Pushing the boundaries of innovation
T
he building and development industry doesn’t talk much about innovation, but it should. In fact the industry is constantly evolving when it comes to design and construction. Homes built by BILD members not only meet the extremely high standards set by the Ontario Building Code, they often exceed them. Builders and developers are always coming up with more efficient ways of building communities and improving quality across the region. These innovations include forward-looking architecture and design, remote-controlled home management systems and cutting-edge construction techniques. One example of innovation is how the industry is finding creative ways to provide homebuyers with affordable housing choice. To make its homes more affordable, BILD member Urban Capital Property Group used innovative architectural design to maximize living space in its condo suites. Its Smart House development features smaller, more affordable units which make the most of every square foot through the use of retractable beds and kitchen countertops, as well as integrated space-saving appliances. Some developers are using technology to give homeowners a chance to customize almost every aspect of their home with a tablet or smart phone from anywhere in the world. High-rise developer Tridel offers purchasers suites equipped with the Cicso Smart Home system which allows security cameras, climate control and entertainment devices to be maintained and managed on command. Homeowners even have the ability to interact with an entire network of service providers connected to the development, such as healthcare providers, virtual tutors, digital concierges and more. While it’s easy to spot innovation in architectural design and electronics, our industry is also evolving how homes and neighbourhoods are build. For instance, developers are using innovative building techniques to bring new communities to life with minimal impact on the environment. A great example is the Friday Harbour development currently under construction by BILD members Geranium Homes and ConDrain Group on Lake Simcoe in Innisfil.
Friday Harbour is a resort-style community of more than 2,000 residences and a wide assortment of amenities. Perhaps its most impressive feature will be a 53-acre marina with islands, 4.5 km of waterfront and berths for up to a thousand boats. The new marina is located on the site of what was a much smaller marina. A key element of its construction was expanding Lake Simcoe. To do so, a barrier wall was built at the mouth of the marina basin to keep lake water out during construction. The expansion increased the size and depth of the basin and enhanced marina features for boaters. It also helped expand and improve the fish habitat in the basin. The developers also innovatively recycled soil. Approximately 170,000 truckloads of earth were excavated during the marina enlargement, and it was used to construct Friday Harbour’s 18-hole championship golf course. Construction of the new marina is now complete and water from Lake Simcoe is slowing and carefully being syphoned back into the basin. The marina is expected to be filled by mid-September, but the barrier wall will stay in place until next year to enable the fish and plant habitats to become established. These are just a few of the many ways the building and development industry is innovating as it builds communities in the GTA.
