FOUNDATION TO OCCUPANCY IN 120 DAYS
PARK87 is comprised of 54 factory-built rental units, built on a restricted budget on a fast-track pace. Individual module construction, including rough systems, and interior finishes complete, was accomplished in a Maine modular building factory. Through integrated utilization of a Building Information Model, Tocci and the rest of team planned, optimized and coordinated the logistics of erecting 76 modular units on a tight, urban site in only 5 days.

turned over for the Fall rental cycle. The delivery of units that were at a finish level played a key role in the execution. Jeremy Garczynski, Tocci’s VDC modeler quotes: “I remember going away during the July 4th holiday returning a few days later to find the building half-way done!”

MODULAR PROCESS Visualizing modules coming together requires you to rethink the building process. Typically you can’t start framing until foundation framing is done, but on PARK87 we were excavating while modules where being built in Maine. This kind of efficiency led to us to starting foundations in June and turning over the building in October.
