-route from Paris via Venice to Istanbul. In order to meet the changing needs of the city, the construction of a new luxurious hotel imposed itself as a priority. Te hotel was to be built on a vast open feld (Spanish: Esplanade) close to the railway station. In 1917 a German architect Otto Rehnig won at an international tender which attracted numerous excellent architects of the time. His plans were then reworked by Dionis Sunko, who today is considered the architect of this masterpiece of architecture of
the “Belle Époque”. Te construction of the largest hotel in Zagreb took place over a mere 26 months. Te opening ceremony, on April 22, 1925, drew over 200 distinguished guests, including Mayor Heinzel of Zagreb. Journalists predicted a bright international future for Esplanade, and among the frst guests of the hotel was Mr. Glück (German for happiness), which was an indication that this prediction was to become true. And so it was!

Te hotel was built in place of the residential complex of the Duke's Palace on the main town square, the largest square in Dalmatia. Te palace was at its height during the rule of Venice, but afer the fall of Venice it lost its spark, became neglected and was eventually demolished at the turn of the 19th century. In 1899, the palace was rebuilt and named Spa Hotel Empress Elisabeth in honour of the renowned Austrian Empress Sisi, a generous patron of its construction. THE HERITAGE
Te entrance to Palace Elisabeth is through an archaeological site - the former southwestern part of the old city wall with cannon holes throughout, since Hvar has long been an important maritime hub and a safe harbour for ships that needed protection. Te excavations have confrmed that back in the ancient times, before the Venetian rule, there was also a villa or a residential building in this very place, which probably belonged to a ruler.
To the lef of the entrance is a small Mediterranean garden with wild orange trees, planted at the very spot where centuries old orange seeds were found. Tere, you can see stairs dating back to the 2nd or 3rd century, that probably served as a formal entrance to a monumental building.
Two stone lions, placed at the entrance of the hotel, symbolise the Venetian authority and date back to mid-15th century. Te larger lion is the oldest preserved stone lion in Hvar. It was placed on the upper Duke’s palace in 1462 by Francesco Giusti, the Duke of Hvar at the time. Te smaller lion, made in 1483, was positioned on the lower Duke’s palace. An unknown stonemason exceptionally displayed the symbol of the Venetian rule with veins on his legs and human features. His front paws were placed on land and his back paws were placed in the sea, symbolically displaying the might of the Venetian Republic both on land and at sea - Stato da Terra and Stato da Mar.
At the spa and gym entrance there is a dark stone panel, which is the lintel of the Chapel of the Lady of Sorrows, once located in the central building of the Duke's Palace. Te chapel was built by Duke Pietro Semitecolo, founder of the Hvar Teatre, the frst theatre in Europe.
Te Hvar Loggia – a town hall and a centre of secular power, was frst mentioned in 1289. Troughout its history, it served as a public courtroom, auction space, a warehouse and a kursalon - a place for citizens to gather and socialize.
Today, the Loggia attracts attention with its harmonious arches and warm stone colour, with human heads carved at the top. On the very eastern arch, a young man with no wrinkles is portrayed, as a symbol of the beginning of life and youth. Above the entrance, there is a fgure of a bearded man with a crown, as a symbol of the solar zenith, and on the very western arch of the Loggia is the fgure of a bearded, old man with a hat, as a symbol of departure, sunset, and the near end of life.
Te clock tower, which became the city's public clock in the 15th century, is adjacent to the Loggia and in Hvar it is known by the local name Leroj (clock).
Church of St. Cosmas and Damian, now used for weddings and baptisms, is located east of the hotel building and is the oldest preserved church in Hvar, built around 1430, afer a series of plague epidemics that ravaged Hvar. It is dedicated to the brothers Cosmas and Damian, doctors, protectors from all evil.

Tis substantial increase in tourism has bolstered the country’s economy, making it one of the fastest-growing sectors.
Montenegro boasts fve national parks, a spectacular mountain range, and an enviable Adriatic Riviera. More importantly, it provides respite from the monotony and crowds of similar environments in the Western Mediterranean.
Beyond the mainland, seven beautiful river islands dot the bay, and the islet of Stef Stefan is renowned for its quaint citadel and olive groves, now converted into a luxurious private resort and

