DOOR Corporation (CSDC) has been the greater Bay Area’s go-to-company for custom-made, precision designed and installed frameless shower doors. Their chosen niche, working with tempered glass, is an unforgiving one. Being even one eighth of an inch off on a project means junking the expensive glass and starting over. Thomas J. Nolan, the hands-on CEO of CSDC, makes his bones getting it right the first time. They never start over. But in the past 18 months, the company known for creating exactly what customers want with their patented “Majestic” 100

percent steam and water tight shower enclosures, has been starting some new endeavors. CSDC is still working with big sheets of glass, that’s in their blood—Thomas has worked at CSDC since 1981 when he was a student at St. Ignatius College Preparatory—and what challenges his 24 employees who work on jobs from Healdsburg to Sacramento to Carmel. Now, however, they’re building windscreens and crafting glass banisters for stairways even as they develop a business in custom mirrors for fitness centers, spas and residences. Nolan admits he was apprehensive about moving into new areas. The more than 70-year-old CSDC started the trend of using thick, frameless glass to create custom-made swinging shower doors in the mid-80s. “I felt we were really, really, really good at what we did,” he says. But as highend residential contractors he worked with kept asking him to turn his glass working skills to windscreens and stairways, he acquiesced to preserve and strengthens long-term relationships. “The skills from making custom shower enclosures translated nicely,” he says. “We’re used

to working with little or no tolerance. Now, it’s exciting for us because we have a bright, creative crew.” They’ve installed windscreens on rooftops in San Francisco’s Pacific Heights neighborhoods, allowing homeowners to take advantage of Golden Gate Bridge views without being blown away. They’ve also installed glass windscreens on multistory Victorians, turning an unused deck into an outdoor extension of the home. Most of the windscreens are clear glass but some clients prefer glass that can provide privacy. “It’s highly customized work,” says Nolan. Even though most of the screens are built of glass in rectangles or squares linked by wood or metal fixtures, “there’s no out-of-the-book system, so each is individually created.” The CSDC crews, who have owned the company since 2003, took to stairway work just as enthusiastically as they did to windscreens even though it involves working with glass cut in more complex shapes, such as parallelograms. After measuring, they make templates before cutting the glass. They know to take the time to make it right. “It’s tricky because of the irregular shapes of the glass.” Making it even trickier are the angles in the staircase. As for CSDC’s work with mirrors, it again involves their skills at precisely cutting and fitting glass. But what happens if a mirror breaks? The first time anyone breaks a mirror, and they break more easily than the laminated and tempered safety glass used in other project, they may get spooked, Nolan says. Then they realize that two or three mirrors break a week. “So we don’t worry about the seven-year curse. Next, a thorough review is done of the floor, walls, and ceiling. All the information gathered is entered in to a computer design program made especially for Premier Garage. The design is created on site for the customer’s review. “We try to get the customer involved in the design process,” says Nick. 14

