TODAY’S HOMES & CONDOS 17 ANNIVERSARY
Time flies when you’re covering new home news in the GTA!
Can it be 17 years since we started Today’s Homes & Condominiums, York Region Media Group’s bi-weekly insert that keeps readers up to date on new home happenings in the Region and beyond? These years have been dramatic ones in the industry, with new home sales reflecting the increasingly pent-up demand for residences in our dynamic communities. By world standards, the Greater Toronto Area offers an unparalleled quality of life, which attracts thousands of new residents, many of them immigrants, each year. According to York Region Media Group publisher, Ian Proudfoot, “Seventeen years ago, we recognized the potential for new home sales in York Region and its surrounding areas, and we felt that our readers would appreciate a guide to what was happening in the industry. We also had feedback from builders who wanted a new regional publication focusing on their new home communities in the area. Today’s Homes and Condominiums has grown with the industry, and we are proud to represent so many world-class builders and developers.” To say that things have changed since the beginning is an understatement. During the past 17 years, we have seen design innovations, a trend toward the “greening” of new homes that continues to gather momentum, explosive interest in condominiums as a new home choice, and a shift in demographics with condo
purchasers ranging from first-time buyers to growing families and empty-nesters. Within this context, we have witnessed the increasingly important impact of the Building Industry and Land Development (BILD) Association’s
overview of the industry. In addition to tremendous support from our advertisers and their advertising agencies and public relations firms, we have enjoyed bringing you advice from other industry professionals.
“Our enthusiastic and dedicated team members at Today’s Homes & Condominiums, Monika Madden and Shelley Thompson, have been with us from the beginning — Ian Proudfoot” advocacy on behalf of both new home builders and buyers, especially in the face of land shortages for low-rise development and rising prices. pieces on everything from buying your first home to decorating for small and expansive spaces, as well as municipality profiles that highlight many of the exciting cities and towns where new homes are being offered. Today’s Homes & Condominiums has proven so useful to readers, that we expanded our distribution into several postal codes in the City of Toronto last year to more fully serve our readers. “Our enthusiastic and dedicated team members at Today’s Homes & Condominiums, Monika Madden and Shelley Thompson, have been with us from the beginning,” Proudfoot adds. “We work hard, have fun in the process and look forward to serving our many new home builders and our readership for many years to come. On this occasion of our Anniversary, we would like to thank the builders, advertisers and loyal readers who continue to keep this publication thriving.”

Remington Homes Celebrates 25 Years 2014 is a special year for Remington as it marks 25 years of Remington putting heart into their homes. With more than 8,500 homes built as testament to their dedication to quality construction, the company is proud to continue to provide innovative craftsmanship and customer service to their dedicated homeowners in 2014 and for years to come. Looking forward, the company is excited to continue on the strong foundation of quality that has brought them to this point. Already in 2014, Remington has celebrated the final release at the Benchmark in Downtown Markham. This last release
features a limited number of luxurious, European –inspired townhomes set along the Rouge Valley and within the evolving urban landscape of Downtown Markham. The Benchmark is the definition of a community in the context of a downtown. This landmark destination will welcome retail, cinemas and restaurants in early 2015 and is already home to thriving small businesses and global corporations. In addition to the excitement in Markham, Remington is busy preparing for new communities in South Brampton, Georgetown and a much anticipated second phase of the Preserve in North
Oakville which will feature towns and detached homes. For those looking for something more immediate, Remington has also introduced an inventory link on their website for easy access to all homes available for quick closing. Some of the most coveted inventory can be found at Thornhill Valley where select ravine lots has been finished with thousands in upgrades. The 25th year is shaping up to be an exciting one and Remington looks forward to celebrating with friends, family and purchasers along the way.

Downtown Markham takes home gold Downtown Markham honored at the 2014 National Sales & Marketing Awards The National Sales and Marketing Council (NSMC) of the National Association of Home Builders (NAHB), honored The Remington Group and Downtown Markham with two 2014 Gold Awards in recognition for Best Social Media Campaign, and Best Presentation Centre at “The Nationals,” which were presented on February 4, 2014 at the Wynn Las Vegas, NV during the International Builder’s Show. “The Nationals” pays tribute to superior sales and marketing achievements by individual sales and marketing professionals, home builders and associates. The 2014 award winners were selected from more than 800 entries by a panel of eight awardwinning building industry professionals. Winners emerged from a painstaking threeday judging process that included evaluation by some of the industry’s finest marketing
professionals, representing a wide range of disciplines and a geographic cross-section. Downtown Markham’s winning social media campaign beat out competitors from Atlanta, Playa Vista and Houston to take home gold. “The campaign allowed local artists to make real social statements about their ‘perfect city’ in a way that emphasizes DowntownMarkham’sobjectiveofculturally infusing the mixed use development with unfathomable intensity,” reads the judges’ statement. “Building community is paramount for us,” says Evelynn Ratcliffe, Retail Marketing, The Remington Group. “We are honoured to be recognized by the industry’s best and look forward to developing more award winning programming in the future.” The campaign which ran in October of last year included an online voting portal which
garnered more than 40,000 visits, 72,000 votes and nearly 175,000 page views in just one month. Downtown Markham also took home gold for Best Presentation Centre. “A space that feels more like a contemporary art gallery than a sales centre, every square inch was thoughtfully planned to showcase the mixed use development in the [Greater Toronto Area],” the judging panel began, “It’s truly an inviting place where prospective retail tenants, agents, and homebuyers can comfortably come together and learn what life is like in Downtown Markham.” “After the success of Downtown Markham’s preceding phases, we wanted to create a sales office that fully reveals the potential of this masterplanned community,” says Teresa
Roppo, High Rise Sales and Marketing, The Remington Group. “Combining style and sophistication with an outstanding location, Downtown Markham will provide residents with a place to live, work and play.” The Remington Group also received a Silver Award for Best Brochure for their luxury homes project The Preserve, in Oakville, Ontario.