HOW ARE PEOPLE GETTING THERE?
Tivat Airport, located on the Adriatic coast, is the gateway to the Bay of Kotor and the riviera. Private jets can operate between 06:30 am and sunset, around 08:30 pm local time during the summer. While the airport lacks a General Aviation Terminal, private passengers are typically escorted through the main terminal to avoid queuing.
Podgorica Airport, in the country’s capital, has proved less popular for Victor clients, but still ofers easy access to the surrounding mountains and lakes. In April last year, it was reported that two businesses, based in Germany and the US, would sign a Memorandum of Cooperation with Montenegro to invest €75 million in overhauling Berane airport, located in the eastern part of the country. Beaches are the summer signature of Luštica Bay and Miodrag’s fondest memories from childhood are of coming by boat to Oblatno and Pecka beaches – as the locals have always called them. Today, they are named Almara and Ramla respectively and are Miodrag’s favourite spots. “I don’t know of any other destination that has fve beaches for its residents and guests. All of them have beautiful, crystal-clear water and each beach has its own essence. I love the relaxed vibe of Almara and Ramla and always head there when I’m visiting.”
For the ultimate escape, Miodrag also enjoys getting out onto the water by boat – and returning at the end of the day; “I love the view of Luštica Bay from the sea – and sailing into the marina during sunset and the blue hour is spectacular.”
Back on land, Miodrag appreciates the variety – and quality – of the restaurants in Luštica Bay. You will ofen see him at Spilja, a particular favourite for the fresh fsh brought in by local fshermen that morning – and the good local white wines that accompany it. “A whole fsh baked in a sea salt crust is amazing, and the appetisers are fantastic – local cheeses, white fsh carpaccio with trufes, prawn carpaccio, and fresh oysters. A friend who is a great gourmet always says that you can tell a good restaurant by the quality of its appetisers – if they are good, everything else is excellent.”
A NEW GAME AND AN UNEXPECTED PARALLEL WITH ACTING
Like many in the Luštica Bay community, Miodrag had never even considered trying golf, let alone taking up the game as a new sporting interest. However, the opening of the driving range –with its spectacular view sweeping from the inner Bay of Koptor to the Adriatic horizon – persuaded him to take a lesson with the resident pro, Dany, and he was surprised by how much he enjoyed it. “Dany is a wonderful man and a great instructor. Te adrenaline rush when you successfully hit the ball was incredible. More than just physical efort, it requires serious concentration and focus – the way you hold the club and strike the ball with your mind, not just the club.”
Miodrag found an interesting parallel between golf and acting – particularly in the way that both require concentration and focus: “In acting, it’s about building a character and storyline, while in golf, it’s about the relationship with the ball, the club and the goal. Being fully present in the role you’re building, with the set and costume, is similar to being at one with the golf club, the ball, and the hole. I’d love to play a golfer in a future flm role – which would make me even better on the course, or vice versa.”

For Miodrag, the Luštica Peninsula is a place that sparks the imagination on many levels and, asked whether he could imagine it as a flm location, he was quick to answer: “It would be a fantastic place to make a marine thriller involving a sunken ship discovered near Luštica Bay. A guest would discover the wreck, leading to the involvement of global marine institutes fnding that it was an old pirate ship. I would give myself the role of a local fsherman who interprets the heritage of this coast, enjoys the everyday life of the Adriatic, knows all the hidden caves along the coast, and has a special connection with the sea.”

