Being creative is the easy part. Working collaboratively is the fun part. But getting it right takes a special effort. It’s all about the process and finding that “big idea” that really works.

First Steps Design at any size or scale is about creating thoughtful environments. Information gathering and documentation is both art and science. By asking questions and processing responses, we create a project’s “roadmap”. With your help, we identify opportunities, constraints and ultimately the core drivers for the project. Physical programmatic requirements are then documented within the framework of these common values. During programming, a variety of tools come into use as we interact with stakeholders in workshops, project tours and data collection.

Early design efforts often reveal unexpected solutions. DESIGN EXPLORATION We like to start schematic design by getting loose and trying ideas on for size. Early design concepts are usually presented in a series of meetings in order to arrive at a final design direction. Alternately, we might suggest informal workshops to explore design ideas in a collaborative fashion.

SOLUTIONS THAT WORK During design development important decisions are made by using tools that are both informative and compelling. This is when technology gets put to the test by experienced designers who start by fleshing out the building model and making it real. Consultants roll up their sleeves under our leadership and help to develop energy studies and cost models. Furniture selections and interior design elements are tailored to complement the architecture and reflect the culture of the project’s occupants.

After crossing the T’s of code analysis and dotting the I’s of agency protocols we’re ready to create stunning 3D visualizations and animations that bring to life the elements of design from the outside in and the inside out.

Building a bridge between inspiration and pragmatism. DOCUMENTATION Translating a project’s goals and aspirations into real architecture is where skills and first-hand experience with detailing, specifications and consultant coordination are critical for success. With an eye on design, the project team dives into the Revit model to prepare a rigorous set of construction documents. During this phase, cloud-based project management tools enable all participants to see real-time progress in between milestone meetings. Ultimately, teamwork and a can-do attitude result in a clear set of construction drawings and specifications.

Furniture and furnishings complete the picture. MOVE-IN READY Unlock the door, turn on the lights and say goodbye to your construction crew – but not your interior design team! There is still work to be done before people have a place to sit, a table to meet at, computers to use or artwork and signage on the walls. Planning, selection, specification and procurement of all these elements are coordinated with the architecture throughout each project phase. Although furniture procurement can follow a number of pathways, our participation in the process means that design intent, budgetary goals and architectural coordination are managed on your behalf without a conflict of interest.

Higher Education Our extensive portfolio of learning environments for Community Colleges and Universities dates back over several decades, and reflect a wide range of project type, size and scope. That experience is continually being refreshed as we explore the way social, economic, and environmental issues influence the design of higher education environments. Each project, however, reflects our commitment to design that incorporates campus identity, programmatic needs and progressive design solutions.

DESIGN


K-12 Education Architecture for K-12 districts has been a focus for TLCD since the inception of our firm. As each new wave of students start elementary school, teachers adjust to demographic and cultural changes in their student body. At the same time, instructional methods are constantly evolving. Our design approach for educational spaces provides the flexibility and longevity to meet those needs. Strategies for sustainability and good environmental stewardship is an important consideration for these projects which support our next generation and the people who provide for their education.

Healthcare Design for healthcare environments requires us to understand the oftentimes intricate functionality of medical procedures while balancing the needs of the patient, staff and the general public. Our technical problem-solving skills are particularly needed for renovation projects which may require a facility to remain operational. While tending to technical issues, our designers are always mindful of creating a calm and relaxing environment that supports wellness.

Multifamily/Mixed-Use Architectural and urban design solutions are rapidly adapting to a new paradigm of housing needs – one where the emphasis is on smaller footprints, common amenities and proximity to services. Design efforts involve careful analysis of planning efficiencies, unit mixes and unit density that affect the financial success of a project. At the same time, our design approach is based on tailoring each project to the site as well as development of an architectural character which enhances the surrounding neighborhood.

Corporate Office | Workplace Designing for the workforce of today and tomorrow takes on real meaning as we develop an understanding of who the workers are and what they do at their job - as well as the aspirations and opportunities that drive their purpose. By filtering this data through pragmatic parameters such as space utilization, cost and sustainability, we find design solutions which incorporate each client’s subjective values and aesthetic preferences.

Commercial | Financial Places of commerce and finance serve a variety of functions, often within a small footprint of space. As the nature of banking for customers continues to evolve, designs must also provide flexible alternatives that incorporate emerging technologies and mobility. We work closely with client representatives to develop branded design solutions which provide comfortable customer interaction and functional work environments.

Wine | Hospitality The Wine Industry relies on a variety of facility types that involve a fascinating blend of agriculture, science and marketplace in working wineries and retail/ hospitality environments. Our projects that share the culture of “terroir” include laboratories, educational facilities, wineries and event centers. Although each project type has unique requirements, we partner closely with owners and stakeholders to bring their vision into reality.

Interiors Interior design, regardless of the project type, enhances occupant experience and expresses owner identity within the building’s architectural context. Our designers coordinate practical and pleasing finish selections which are tailored to meet budgetary goals and sustainability measures. Furniture, furnishings and artwork round out the project and provide uniquely memorable interior spaces.

Adaptive Reuse Creating a bridge between what is and what can be is a challenge we get excited about, especially when a project’s architectural presence will influence a community in need of change. Whether a project calls for peeling off layers to expose the underlying structure or overlaying new materials, the adaptation of an existing structure to a new or different use relies on a keen sensitivity toward heritage and cultural influences.

Civic | Municipal Services provided by municipalities and public agencies need facilities to house a wide array of functions including public service centers, administrative/training facilities and maintenance structures. Cost control and accountability measures are especially critical for publicly funded projects where our project management experience is crucial to bringing a project in “on time and on budget” while maintaining design intent and goals for long-term viability.
