E SPEND A GREAT DEAL OF TIME IN OUR HOME so it’s natural to want to spend our decorating dollars on the interior. But think about how you feel when you pull up to your house. Does it make you smile? T’S IMPORTANT TO BE BEAUTIFUL ON THE INSIDE, but first impressions are important too. Whether it’s a result of major reconstruction or just some new siding and a door, turning a remodeling eye toward a home’s exterior can create something the whole neighborhood can enjoy. That was the case this year when Mosche and Michelle Mor of Sunshine Construction Inc. in Pleasant Hill, took on two very different Lafayette projects resulting in homes that said ‘welcome’ in a new way. The first was a major remodeling project for homeowners that are interior designers. Mosche oversaw major construction that included moving the kitchen to the front of the home, lifting ceilings, relocating the laundry room, and adding a full bathroom. Larry and Anna Uhrich added 600 square feet to the home via the four-month long project. Moving the kitchen meant the front of the house needed an update of its own, which offered a chance to change its curbside style. The Mors and Uhriches worked together to turn a 70’s era box into a modern home with interesting angles and a tinge of Asian flavor. The back of the house was also updated to maintain continuity. “We added to the front, but we also gave the back a facelift,” Michelle says. Major exterior improvements in the $200,000 remodel included larger windows and skylights and a switch from classic horizontal siding and brick to modern lines in stucco and vertically placed siding. Other touches included energy efficient exterior lighting and a custom cherry wood front entry door. “Extensive remodeling such as the Lafayette project is one end of the spectrum for exterior remodeling,” Michelle says. Another Lafayette remodel represents a simpler facelift. The $90,000 project for Georgette

Bhathena and husband Martin Karpuk included new siding, a sun resistant fiberglass door, and new deck and railing. Martin spoke with numerous contractors before hiring Sunshine. Mosche impressed him as someone who would be diligent and not cut corners, he says. After four years of staring at a rotted, unsafe deck, the couple was ready to step outside. They also wanted to give the 1968 home new siding without significantly changing its mid century modern architecture. “We wanted to update the outside to reflect the style,” Martin adds. “We had some water seepage too, so they fixed that.” Sunshine also replaced sagging insulation, assuring the insides of the exterior walls got the same care as the new exterior. Long lasting and environmentally sustainable were watchwords for the project, says Michelle, pointing to the weather resistant, sustainably harvested IPE decking as an example. For the Mors, flexibility is the key in providing both sorts of remodels. In the Uhrich remodel, they had a plan and were very clear on their goals, right down to the source of the front door the homeowners ordered. It would take a lot more fuel and cause more pollution to ship similar heavy pieces from Mexico, China or Europe. The cement they use comes from nearby Fremont, making the exquisite garden ornaments not only reasonably priced but a way to buy local. How to Create Your Own Backyard Paradise With 3 Easy Pieces 1. Piera Gianinni recommends starting with a fountain. “A fountain gives your outdoor space a fabulous focal point,” she says. Or they have a beautiful piece of modern sculpture in their yard next to an antique clay oil jar—and it all works.” Mediterranean: Piera recommends a tiered fountain in a classic but updated style. She also suggests classic lion’s head motif fountains either freestanding with a pond or as a wall fountain. Mid-century Ranch: “You can really tweak a ranch house to whatever you like,” says Piera. “I used Italian-style statuary and fountain at mine. But Asian statuary works very well with ranch houses.” Victorian: “Definitely urns,” says Piera. “And planter boxes.” She also recommends a more traditional style tiered fountain. Or a wall fountain with some carving and relief work. Contemporary: Fountains that resemble walls of water or a simple column topped by a sleek orb. “Contemporary is very popular right now,” said Piera. “That’s why my husband designed this new line. People were asking for that style and we listen to our customers.”

OW CAN YOU TURN AN ORDINARY HOME into something extraordinary without the noise, mess and expense of tearing out old concrete, brick or stucco? Creative Resurfacing has the answer. Everyone knows that a house without an attractive fence just doesn’t look complete. And a house with a dilapidated sagging fence? Well, that’s just sad. Happily, for Bay Area homeowners and their homes, there’s Julie Borg and Borg Fence Company. We will come out and look at your property and help you to make design decisions as well as structural decisions. We pride ourselves in educating customers and giving them options. We had a customer who wanted a vinyl fence on his property but installing the posts would have required cracking his concrete patio. Another company might just have gone ahead and done it, but we explained and educated him on the alternatives. He selected an ornamental iron fence instead, which required smaller posts that could be bracketed vs. set in concrete underground. Q: What about gates? A: We have a fabulous website that not only lets people see all the

different types of fencing we do but also the many types of gates. We can do trellis-topped gates, lattice, gates with cut-outs, Asian-inspired gates, mission-style gates—anything someone sees in Sunset Magazine, we can do. My guys are great. They’ve been with me for years. Q: What else is popular right now? A: We’re building a lot shade structures for decks, patios and gardens; arbors and trellises. These are trickier than they seem. Someone really needs to know what they are doing. You have to know how to layer the wood to create shade. You have to know how to angle the slats on top of arbor according to how the sun hits the yard. The height of the structure can also affect how it creates shade. You really need to use professionals like our people. Borg is licensed and insured to build these structures. There are fence guys out there building arbors who don’t have that licensing. To me, that’s scary; arbors and trellises are big structures that require planning and education to construct. We build everything from scratch on site. Our reputation for quality work and customer satisfaction is why we’ve been around as long as we have. Q: What if your fence looks gray and worn but you can’t afford a new one? A: That’s the wonderful thing about redwood. It’s a sustainable product so even if it turns gray it is still a good piece of lumber. That’s why we offer THmag.com

It’s about a third of the cost of replacing, so it’s a good alternative for people to consider. Q: What’s involved in restoring a fence? A: It’s kind of like giving your fence a makeover. First we examine the fence to check whether any boards, rails, nails etc…need to be replaced. Part of the service is to replace anything that can’t withstand

the process of pressure washing. We clean the lumber, reseal it and stain it. I had mine done a couple years ago and it still looks great. I look at the houses next door and the difference is amazing. It’s hard to believe the fences are the same age. Q: Restoring a fence instead of tearing it down is very environmentally friendly. What other practices do you engage in to minimize environmental impact?