Q.Te Collection Magazine: What are the top attractions or experiences that guests typically express interest in, when visiting the Adriatic region?
A. Iris Domazet: It is all individually tailored, as each client approaches us with diferent wishes and preferences, which we always listen to carefully and ensure we create the best possible ofer for them. Some clients wish to stay in the top-notch hotel and then they may choose One&Only Portonovi as they simply look for luxury, great service and a well-known hotel brand. Other clients are more interested in exploring the culture of the region and ask to visit historical sites, such as Dubrovnik Old Town, Diocletian Palace in Split, Kotor Old Town and its splendid city walls, or Cetinje monastery. Ten there are those who are inspired by the colours of the Adriatic Sea, incredible underwater caves and rock formations, charming islands and captivating hinterland. Having
worked on such diverse requests was a true eye-opener for those of us who sometimes take the beauty of our homes for granted.
Q. How frequently do guests request unique and personalized experiences, and are they generally willing to pay a premium for these tailored services?
A. Ognjen Sekulović: We provide only personalized experiences, based on the client’s input and wishes, and we make sure the program we create showcases the best the region has to ofer at a pace that suits the client. Yes, guests understand that these tailored services cost more than any pre-arranged group tours, and they are willing to pay a premium to get excellent, personalized services and quality ofer. We understand and know how to approach such guests and meet and exceed their expectations, which is why we keep growing as a well-respected company in this line of business.
Q. What specifc services and amenities do high-net-worth individuals (HNWI) expect when they book with your agency? Could you provide examples of popular requests from this demographic?
A. High-net-worth individuals live a certain lifestyle. Tey expect premium standard of services both back home and when they travel abroad. Tey trust us to be professional and do our best with the time and money they invest in these unique, individually tailored experiences.
Teir requests really vary. For example, we currently cater to a well-known sportsman for whom we have booked a private, luxury villa and on a daily basis we schedule the use of a private
sport hall and a gym, massage and therapy sessions, private yacht rentals and so on.
Once we had a VIP client who wished to play volleyball on a public, sand-covered volleyball court, but wasn’t happy with sand granulation. Terefore, in less than 24hrs we had to obtain an approval from the city to replace the sand, buy and arrange a delivery of a few tones of new sand from another town, dig out the existing one and replace it, to have everything ready for the next day’s match.
Other requests include the rental of private yachts or private jets, food catering or celebrity chef cooking, arranging for private celebrations, frework displays, 1000-roses bouquets and many more.
No request can surprise us anymore. We’re up to every task we’re given and we approach it creatively and professionally. Our only concern from time to time is whether we have enough time to arrange some specifc service if it requires ordering items from abroad, but we unite our forces as a team and manage those as well, with smile, energy and optimism. Our only limitations are the client’s budget and their wishes.
Q. Could you please provide a detailed 10-day itinerary for US guests visiting Croatia and Montenegro, focusing on luxury experiences, unique cultural and historical attractions, and highend accommodations?
A. High-net-worth clients will rarely tour the region when they’re on a 10-day vacation. Tey value their free time so much, that they only wish to escape the business of daily life and overcrowded streets and attractions. Tey prefer to stay at a secluded, luxury villa, where they will relax and enjoy the peace and quiet, and then decide on a daily basis if they want to schedule a yacht tour, or some other private excursion, and we’re there to make it happen.
Q. What are the main challenges your agency faces when operating in the Adriatic region? How do these challenges impact your ability to provide services to guests?
A. Our main challenge is the lack of some products requested by the clients, which we then have to order from abroad and that can be time-consuming. Another challenge is the attitude of local service providers, who are yet to learn to respect such guests’ time and money, and provide top quality service for what they charge. High-net-worth clients are very well aware of what the good service should look and feel like.
Q. Based on feedback from your US guests who have travelled to the Adriatic region, what aspects of their trips do they most frequently praise or enjoy? Conversely, what negative feedback or challenges have they reported, and how have you addressed these issues to improve future guest experiences?
A. US clients who have travelled to the Adriatic region are generally trilled and amazed by the beauty of our cultural and historical sites, stunning nature, enchanting Adriatic Sea and how safe they feel wherever they go. To them our region is the area of pure, only partially discovered and explored beauty. We are still a more afordable destination than Italy or France for US guests. To date we haven`t had any negative feedback from our clients and we will make sure that trend continues in future.

Sanja Božović: Sanlorenzo Adria is the exclusive representative for Sanlorenzo Yachts in several countries with close ties to the Adriatic Sea, through ofces in Zagreb, Sukošan, Rovinj and our newest addition, Porto Montenegro. We also have privileged partners in Šibenik and Split. Each location is a testament to our commitment to bringing the Sanlorenzo experience closer to our clientele.
Our presence is inevitable at every major boat show in the region. In October, we will attend the Biograd Boat Show, Croatia Yacht Show in Zadar, and most likely the Split Yacht Show. Tese exhibitions and events serve as our platform to engage, unite, and uplif our local nautical community. However, our core events include the Cannes Yachting Festival, Monaco Boat Show, Boot Dusseldorf, and Genoa Boat Show, where we are present on the Sanlorenzo stand every year, where diferent models are exhibited.

Q. Is it true that ordering a new Sanlorenzo yacht now means waiting three years for delivery?
A. Delivery times may vary for each model, depending on availability. For popular models and customizations, it is not uncommon for there to be a signifcant wait time, sometimes extending to two years or more. High levels of customization usually result in longer delivery times. However, in some cases, the waiting time is around one year. It also depends if the yacht is GRP or Super yacht Division from 45 meter on.
When considering the purchase of a Sanlorenzo yacht, it is advisable to consult directly with an authorized dealer like us to get the most accurate and current information regarding availability and delivery timelines.
Q. With more than 130 yachts currently under construction, which Sanlorenzo model is your best-seller?
A. Te best-selling model depends on the size category: for yachts under 24m, the top-seller is the SX88. For yachts above 24m, the SD118 leads in sales.