with an extra spot to store shoes. A pantry space can store bulk paper towels and toilet paper. The garage can become a mud area, where kids can leave their shoes and jackets, and enter the home without tracking in any dirt. The garage can also serve as a place to keep kids and teenagers close to home with ping pong or pool tables and videogames— an area of their own to play and be active.
Any changes the customer specifies are made on site during that visit. “Our goal is that at the end of each visit, the customer is provided with a complete, printed copy of the design, a rendering of the improved garage, and a proposal with all the costs for doing the garage makeover,” says Nick. The visit typically takes an hour and a half. Cabinets generally take one day to install. Premier Garage’s specially designed hybrid polymer composite floor coating takes three days to install, including cure time. So although Marino’s design inspirations come from his native Italy, nearly all of the Gianninis’ stone garden pieces are made onsite with a resulting smaller carbon footprint. It would take a lot more fuel and cause more pollution to ship similar heavy pieces from Mexico, China or Europe. The cement they use comes from nearby Fremont, making the exquisite garden ornaments not only reasonably priced but a way to buy local. But the Gianninis also offer an exclusive selection of several product lines from Italy that they have chosen themselves. These include stone pizza ovens, Italian terra cotta pieces and Italian ceramics. The Gianninis met as students in Italy when Piera, a native San Franciscan, was on vacation. How to Create Your Own Backyard Paradise With 3 Easy Pieces 1. Piera Gianinni recommends starting with a fountain. “A fountain gives your outdoor space a fabulous focal point,” she says. If space is tight, consider a wall-mounted fountain. Otherwise go for a tiered fountain. Cost? “You can get a great fountain with pumps and everything for about $550,” Piera estimates. 2. Next, Piera recommends getting at least two identical very, very, big plant containers. These will cost about $80 to $100 each. Plant small trees in them. For a Mediterranean look, Piera suggests citrus or olive trees. “That’s a very Tuscan style, says Piera, “and it’s beautiful.” 3. Still have some room in the budget? Go for a statue, Piera suggests. “A statue adds visual interest and makes a garden space look finished. It is a refined and elegant look. “We have estate-style statues that look like they are one of a kind but they are not priced like one of a kind.” Match a Fountain to Your Home’s Style “Today,” says Piera, “you can really mix styles in an eclectic way. In Italy, for example, you have these rustic stone houses and inside they have a sleek ultra-modern kitchen. Or they have a beautiful piece of modern sculpture in their yard next to an antique clay oil jar—and it all works.” Mediterranean: Piera recommends a tiered fountain in a classic but updated style. She also suggests classic lion’s head motif fountains either freestanding with a pond or as a wall fountain. Mid-century Ranch: “You can really tweak a ranch house to whatever you like,” says Piera. “I used Italian-style statuary and fountain at mine. But Asian statuary works very well with ranch houses.” Victorian: “Definitely urns,” says Piera. “And planter boxes.” She also recommends a more traditional style tiered fountain. Or a wall fountain with some carving and relief work. Contemporary: Fountains that resemble walls of water or a simple column topped by a sleek orb. “Contemporary is very popular right now,” said Piera. “That’s why my husband designed this new line. People were asking for that style and we listen to our customers.”

1. Sound Quality has never been better. But an understanding of which type of audio will meet your needs is important. Background audio is for general entertaining/listening. Critical listening is an audiophile’s or purist’s hobby, and wall placement will be vital in creating an acoustically proper room in which to enjoy this music. 2. In today’s market of digital technology, Equipment Control can be achieved from any point in the house. Advancements in wiring and digital communication from the Control Room to the various slave locations (each Zone/Room to be controlled) have brought about a whole new age of operation flexibility. No longer is a family required to run all the way back to the family room to turn on the system nor fast-forward the CD player. Instead, controls in each zone allow the control room to be accessed. Seeing which artist is currently playing out the various 4000 or so songs allows one to have a commanding control of your sound system. Nor do you need a separate satellite or cable box to be connected with every television in the house. Larger than normal homes may have six, eight, maybe ten rooms but have only three occupants living in them. Why have ten satellite receivers when only three units will be used at any one time? 28

3. System Affordability With this ease of operation between rooms, reducing the cost of a system is achieved without need for separate components in each room. System Affordability takes into account this multiplication factor. For example, with an integrated system, one CD player can work for the entire home, removing the need for a CD player for the family room, one for the living room, the master bedroom, and then the garage. Multiply this cost savings with all the other components to be incorporated—a radio receiver, MP3 player, digital media storage server, digital satellite or cable box music— by all the rooms where this flexibility is needed, and whole house audio/video savings really add up. The savings that come from buying fewer components can be used to purchase better quality equipment, investing in state of the art technology, or even more music and movies to enjoy.
Speaker placement is critical for the style of sound intended. Remember to always plan for your speakers during the design phase. “Good speakers are critical for your style of listening, and they become part of your walls and ceilings,” says Stuart Lee, principle audio/video systems designer of Hi Def Audio Video. Placing speakers in the ceiling is quite popular and great for general entertainment and background music. However, the more critical the listening, the lower the speakers should be positioned in relation to seating height to create true, stereo imaging. Whenever using ceiling speakers, give some thought to what may be located overhead. Ceiling fans can cause intermittent sound waves if speakers are placed behind the fan’s blades. Two story homes can present design concerns, since sound can travel through the ceiling to the floor above. If there is living space directly above, the use of a back box to encapsulate and confine the sound within the ceiling rafter bay will prevent it from bothering anyone upstairs. Finish surfaces also influence a room’s acoustical character. Hard surfaces like hardwood flooring, glass, tile, and marble cause echo within a room. Soft surfaces like rugs, draperies, and soft, cushiony furniture all absorb sound waves to prevent echo.
Digital Technology Insures “Ease of Operation” Many of today’s advanced AV System controllers incorporate the latest in matrix-based technology to distribute several audio/video sources out to multiple listening/viewing zones simultaneously. Dad can view and listen to his favorite satellite program in the den. The kids can enjoy rock ’n roll by the pool, while mom relaxes to classical music in the tub. A well-designed system takes into account this “Ease of Operation”. You can’t always depend on your high school genius to be home when you want to tune into mom’s favorite soap opera or

