ITH THE RECENT ADVANCES IN WIRELESS TECHNOLOGY, PORTABLE
audio, and streaming video, homeowners are now able to get state-of-the-art whole house audio-video systems in their home without breaking the bank—something that would have been unheard of less than ten years ago. Homeowners who install networked home entertainment are smart; they understand that what they are building aren’t merely houses, but rather dream homes, which provide a place to unwind and relax, creating a gathering spot for friends to celebrate hard work, achievements and special moments. Nothing brings together a group of people better than great movies or crystal clear music. When designing a good whole house audio-video system, there are three basic elements to consider: sound and picture quality, equipment control, and system affordability. 1) Sound Quality has never been better. But an understanding of which type of audio will meet your particular needs is critical to achieving the results you desire. Background audio is great for general entertaining/listening. Critical listening is an audiophile’s or purist’s hobby, and wall placement of speakers will be vital in creating an acoustically proper room in which to enjoy the music. Video quality is similar to sound quality. General video distribution varies from high definition. High definition requires much higher bandwidth so the 16

equipment necessary must be well thought out. Typically, high definition video is wired only within a single room. The cost of wires is still rather high, whereas whole house video distribution is affordable and meant for easier control, centralized location of the equipment, and helps keep equipment cost down. Wireless methods of distributing audio and video throughout your home are becoming more and more popular, and can even include High Definition Video. 2) In today’s market of digital technology, Equipment Control can be accessed from any point in the house. Advancements in wiring and digital communication from the “head end” (the location where components such as Blu-ray, CD, and DVD players, and cable boxes or satellite receivers are stored) to the various slave “zones” (any location to be controlled, whether it is a room or speakers out by the pool) have brought about a whole new age of operational flexibility. One no longer needs a separate Blu-ray, DVD player, or cable/satellite box hooked up to every individual television in the house. No longer is a family required to run all the way back to the family room to turn on the system or fast-forward the CD or MP3 player. Instead, controls in each zone allow access to the head end. Larger than normal homes may have six, eight, or maybe fifteen rooms but have perhaps only three occupants living in the home. Why have fifteen satellite receivers when only three units will be used at any one time? THmag.com
3) System Affordability With this ease of operation between rooms, reducing the cost of a system is achieved through the reduced need for owning separate components in each room, which can save tens of thousands of dollars. For example, with an integrated system, one CD or MP3 player can work for the entire home, removing the need for an additional CD or MP3 player for the family room, and others for the living room, the master bedroom, and then the garage. Multiply this cost savings by all the other components to be incorporated: radio tuners, tape decks, mini discs, digital satellite receivers and cable boxes by all the rooms where this flexibility is needed, and whole house audio-video savings really mount up. The savings that come from buying fewer components can be used to purchase better quality speakers and equipment for the head end, investing in state of the art technology, or even more music and movies to enjoy. Speaker placement is critical for the style of sound intended. Remember to always plan for your speakers during the design phase. An investment in the best quality speakers is well worth its price and is an investment that will give you years of satisfaction. Good speakers are critical for your style of listening, and they are typically installed right into the walls and ceilings. Placing speakers in ceiling is quite popular and great for general entertainment and background music. However, the more critical the listening, the lower the speakers should be positioned in relation to seating height to create true, stereo imaging. Fortunately, new technology has now brought us ceiling speakers that permit both woofers and tweeters to pivot in their sockets. This allows high frequencies to travel sideways, steering the sound directly to the audience. Whenever using ceiling speakers, give some thought to what may be located overhead. Ceiling fans can cause choppy sound if speakers are placed behind the fan’s blades. Digital Technology Insures “Ease of Operation” Many of today’s advanced Audio Video (AV) System controllers incorporate the latest in matrixbased technology to distribute several audio/video sources out to multiple listening/viewing zones simultaneously. Dad can view and listen to his favorite satellite program in the den and the kids can enjoy music from their MP3 player by the pool, while Mom relaxes to a classical CD in the tub. UICK, WHAT’S THE DIFFERENCE BETWEEN GREENPOINT Rated and LEED for Homes? Give up? Unless you’re in the building or energy industry, you might assume both programs are interchangeable, and on that assumption, you wouldn’t be entirely wrong. Not only do both programs carry similar missions, and collaborate together, it’s also possible for a home to earn a rating from both. For example, it is anticipated that all LEED certifiable homes will also qualify as GreenPoint Rated, just as a subset of GreenPoint Rated will also be LEED for Homes rated.