Q. Could you share some background about your company's history in the nautical sector and what inspired you to establish the business in Montenegro?
A. My personal background has played a signifcant role in shaping where I am today, particularly in my initial exploration of the nautical industry. It all started with my involvement in my brother's company, managing a feet of 14 boats. However, truth be told, that was a role I wouldn't revisit; it felt more suited for a "man" (smiling). Renting bareboat sailing vessels didn't fulfll me professionally. Instead, I found myself drawn to the world of luxury yachting, where a dedicated crew attends to guests during their yachting vacations. Tis pivotal moment led me to redefne Montenegro Charter, transforming it into the leading yacht charter company in Montenegro. Today, we specialize in high-end yacht charters and private jet services throughout the Mediterranean and beyond. Te decision to establish my business here was driven by the region's untapped potential and its rapid development as a premier yachting destination. Montenegro’s natural beauty, combined with its favorable climate and strategic location is perfect for any nautical activity.
Q. As a woman working in the yachting business and sales, can you describe your experience in this feld?
A. As a woman working in the yachting business and sales, my experience has been both challenging and incredibly rewarding. Te yachting industry is traditionally male-dominated, but I have found that my unique perspective and approach have been invaluable in connecting with clients and understanding their needs. My journey began with a deep passion for the sea and a fascination with luxury travel, which led me to pursue a career in this dynamic feld. In the end, liking people helps as well, because this business is customer oriented. Ultimately, having a genuine liking for people is benefcial, especially since this business focuses on customer satisfaction. Troughout my career, I've had the opportunity to work with a diverse range of clients, each with their own vision of the perfect yachting experience. Tis has allowed me to hone my skills in personalizing and tailoring services to meet and exceed their expectations. Building strong relationships and trust with clients is a must for me, and I believe my attention to detail and commitment to excellence have been key factors in my success.

The World’s Wealthiest Cities in 2024
When it comes to the number of resident millionaires with liquid investable wealth of USD 1 million or more, the US leads the pack, with 11 cities in the Top 50, including New York City, which holds firmly onto 1st place in the 2024 World’s Wealthiest Cities Report, published annually by international wealth migration specialists Henley & Partners in collaboration with global data intelligence firm New World Wealth. The total wealth held by the Big Apple’s residents now exceeds USD 3 trillion - higher than the total wealth held in most major G20 countries - and a staggering 349,500 millionaires, 744 centi-millionaires (with investable wealth of over USD 100 million), and 60 billionaires live in the city.
Hot on its heels in 2nd place is Northern California’s Bay Area, encompassing the city of San Francisco and Silicon Valley. Te Bay Area has enjoyed one of the world’s highest wealth growth rates, increasing its millionaire population by a whopping 82% over the past decade, and is now home to 305,700 millionaires, 675 centi-millionaires, and 68 billionaires.
Tokyo, on the other hand, which led the pack as the world’s wealthiest city a decade ago, has sufered a 5% decline in its resident high-net-worth-individual (HNWI) population over the past ten years, and now sits in 3rd place with just 298,300 millionaires. City-state Singapore has climbed two places to 4th on the global ranking following an impressive 64% increase in millionaires over the past 10 years and looks set to unseat Tokyo as Asia’s wealthiest city very soon. Widely regarded as the most business-friendly city on earth, Singapore is also one of the world’s top destinations for migrating millionaires - approximately 3,400 HNWIs moved there in 2023 alone and the city now boasts 244,800 resident millionaires, 336 centi-millionaires, and 30 billionaires.
LONDON’S FALLING
London, the wealthiest city in the world for many years, continues to tumble down the ranking, and now sits in 5th place with just 227,000 millionaires, 370 centi-millionaires, and 35 billionaires - a decline of 10% over the past decade. By contrast, Los Angeles, home to 212,100 millionaires, 496 centi-millionaires, and 43 billionaires, has jumped up two places over the 10-year period to 6th place and has enjoyed a notable 45% growth in its wealthy population. Paris, the wealthiest city in mainland Europe, retains its 7th place on the ranking with 165,000 resident millionaires, while Sydney ascends to 8th position with 147,000 HNWIs, afer experiencing exceptionally strong wealth growth over the past 20 years.
Dr. Juerg Stefen, CEO of Henley & Partners, says a key factor driving growth in the world’s wealthiest cities has been the strong performance of fnancial markets in recent years. “ Te S&P 500’s 24% gain last year, along with the Nasdaq’s 43% surge and Bitcoin’s staggering 155% rally, has buoyed the fortunes of wealthy investors. Additionally, rapid advancements in artifcial intelligence, robotics, and blockchain technology have provided new opportunities for wealth creation and accumulation. Yet, even as new opportunities emerge, old risks persist. Te war in Ukraine, which has seen Moscow’s millionaire population plummet by 24% to 30,300, is a stark reminder of the fragility of wealth in an uncertain and unstable world.”