A: An unavoidable reality of our business is that making fences involves harvesting trees. We are very mindful of that and try to offset it with very intensive measures that are environmentally sound. All of our lumber comes from sustainable tree farms here on the West Coast. These aren’t people who clear cut trees in forests. We also recycle all of our lumber; that involves separating

the redwood from the pressure-treated wood and painted wood. Then it all goes to a facility where the lumber is ground down to mulch, bark or cut down and made into lattice. Q: How do you recommend people take care of a fence? A: A redwood fence is an investment and like any investment, needs to be protected. We tell people

that a fence needs to be maintained just like an air conditioner or pool. We put sealant on a fence when we build it. That will preserve the color as well as protect and condition the wood from the elements. We recommend having the wood sealed and conditioned every couple of years, depending on the sun/shade exposure. Maintaining will also help to keep the redwood color looking new. Also, be mindful of sprinklers hitting your fence, which will rot the fence boards and eventually require replacement. Lastly, make sure you are contracting with a reputable company that has good lumber and materials to withstand the test of time. AKE ADVANTAGE OF CALIFORNIA’S INCREDIBLY MILD CLIMATE BY maximizing your real estate’s potential (and your enjoyment in your home) with increased indoor / outdoor living spaces. Here are some tips to help you get there:

Develop a Plan Identify how many people you want to accommodate and at what type of seating—will you need lounge chairs, a large dining table or relaxing chaises? The first step is a good floor plan, as Dining and Lounging Areas, Cooking Centers and Pool Areas often blend. Consider the traffic circulation between these outdoor rooms and their proximity to each other. A cozy gathering spot around a fireplace or fire pit is another great area to consider.

TIPS FOR EXPANDING YOUR EXTERIOR LIVING SPACE.

Install an Outdoor Kitchen A basic outdoor kitchen might include a grill, sink and refrigeration. A more developed kitchen could include additional wine or beer refrigeration, a pizza oven, firewood storage or a rotisserie. Consider low maintenance materials for the countertops and rustproof stainless steel for appliances and cabinets.

Provide Sun Protection An open-beamed structure, such as a pergola, or a deep roof overhang can help to create a permanent place for shading. A fixed, manually operated or electrically operated retractable awning is another solution that offers protection from the sun’s UV light. These post-less awnings can be mounted on a wall above windows or doors, in the roof’s eave or on the roof, leaving the floor area clear for tables and seating.

Manage the Views Install an arbor with climbing roses or carefully place shrubbery and vegetation to lead your eye to a focal point in the yard. Fences, gates and other structures can conversely mask or “screen” unsightly views.

Drought recommendations from the California Landscape Contractors Association Part 2 of a 2 part series. ANDSCAPING IS AN IMPORTANT PART OF ANY community, not only from the joy it brings, but the quality of life that it provides to humans and other species as well. Plants positively alter our environment, reduce carbon emissions, improve air quality, protect the land, provide us food, create oxygen and sustain life. As our climate changes we need to protect our plants, adapt to our changing environment and make choices that benefit us all and preserve our future. The California Landscape Contractors Association (CLCA) is pleased to offer some recommendations to help you make smart choices and protect the environment using your area’s mandated water reductions. This advice can help your landscape survive this year’s drought and help you prepare for predicted future water shortages.

How to Maximize Landscape Watering During A Drought. Start watering earlier and finish before 9:00 AM. Set your spray irrigation timer to run half the normal time and run a second cycle at least half an hour later. This will dramatically reduce runoff. Clay and other soils will only absorb so much water and anything beyond that point is wasted water. Average time should be 5 minutes or less per cycle on a level site. Consider a smart controller, which monitors the weather and adjusts watering accordingly. Soil may look dry, but may still have plenty of moisture. If a 6" screwdriver goes easily into the soil then wait to water.

What if I Can Only Water One or Two Days a Week? Program your sprinkler time for multiple start times with run cycles about 5 minutes each. Repeat the cycles 3-4 times at least 30 minutes apart. If runoff occurs, reduce minutes per cycle. Mow lawns higher and less frequently. Do not take off more than 25% when mowing. Help your trees get more water as mentioned above.

How Can I Maximize My Landscape Water Savings? Check regularly for leaks and then fix them immediately. Incorporate existing water saving technology into your irrigation system. New sprinkler heads and smart controllers maximize water savings. If you have a water meter, learn to read your meter. It will help you determine if you have a leak. Turn on each sprinkler zone and see how much time it takes to start generating runoff for each zone. Round sprinkler time down to the nearest minute and set that time as your maximum run time for each station. Program your controller for multiple run cycles. Runoff means wasted water. No runoff means the water is being absorbed by the soil.

How Can I Prepare for a Drier Future? Make sure your irrigation system is efficient, pressure regulated and consistently up to date with the latest water saving technology. Study your landscape and the local community. Examine the long-term survivability of your current landscape and consider incorporating climate appropriate plants. If your area is at risk for fire, consider adding native fire retardant plants and learn how to protect your property. Study your environment, the animals that exist within the landscape and your long term needs to help you make good ecological choices.