BOTH PROGRAMS: • Require performance across different categories, as verified by a third-party rating process • Encourage builders to aim for increasingly higher levels of performance as they gain experience with Green building • Serve the full range of residential new construction in California However, there are distinct differences to be noted. GreenPoint Rated is a California grown and community-based program that rates homes performing above standard state practices (by at least 15 percent). Build It Green, a non-profit organization dedicated to promoting Green building in California, manages it. LEED for Homes, on the other hand, is a national program targeted to the top 25 percent of Green home builders. The U.S. Green Building Council developed LEED for Homes as a national consensus standard. GreenPoint Rated offers a more accessible point of entry and greater flexibility for builders, whereas LEED for Homes has more requirements for participation and offers differentiation among top-performing builders. Though they each have their own standards by which to measure Green building practices, both have the same goal of reducing the impact construction has on our planet and creating healthier homes to live in. Together, they provide a local support infrastructure with national recognition while bolstering builder participation and the adoption of Green building practices. If you’ve heard any of these expressions, you already know something about the impetus behind Green building or, as many folks refer to it, sustainable design. Power-saving products speak to your wallet and conscience because they decrease energy use and lighten the demand for fossil fuels. Cutting costs is only part of the equation, though. After some of the more obvious reasons— healthy lifestyle, air and water quality, and energy sources—what drives you to build Green? Before getting started, ask yourself one or all of these questions:

Is this product made from a renewable resource? Does it have a long and useful life cycle? Will it make me or my family sick? If I pay more up-front costs to buy this product, will it lower utility bills? Does it give my home an improved resale position?
You may suffer from allergies or asthma and require high-quality indoor air. Perhaps you have a passion for nature and want to preserve old-growth forests. Maybe you find less-expensive recycled products appealing. Whatever reason may be at the top of your list, these are some of the many causes influencing people to build Green. Living a Green life is about making incremental choices when the opportunity presents itself. For example, during a bathroom remodel, you might buy recycled glass tiles but decide certified wood (harvested from sustainably managed forests) is not within budget.

Benefits of Energy-Efficient Homes In the Bay Area, there are several developers building Energy Star homes (energystar.gov) to meet higher environmental standards. Although developers may not necessarily use renewable resources or nontoxic products to build the homes, the structures are part of the Green building continuum because they cost less to operate, which means less greenhouse gas emissions. Ninety percent of all energy consumed in this country is produced by burning fossil fuels—a limited and nonrenewable resource. This creates air pollution, acid rain, and global climate change. Air leakage accounts for between 25 and 40 percent of the energy used for heating and cooling in a typical residence. Tight construction or reduced air infiltration is one of the most important factors in lowering utility bills. Energy-efficient heating and cooling equipment, high-performance windows, and improved insulation are features to look for in a new home or to consider when remodeling an older home. When buying a new home, ask the builder what specific steps the company took to reduce air leakage. Windows typically comprise a large percent of a home’s exterior wall area. Request copies of the window’s rating label (which should be an Energy Star or National Fenestration Rating Council [NFRC] label) to ensure you’re getting the best technology. Think about it; if you buy a home with low-performing products and materials, you’ll be left holding the bag or more aptly, draining the money bag because of increased energy costs. Green homes don’t sacrifice beauty or comfort. On the contrary, they are more comfortable, cost-effective, and healthier places to live. THM

AKING UP TO A DIMLY LIT OR outdated bathroom is nothing to smile about, but this doesn’t have to be the way you start each day. New energy-efficient windows will let in natural, uplifting light and keep out the cold and heat. Each year, Remodeling magazine publishes a report identifying which remodeling projects create the greatest return on investment, and each year kitchens and bathrooms come out on top. It’s no surprise. They are two of the most-used rooms in the home and receive the most scrutiny from potential buyers.