Drought recommendations from the California Landscape Contractors Association Part 2 of a 2 part series. ANDSCAPING IS AN IMPORTANT PART OF ANY community, not only from the joy it brings, but the quality of life that it provides to humans and other species as well. Plants positively alter our environment, reduce carbon emissions, improve air quality, protect the land, provide us food, create oxygen and sustain life. As our climate changes we need to protect our plants, adapt to our changing environment and make choices that benefit us all and preserve our future. The California Landscape Contractors Association (CLCA) is pleased to offer some recommendations to help you make smart choices and protect the environment using your area’s mandated water reductions. This advice can help your landscape survive this year’s drought and help you prepare for predicted future water shortages.

How to Maximize Landscape Watering During A Drought. Start watering earlier and finish before 9:00 AM. Set your spray irrigation timer to run half the normal time and run a second cycle at least half an hour later. This will dramatically reduce runoff. Clay and other soils will only absorb so much water and anything beyond that point is wasted water. Average time should be 5 minutes or less per cycle on a level site. Consider a smart controller, which monitors the weather and adjusts watering accordingly. Soil may look dry, but may still have plenty of moisture. If a 6" screwdriver goes easily into the soil then wait to water.
What if I Can Only Water One or Two Days a Week? Program your sprinkler time for multiple start times with run cycles about 5 minutes each. Repeat the cycles 3-4 times at least 30 minutes apart. If runoff occurs, reduce minutes per cycle. Mow lawns higher and less frequently. Do not take off more than 25% when mowing. Help your trees get more water as mentioned above.
How Can I Maximize My Landscape Water Savings? Check regularly for leaks and then fix them immediately. Incorporate existing water saving technology into your irrigation system. New sprinkler heads and smart controllers maximize water savings. If you have a water meter, learn to read your meter. It will help you determine if you have a leak. Turn on each sprinkler zone and see how much time it takes to start generating runoff for each zone. Round sprinkler time down to the nearest minute and set that time as your maximum run time for each station. Program your controller for multiple run cycles. Runoff means wasted water. No runoff means the water is being absorbed by the soil.
How Can I Prepare for a Drier Future? Make sure your irrigation system is efficient, pressure regulated and consistently up to date with the latest water saving technology. Study your landscape and the local community. Examine the long-term survivability of your current landscape and consider incorporating climate appropriate plants. If your area is at risk for fire, consider adding native fire retardant plants and learn how to protect your property. Study your environment, the animals that exist within the landscape and your long term needs to help you make good ecological choices. AKE ADVANTAGE OF CALIFORNIA’S INCREDIBLY MILD CLIMATE BY maximizing your real estate’s potential (and your enjoyment in your home) with increased indoor / outdoor living spaces. Here are some tips to help you get there:

Develop a Plan Identify how many people you want to accommodate and at what type of seating—will you need lounge chairs, a large dining table or relaxing chaises? The first step is a good floor plan, as Dining and Lounging Areas, Cooking Centers and Pool Areas often blend. Consider the traffic circulation between these outdoor rooms and their proximity to each other. A cozy gathering spot around a fireplace or fire pit is another great area to consider.
Tips for expanding your exterior living space.
Install an Outdoor Kitchen A basic outdoor kitchen might include a grill, sink and refrigeration. A more developed kitchen could include additional wine or beer refrigeration, a pizza oven, firewood storage or a rotisserie. Consider low maintenance materials for the countertops and rustproof stainless steel for appliances and cabinets.
Provide Sun Protection An open-beamed structure, such as a pergola, or a deep roof overhang can help to create a permanent place for shading. A fixed, manually operated or electrically operated retractable awning is another solution that offers protection from the sun’s UV light. These post-less awnings can be mounted on a wall above windows or doors, in the roof’s eave or on the roof, leaving the floor area clear for tables and seating.
Manage the Views Install an arbor with climbing roses or carefully place shrubbery and vegetation to lead your eye to a focal point in the yard. Fences, gates and other structures can conversely mask or “screen” unsightly views.