Obviously, these buyers trust that Great Gulf is in it for the long run! To find out how you can Live Greatly in these and other Great Gulf communities, visit GreatGulf.com.

NEWS FROM BILD
BILD – did you know? by Dorothea Helms The land development, home building and professional renovation industry has a major impact on economic growth across the Greater Toronto Area. In fact, it is the major engine of this growth. Take a walk through the BILD website www.bildgta.ca sometime, and you will be amazed at the information contained in it. For example, in 2012 (the most recent year for which statistics are available), the following resulted: • GTA communities saw 48,287 new housing starts. • 202,700 jobs were created in new home construction, renovation and related fields, making the industry one of the largest employers in the region. • $10.8 billion in wages were paid out, which end up as purchases that add to the entire GTA economy. • $26.4 billion in investment value represents the largest single wealthbuilder for many families in the GTA.
N I VE CH! O M AR M
Bryan Tuckey President of the Building Industry and Land Development Association (BILD)
(Statistics calculated by Will Dunning Inc. Economic Research based on data from CMHC and Statistics Canada; housing starts forecast by Altus Group.) This is impressive by any standards. BILD stands for Building Industry and Land Development Association, an organization that was formed through the merger of the Greater Toronto Home Builders’ Association and Urban Development Institute/Ontario. Today, BILD has has more than 1,400 members and is affiliated with the Ontario and Canadian Home Builders’ Associations. On BILD’s home page, the banner mentions “Building vibrant communities, advocating housing affordability, promoting sustainable development, giving back to our communities, building a greater GTA, because the GTA is our home too.” I can’t think of any better tribute to what this organization accomplishes on a day-to-day basis. Bravo, BILD!

NEWS FROM BILD
Streamlining development process leads to economic prosperity
Bryan Tuckey
President of the Building Industry and Land Development Association (BILD)
In 2013, I dedicated my columns to helping readers understand the reality of the building and development industry in the GTA. This year, I would like to offer a fact-based, solutionoriented discussion to add further clarity to the conversation. As I’ve mentioned in many of my previous columns, the building and development industry is a major engine to the economic prosperity
of our province. Just in the GTA alone, our industry created more than 200,000 jobs in new home construction, residential renovation and related fields, paying out more than $10 billion in wages. These wages are then used to purchase groceries, clothing and services, boosting other industries and further contributing to the overall economy.
BILD and the Ontario Home Builders’ Association has recently made a submission to the Ontario government, advocating for a land use planning system that affords certainty which is paramount to ensuring investmentready communities necessary to compete for new global investments, or changing economic forces. Investment-ready communities are designated

areas where developers, retailers and small business owners can come in to create complete “live, work and play” communities without having to deal with unnecessary red tape which often leads to unnecessary costs for consumers. The province announced last August it was moving forward with the investment-ready plan as the country’s first province-wide certified site program. The program tells the world that Ontario municipalities are open for business and serious about creating jobs. It provides certainty about environmental concerns and access to services, and helps businesses to make more informed decisions to get new business off the ground sooner. To contribute to the continued economic vitality of the province, our industry must operate within a framework that provides certainty and establishes clear and consistent rules for development in determining how our communities evolve. This certainty also serves the existing residents by providing them with clear and consistent reasons as to the evolving nature of their communities. As outlined in BILD’s submission, an important first step would be for municipalities to ensure that local Official Plans and zoning bylaws are up to date in order to help our industry implement the provincial intensification policies set out by Places to Grow. While Official Plans are reviewed every five years, most municipalities across the GTA are operating with outdated zoning by-laws, some of which date back more than 60 years. This disconnect in land-use planning policy continues to spawn significant delays in the planning approval process, which translates to unnecessary costs for new-home purchasers. Building new homes that people can afford continues to be a challenge for both the industry and new-home buyers. Together with
‘small business owners can come in to create complete “live, work and play” communities’ our partners in government, BILD and OHBA will continue to work toward building safe, quality, complete communities for the up to 100,000 people that choose to make the GTA their home every year. To learn more about the BILD and OHBA submissions to the province, you can visit our official blog at www.bildblogs.ca. Pamper Your Bathroom ~ Pamper Yourself by Dorothea Helms
You slip out of your work clothes, step barefoot onto a warmed tile floor, luxuriate in a whirlpool bath, wrap up in plush heated towels, slide on your thick velour robe and primp in front of your ornate brass mirror. If that’s a recurring dream of yours, maybe it’s time to turn that fantasy into a reality. During the stress-filled 21st century, the ensuite bathroom has evolved into more than just a place to take a shower and get ready for work. Today, your private bathroom represents a haven — a personal refuge from the outside world, where you’re free from voice mail, kids’ demands and rushing to meetings. More and more people are seeking out the ultimate in luxurious accessories to enhance the ambience of that personal space. It’s often the little things that make all
the difference. Egyptian cotton towels, for example, are THE most sumptuous towels available in both velour and terry. And why not add plush velour his and hers robes for positively sinful comfort? Screened, silky shower curtains can add panache or whimsy. Some retailers will have a laundry hamper made out of the same fabric for a touch of elegance. How about decorative towel bars and towel stands? Brass and silver are both popular right now in accessories. Maybe a waste basket with gold braided trim would set off that room perfectly. Whatever your tastes, when you’re ready to go all out to make your bathroom your own personal Shangri-La, indulge and enjoy! Dorothea Helms connects people and ideas, and can be reached at writer@wsws.ca