The Light of Day The quality of light in a bathroom is important. Daylight will reduce the need for electric lighting but is often a challenge in a room where you need the most privacy. Clerestory windows are a great solution if you don’t have second-story neighbors who can peek in from above. Because these windows are narrow and often placed near the ceiling line, they are typically not covered. Consider adding a window before installing a skylight because light is less controllable from above, and it penetrates the roof, an area with the greatest potential for heat loss and gain. Federal tax credits for energy efficiency are available for home improvements, including replacing windows and adding insulation.
Energy-Saving Fixtures Updating the fixtures in your bathroom is an excellent opportunity to save money while incorporating earth-friendly features to your home. Remember, the initial price you pay to buy a product that uses electricity is half the equation. The other half is the cost to operate it over time. Energy-efficient, high-fashion vanity fixtures are
available in numerous styles and finishes from weathered iron with dusted alabaster glass to brushed nickel with satin white glass. Look for fixtures with the Energy Star label for the most savings. The Environmental Protection Agency and the Department of Energy created the Energy Star label to help consumers easily identify energy-efficient products in more than 40 categories. According to the Energy Star Web site, in 2005, Americans who chose Energy Star–labeled products saved enough energy to avoid greenhouse gas emissions equivalent to those from 23 million cars—all while saving $12 billion on their utility bills. Keep in mind the difference between an Energy Star fixture and an Energy Star lightbulb. The fixtures use a pin-based lightbulb that should last seven years. The lightbulbs are CFL (compact fluorescent lights) and should be purchased according to lumens, not wattage. You can also use them with most incandescent fixtures already in your home. Look for lumens 800 and higher. Either way, your bulb is designed to use less energy than traditional bulbs and will last up to 10 times longer. If you install just one compact fluorescent lightbulb anywhere in your home, you will have prevented 500 pounds of greenhouse gases from entering the atmosphere! Now that’s something to smile about.

FTER SPACE HEATING AND COOLING, water heating is the third largest energy expense in our homes. But the tank-type water heaters installed in most homes today aren’t the most efficient way to heat water because of the loss of heat through the tank and the cost of keeping the water hot even when it isn’t being used. Tankless (aka demand or instantaneous) water heaters don’t produce these “standby energy losses” because they only heat the water when it’s needed. Here’s how they work: When you turn on the hot water faucet in your home, cold water flows into the tankless heater and activates either a gas burner or electric element, which immediately heats the water through the heat exchanger to the desired temperature. When the hot water is turned off, the burner element shuts off. Tankless water heaters can use electricity, propane, or natural gas. Some of the gas-fired models can supply more than five gallons per minute of hot water, so they’re viable options for families needing a whole-house unit. Gas-fired water heaters have a standing pilot light, so be sure to find out how much gas the pilot light uses. Better yet, models that have an intermittent ignition device will turn off when not in use. Electric models typically supply one to three gallons per minute of hot water and because electric models don’t need venting and can fit in cabinets and closets, they’re ideal to deliver rapid hot water for a remote bathroom or laundry room. No more feeling guilty over the endless minutes it takes for hot water to arrive through long runs of pipe from a conventional central water heater. Tankless water heaters do have limitations based on their sizes (they are smaller than conventional water heaters) and because they can only provide hot water at a predetermined rate per minute, but you’ll never run out of hot water. For example, taking an endless hot shower is inviting, but turning the washing machine on at the same time can stretch a demand water heater to its limit. This makes sizing a tankless unit in relationship to the home’s occupants an important step when choosing the right system. Tankless systems are more complex than the standard tank-type water heaters, so it’s important to work with a plumber who has experience installing them. Many manufacturers of these systems, such as Takagi, require installation by a licensed contractor or plumber for warranties to remain valid.

In addition, gas-fired tankless units often require specific water and gas line sizes that may be different than what is currently in your home. Upgrading infrastructure can add costs, more so in remodels of older homes than in new home construction. In the last 10 years or so, homes have been equipped with 200-amp electric service. However, larger electric tankless models may require multiple circuits. Manufacturer Seisco recommends having an electrician calculate electrical loads in the home for use with the selected model before buying one. Tankless water heaters, which are always wall-mounted, can be installed on a home’s exterior or interior. In either case, you won’t necessarily have to mount the unit in the garage, where tank type units are most commonly installed. According to the U.S. Department of Energy, tankless water heaters can be 24 to 34 percent more energy efficient than storage tank water heaters for homes that use 41 gallons or less of hot water daily. For homes that use more than 86 gallons per day, tankless heaters are only 8 to 14 percent more energy efficient. Remember, too, that installing an energy-efficient water heater will provide savings on your utility bills throughout the lifetime of the appliance. Some tankless models even qualify for rebates, so check with manufacturers to find out if your potential purchase fits the bill. Homeowners can take simple steps to help make their homes more energy efficient. When it comes to hot water, there’s no need for roundthe-clock heating every day of the year. THM

