Single-family home value blooms at Geranium’s Cardinal Point
T
he Building Industry and Land Development Association’s Home Builder of the Year, Geranium Homes is cultivating a beautiful crop of luxury family-sized detached homes in Phase 5 at The Neighbourhoods of Cardinal Point. Now well established, this successful master-planned ravine community offers an exceptional Stouffville location, where nature and amenities are at the doorstep. Purchasers are impressed by the two Bryon Patton-appointed model homes which demonstrate the elegance and functionality of these three-, four- and five-bedroom designs. Geranium enlisted Rob Nicolucci of RN Design to work with them to create the kind of layouts today’s families are seeking. Offering tremendous value, this collection of all new designs demonstrates a brilliant blend of style and efficient space planning. The creation of open-concept main living areas – which largely eliminate traditional hallways – enhances the homes’ sense of spaciousness and allow for generous amenities such as pantries and walk-in closets, balancing livability with practical storage considerations. As a result,
buyers find the lifestyle they are looking for without having to reach for a much larger home. The centrally located staircase of several designs creates better second floor layouts – and the opportunity for windows on all sides of the home. In plans featuring media lofts at this level, natural light pours into the space achieving a bright and airy feeling. These two-storey homes have as standard finishes 9’ main floor ceilings, upgraded kitchen cabinets with extra-tall uppers, valance and crown moulding, oak hardwood flooring on the main floor and upper hallway, oak stairs with upgrade 1¾” pickets, a gas fireplace with precast plaster surround in the great room, and much more. Set on 38’ and 42’ lots, these beautiful homes range from 1,957 to 3,378 sq. ft. and are priced from $554,900 to just under $700,000. All Geranium Homes are ENERGY STAR® for New Homes rated. Ask about the limited-time bonus bundle upgrade package. The Sales Centre and Model Homes are on Millard Street, east of Highway 48 and north of Stouffville Road (Main Street). Call 905-640-9999 or visit geraniumhomes.com.
Geranium’s open concept designs create spacious family homes.

Vaughan celebrates peace and diversity at annual Peace Tree Day event
ore than 300 residents and community group members joined Mayor Maurizio Bevilacqua and Members of Council to celebrate the City of Vaughan’s seventh annual Peace Tree Day celebration at North Thornhill Community Centre on June 24. “The City is honoured to participate in this celebration and promote an event that inspires young people and their families to take pride in their heritage and share it with others,” said Mayor Bevilacqua. “Vaughan is a multicultural city. We speak 72 languages and are home to many different cultural and religious groups. The Peace Tree Day event gives the community an opportunity to come together and create greater awareness and embrace the diversity that makes this City the place to be.” Inspired by the award-winning film The Peace Tree by Mitra Sen, Peace Tree Day is an annual festival for youth and families of every culture and faith to share and celebrate peace and diversity through the arts. This year, music by the Rock this Way band kicked off the event followed by the official welcome from the Mayor and Members of
Council. The ceremony was emceed by Naomi Parness of CTV and included traditional dance performances by the Bharatanatyam Dancers and Lao Association of Ontario, as well performances by Yakudo Traditional Japanese Drummers, the Philippine Heritage Band and singer Errol Lee. Children enjoyed arts and crafts, cooking workshops, story time with Vaughan Public Library, henna and face paintings as well as dance lessons. In addition, the 2nd annual Peace Tree Ambassador Award was presented to two sisters, Marim and Farqd Barghash. “The message of the Peace Tree is about sharing and embracing the many different cultures and faiths within our society. This celebration allows families of all backgrounds to unite and experience the vibrant traditions of every culture and faith in order to create greater understanding and respect among all people,” said Ward 4 Councillor Sandra Yeung Racco, Chair of the Peace Tree Day Committee. “I am delighted that Council has proclaimed the entire month of June as
Peace Tree Month, and through this effort, we can encourage everyone in our community to celebrate the differences that make us all unique and be grateful to live in a city that welcomes and supports a multicultural community.”

Vaughan celebrates Canada Day with Platinum Blonde T housands of residents came out to celebrate Canada’s 145th birthday and enjoy the music of Platinum Blonde at the City of Vaughan’s Canada Day celebrations on Sunday, July 1 at Mackenzie Glen District Park in Maple.
“Canada Day is a day that allows us to show our pride and our patriotism,” said Mayor Maurizio Bevilacqua. “As Canadians we are well aware that we are a blessed people and that we have much to be grateful for. We are fortunate to live in a country where the spirit of generosity, compassion, understanding, tolerance and optimism are the values that shape our nation and indeed our great City.” Presented by TD and event sponsor CN, this family-oriented day featured free stage entertainment by Vaughan’s talented young rising stars Bridge 6 and Talk. The music continued with JRDN, who opened for the headliners, 80’s pop icons Platinum Blonde. This year’s Canada Day celebration included an online contest to win an exclusive Canada Day experience including reserved side-stage seating for two, VIP hospitality, and a special meet and greet with Platinum Blonde or JRDN. Residents were urged to ‘like’ the City of Vaughan’s Recreation & Culture Facebook page and ‘Join’ the Canada Day event listing to be automatically entered in the contest draw. “Vaughan’s Canada Day celebration is always a summer highlight for residents and visitors,” said City Manager Clayton Harris. “This annual event takes months of planning and I want to congratulate City staff for their hard work in putting together another memorable event, and thank our sponsors for making it possible.” Other Canada Day activities included a free Tim Hortons inflatable zone, face painting, pizza making workshop, and water park.
Living in the clouds

W
e’ve observed over the last few years as the GTA’s housing market has made a shift towards higher density living over the last decade. The scales have tipped in the condominium’s favour so much that we aptly coined 2011 as the year of the condo after a record 28,466 new condominiums were purchased across the GTA. So far, 2012 has seen some less dramatic results, but how do they line up against years that haven’t smashed any real estate records? According to RealNet Canada, as of the end of May 2012 the GTA has seen 8,924 new high rise sales. That’s the second best sales total for the first five months of a year in the last 13, despite being 22 per cent less than this time in 2011. The decline, however, has spawned a number of skeptics who claim that this is a sure sign of a housing collapse. The fact is that sales numbers are still 2 per cent higher than 2010 and the totals are in line with those over the past decade. I want to also point out that interest rates have remained low, despite Finance Minister Jim Flaherty’s decision to shorten the maximum amortization period to 25 years – taking effect July 9. To me, this move was not about people buying homes, but ensuring that people who buy homes are in a position where they could afford them. In fact, Flaherty was recently quoted saying that he expects Canadians will continue to buy homes, but if they now purchase “less house or less condominium, quite frankly, I think that’s a good thing.” Of course, we can’t talk about new condominiums without mentioning the depleted rental market in the GTA. Construction of rental apartments is extremely low while existing properties are old and mostly occupied. With about 100,000 new residents coming to the GTA each year, many of them new immigrants, we are seeing a rising inflow of new renters. Don’t let the sceptics fool you. Condominium living is still in style, and looks like it’s here to stay.