CHINA’S MILLIONAIRE BOOM
China has established a notable presence on the latest Top 50 Wealthiest Cities ranking, with 5 cities in mainland China making the list and 7 cities when counting Hong Kong (SAR China) (with 143,400 millionaires) and Taipei (30,200). Beijing (125,600 millionaires) makes it into the Top 10 for the frst time following an 90% growth in its millionaire population over the past decade, and although Hong Kong has fallen four places over the 10year period to 9th on the ranking, Shanghai (123,400), Shenzhen (50,300), Guangzhou (24,500), and Hangzhou (31,600) have all recorded signifcant increases in their millionaire populations.
Andrew Amoils, Head of Research at New World Wealth, says Shenzhen is the world’s fastest-growing city for the wealthy, with its millionaire population exploding by 140% in the last ten years. “Hangzhou has also experienced a massive 125% increase in its HNW residents and Guangzhou’s millionaires have grown by 110% over the past decade. When it comes to wealth growth potential over the next decade, cities to watch include Bengaluru (India), Scottsdale (USA), and Ho Chi Minh City (Vietnam). All three have enjoyed exceptional growth rates of over 100% in their resident millionaire populations over the past ten years.”
Turning to the Middle East, Dubai easily takes the crown as the wealthiest city in the region, with impressive growth of 78% in its millionaire population over the past 10 years. Currently ranked as the 21st-wealthiest city in the world, the ultra-modern wealth magnate is highly likely to break into the Top 20 in the coming years, and although the UAE’s oil-rich capital Abu Dhabi hasn’t yet cracked a spot in the Top 50 ranking, growth rates of over 75% make it a likely contender in future.
While no African or South American cities make it into the Top 50 Wealthiest Cities in the World, the report identifes several rising stars that could well join the ranks of the leading global wealth hubs in the not-too-distant future. Nairobi, Kenya’s bustling capital, now has 4,400 millionaires, a 25% increase over the past decade, driven by its thriving tech ecosystem and growing middle class. Cape Town, South Africa’s stunning coastal gem, has enjoyed a 20% rise in millionaires making it their city of choice and is now home to 7,400 of them.

2024 feels like a genuine turning point for property markets in the face of financial, political and behavioural change. Many global markets remain destabilised by a weak economic outlook and this has been amplified by geopolitical tensions. Yet the year brings a cautious sense of optimism for property investors, developers and occupiers, as we finally anticipate a progressive recovery and a more open road ahead.
ESG (environmental, social and governance) is now a prominent consideration in decision making and the S (Social) of ESG is coming into sharper focus. Social impact in real estate is a multifaceted concept. It could mean delivering multi-use community spaces within new urban developments, and investors and occupiers increasingly favour buildings that promise positive social impact as well as environmental resilience.
CITIES FIGHT BACK
With these factors in play, cities will continue their post-pandemic fghtback. In 2024 we expect an acceleration of eforts to provide healthier, greener and more inclusive urban environments, drawing businesses and residents back into the heart of cities.
We already see that trend in ofce markets, where the current fight to prime is a shif towards more sustainable, fexible and multi-faceted buildings. At the same time, we think keener pricing and falling interest rates will encourage more businesses to consider upgrading or expanding their ofce footprints this year. Tat will be especially true in cities and industries that can make the most of the continuing AI revolution.
Te structural shif we’ve seen in the ofce market in recent years is not simply the result of pandemic-enforced work-fromhome policies. It also refects a broader recalibration of workforce priorities and lifestyles – alongside pressing environmental, social and governance (ESG) concerns.
Much of the world’s existing ofce stock needs to adapt to meet the evolving needs of businesses, individuals and cities – so owners have decisions to make. Tose confdent in the appeal of their well-located stock will still need to innovate to appeal to workers. At the other end of the spectrum, some will need to give their space a second life and repurpose to optimise value.
Woven through both these options is a strong need to meet high environmental standards – both to remain relevant with occupiers and meet growing regulatory requirements – at a time when economic viability is challenged.
GLOBAL DIFFERENCES
Although the debate about the changing ofce market is global, its impact is anything but uniform. Cultural diferences, housing costs, commuting expenses and social norms infuence a dynamic landscape across Europe, Asia and the Americas.
Asia has the highest ofce occupancy rates, at an average of 88%, followed by Europe. Te US lags, with cities such as San Francisco and Los Angeles still below 50% occupancy. Employees simply do not want to work 40-hour ofce weeks. Even Elon Musk is threatening employees with the sack at Twitter, if they do not come to the ofce.
Simon Raper, Savills Head of Workplace Strategy for APAC and Singapore, says: “Even within the same organisation, there’s a need for fexibility as cultural nuances necessitate adjustments from country to country. “Understanding these diferences is
crucial for corporations – particularly as some contemplate relocating to meet changing workplace design requirements; environmental upgrades due to more stringent regulation; or employment demands driven by economic recovery.”
In Europe, Germany and France employees have mainly stayed in the ofce as the cultural preference is for face-to-face interaction and collaboration – although younger generations are pushing for more fexibility. In contrast, in Sweden, innovative policies such as “no-meeting Fridays” acknowledge the importance of autonomy and fexibility in the workplace.
”EARN THE COMMUTE”
In the US, where attendance rates are the lowest globally, companies strive to “earn the commute” through amenity-rich ofces and perks. Here, commuting time and house prices are key factors because many workers relocated to more afordable areas and larger houses during the pandemic.
To be successful in this environment, companies need their offces to act as a magnet to attract and retain talent. Creating spaces that resonate with employees’ needs is a strategic imperative. Younger generations of workers prioritise wellness, professional

Tis is more pronounced in European markets, where stock is ofen older – although in most locations, the defnition of “prime” has narrowed to such an extent that a large proportion of younger ofce stock also needs upgrading to meet future environmental standards.

The O fficial Timekeeper OMEGA now unveils its international advertising campaign, with an inspiring concept celebrating the host city as well as the athletes striving for gold.
The visually compelling campaign has transformed Paris into a dreamlike playground, where the most recognizable city sights have become a stage for sporting glory. Trough a series of print and TVC executions, the brand has played with scale and optical illusion, to seamlessly blend the athletes with their surroundings, as if there are no limits to their huge potential.
Twelve athletes who feature in the campaign are OMEGA ambassadors. Very beautiful hotel complex on a small island near Poreč. Transport from the city to the island is provided by a private boat with regular schedules. Indoor and outdoor play areas for small children. Very attentive and friendly staf in all areas. Good bufet for breakfast and dinner with a wide selection.

We adored this hotel! Stayed for our honeymoon in October in the terrace suite. Te service is great - they met us at the ferry and brought our luggage to the hotel, and we were greeted with a glass of champagne. Te rooms are uniquely decorated and very clean.

What an amazing location, only minutes walk around the harbour from the ferry. We had a room at the front and saw the sunrise every morning, how lovely. Te staf were very friendly and helpful, breakfast was very good with plenty of choice, amazing views from the roofop bar. Hvar is a lovely island, well worth a visit.

We had a beautiful view of the bay and could walk ANYWHERE in Old Town with ease, yet the location still feels quiet and private. We occasionally heard church bells from our open window in a distance…such a beautiful sound! Te staf is SECOND TO NONE and truly treat you like family. It was such a rare experience. Te hotel is a beautiful mix of luxury and old world charm. Te food at breakfast AND dinner is top notch. We had the best time and HIGHLY recommend!!

I would highly recommend this hotel when you next visit Zadar in Croatia. Rooms are beautiful and absolutely spotless. Position is excellent easy walking distance to fab selection of restaurants, the sea, the harbour the old town and everything else. Dinner in the hotel was delicious - fantastic service nothing was too much trouble. Everyone in the hotel especially all the reception staf couldn't do enough to make our stay comfortable and completely stress free.
We stayed 5 nights and throughly enjoyed our stay. Te reception staf went out of their way to ensure we had a great stay in Zadar. Nothing was to much trouble and they always had a smile on their faces when greeting us as we past the reception desk - putting together an individual tour of Pag Island for us with only one day to confrm and booking us onto a terrifc small group tour of Plitvice Lakes National Park. I would highly recommend Hotel Bastion to anyone that likes a friendly welcoming stay.