Water-Wise Gardening Xeriscaping basics for outdoor style. BY

ERISCAPING WAS BORN out of the droughts and water crises in the West, and the principles are still widely used today— efficient irrigation, sound landscape design, the use of native plants, soil amendments, and limiting use of turf grass. “From a historical point of view, xeriscaping may hold a negative connotation, bringing red lava rock and cacti to mind,” says Anthony Garza, supervisor of horticulture and grounds at UC Botanical Garden at Berkeley. Today’s popular term, water-wise gardening, has evolved in both name and practice with the help of organizations like UC Botanical Garden. Why is water-wise gardening so important to Bay Area residents? California is one of five Mediterranean climate zones, with one key difference. “If you look at the patterns of rainfall in the Bay Area, we just went six to seven months without rain, and California is really one of the driest Mediterranean regions of the world,” explains Anthony. Put this way, it’s a little easier to see California as she truly is—on the dry side. Water-wise gardening involves relatively dry-growing or drought-adapted plants (including non-native plants) in a low-maintenance setting to help conserve water. Understanding the basics of xeriscaping will help you create landscaping with minimal use of our often-scarce water supply.

SMART IRRIGATION An efficient irrigation system is a key part of xeriscaping. Experts like Anthony suggest hydrozoning, which is simply grouping plants with similar water requirements together to use water in the right amounts in the right places. Although this influences the design of an irrigation system, you don’t need an automated system or anything fancy. For example, placing plants that like more water and protection closer to your home means they are easier to access with a hose on a more frequent basis. Hydrozoning also takes advantage of microclimates. As you move away from the home toward the street, choose plants that tolerate more heat and wind with less water.
NATIVE AND NON-NATIVE PLANTS People think of California native plants as always being drought adaptive, but those plants that hail from our many forests may not successfully adapt to summer-dry climates. You can create

a water-wise garden with both native and non-native plants as long as what you select can thrive in our dry seasons. Homeowners can also use a classic palette of Mediterranean plants like lavender and rosemary, but there are thousands of plants that will work for water-wise landscaping. If you want to expand your plant repertoire, ask your local nursery to show you the plants from other dry growing regions like Australia, New Zealand, and Mexico.
meadow sedge (Carex pansa), which is a creeping evergreen grass that grows only four to six inches high and can be mowed as much as you prefer or as little as four times a year. Although this is more expensive to plant than sod, you’ll get your money back from lower maintenance, water, and fertilizer costs.
THE SCOOP ON DIRT In a water-wise garden, the soil plays a key role. Clay soils, the predominant soil type in the Bay Area, have advantages and disadvantages. They have a lot of moistureretention capacity and nutrient exchange, but they also have poor drainage. Anthony points out it is more important to improve drainage by adding organic matter such as compost, along with some type of grit such as pumice, volcanic rock, or even roofing gravel. “It is really the organic matter and the grit that will improve the soil,” he says. It typically isn’t necessary to test the soil if you are amending the soil properly. However, you can purchase over-thecounter test kits that will tell you the amounts of nitrogen, phosphorous, and potassium, and the pH, in your soil.
LAWN ALTERNATIVES Most people want some grass turf in their landscaping plans, but often use grass varieties that need a lot of water or place a lawn in a location that’s difficult to irrigate without wasting overflow water (e.g., a steep hill or a small patch between a sidewalk and street). Anthony recommends California

Why Green? When it’s time to buy home building or remodeling products, think Green for a new perspective. EOPLE WHO BUILD GREEN WANT TO MAKE A difference not only for themselves, but also for their children and grandchildren, notes Peter Lyons, a general contractor located in the South Bay. “I build Green because it makes a difference to the health of the planet and the health of all who inhabit it—it’s about making a difference now and in the future,” says Peter. A recent NAHB (National Association of Home Builders) study reveals 46 percent of consumers who are considering a new home purchase or minor renovations are eager to incorporate Green products into their homes, especially if these products save money (that is, lower energy consumption) and contribute to their homes’ durability and longevity. One of the measurements of Green products is endurance—how long will this product last before it must be replaced or repaired? For example, replacing your roof in 15 years isn’t Green for your wallet or the environment. Asphalt shingles, typically petroleum-based (a limited, nonrenewable resource), corner the majority of the residential roofing market. According to the Asphalt Roofing Manufacturers Association, however, an estimated 9 million tons of asphalt roofing waste are sent to U.S. landfills yearly, costing contractors $400 million in disposal fees. These costs, both financial and to the environment, are ultimately deferred back to homeowners and the land.

Buy Green When you choose products and materials for building or remodeling your home, consider these factors to help select a Green-friendly alternative. Besides endurance, other qualities of Green building include energy efficiency, resource efficiency, and the impact materials have on indoor environmental quality. To achieve the best results, consider these factors early in the design process by consulting with your architect and builder. For example, passive solar design integrates a combination of building strategies (such as sizing south-facing overhangs to shade windows in summer and allow solar heat gain in winter) to reduce and sometimes eliminate the need for mechanical cooling and heating, thereby saving money on energy bills for years to come. Green building encourages resource efficiency through the use of environmentally friendly products—sustainable, recycled, or recyclable— throughout the construction process. In addition, Green building supports using materials that help to maintain the homeowner’s health and wellbeing. This means selecting products that don’t emit harmful substances into the air, like low-VOC paints and solvent-free adhesives. The transformation to living Green is similar to the organic food movement, which focuses on a healthier lifestyle by lowering or eliminating the use of chemicals and pesticides used to grow food. Go “Green” Without Turning Blue BY

OW CAN YOU GO “GREEN” WITHOUT TURNING BLUE? Everyday, we are bombarded with ever growing messages about how to save the planet, but where do we begin? One of the easiest, top-of-mind ideas is to switch out the incandescent light bulbs in our homes with compact fluorescent light bulbs (CFLs). However, there are special features of fluorescents that are important to consider before making the switch. There are also environmentally friendly non-fluorescent options to consider. The quality of CFLs has vastly improved these last few years. No longer the glaring, blue-colored light of years past, these bulbs are now available with a light output that is very close to natural sunlight. Critics of the movement to replace regular bulbs with fluorescents cite concerns about the bulb’s disposal due to the mercury inherent in its construction. While the amount of mercury in a fluorescent bulb is minimal, the issue still needs to be addressed. When the bulbs require replacement, disposal should be in a sealed container or double plastic bag. Care should be given to avoid breakage. The CFLs may also be transported to an approved collection center and recycled. Other options exist for a homeowner wanting to make a Green lighting choice. A great example is National Geographic’s new Solar Hybrid L.E.D. Outdoor Light. The patent pending design combines the technology of solar power with L.E.D.s and CFLs to make a suped-up energy efficient light. The solar panel on the top powers four long-lasting (up to 50,000 hours) L.E.D. lights. A light sensor automatically switches the L.E.D.s on at dusk for continuous operation until dawn. This is an ideal no-fuss outdoor lighting solution. In addition, a compact fluorescent bulb can be turned on if more light is needed. A quality dimmer switch added to a lighting circuit will reduce energy use. As the light is dimmed the energy consumption is also lowered. In addition, a dimmer set at 50% of its range can increase the life of the lightbulb by up to 20 times! The use of an occupancy sensor switch will also reduce energy. These smart switches turn off the lights in a room after a predetermined period of time when the room has been unoccupied. This type of switch allows for an energy efficient use of incandescent-powered fixtures and is ideal for bathrooms, bedrooms and laundry rooms. As the Green movement has progressed so has the lighting industry to meet the objectives of homeowners who want to reduce their carbon footprint. You can find plenty of energyefficient options that offer style and self-expression in addition to minimized environmental impact.

HETHER IN NATURE OR IN BUILT SPACES, plants improve our quality of life. The color green by itself has a calming, stress-relieving effect. Japanese garden design focuses on contemplative green spaces. Green office décor has been found to reduce absenteeism caused by illness. But live plants go a step further: they actually improve the air we breathe. They remove carbon dioxide (which we expel) and release oxygen (which we breathe in). They suppress mold spores. They even have the capacity to remove some indoor pollutants from the air. Certain houseplants have an ability to absorb toxins such as formaldehyde, which is contained in many building materials and household cleaning products. Benzene and trichloroethylene are other toxic chemicals found in indoor air that can be absorbed by houseplants through their leaves and roots. The pollutants are eventually broken down in the soil by microbes surrounding the roots. Some of the best houseplants for improving indoor air are easy to find at greenhouses and garden centers:
