EAST GWILLIMBURY ROCKS!

New home shoppers looking for value in great locations continue to choose the Town of East Gwillimbury for their residential destination. Just half an hour north of Toronto, this municipality is growing at a rapid rate. The area offers an intriguing combination of rural and urban neighbourhoods, including growing villages and hamlets. Forests, parks and fertile farmland characterize the beautiful topography as well. Families also find everything they need and want in modern amenities, from excellent schools to recreational facilities and shopping centres. Even with its population expected to reach 86,000 by 2031, the Town plans to maintain 75 per cent green space in trails and natural areas. Among the popular communities in East Gwillimbury are Queensville, Sharon, Holland Landing and Mount Albert – each with a unique charm and character. Thursdays from 2 to 7 p.m., Fieldgate Plaza is the setting for the East Gwillimbury Queensville What a booming residential hotspot Queensville is! Currently home to 750, this area of East Gwillimbury is slated for major growth over the coming years, with a projection of eventually being home to 30,000 residents. Plans are in the works for major development in the 50-hectare Queensville Centre, which will add commercial venues, as well as thousands of jobs in an Employment Area along the Highway 404 extension. Among the possibilities for these venues are retail stores, supermarkets, hotels, restaurants, business and medical offices, fire and police services, as well as recreational, educational, cultural and religious facilities. The Village of Queensville encompasses a public park with tennis courts, a softball diamond, playground and the largest Antique Mall in York Region. In addition, lands have been designated for a post-secondary institution to be located within Queensville. Sharon Originally settled in the early 1800s by United Empire Loyalists (many of them Quakers), Sharon is now Or home to about 3,000, and is expected to experience population growth to 12,000. The Town is taking care to respect the area’s heritage traditions through carefully designed architecture and lower density development. This Village is well known for its heritage buildings and structures, including the Sharon Temple, a National Historic Site & Museum (sharontemple.ca) that features concerts, educational programs and festivals. Built by the Children of Peace, this structure was a showcase for their vision for a society based on peace, equality and social justice. The nearby Sharon Burying Ground is the resting place for many members of the Children of Peace, with the oldest tombstones dating back to the 1820s. The Town’s Civic Centre is also located in Sharon, in a location that will eventually become a vibrant Town Square.

Holland Landing – River Park Drive Currently home to 9,000, Holland Landing – River Park Drive is likely to grow to encompass 20,000 in the future. A major draw for new home buyers in this area is the fact that the East Gwillimbury GO Station is situated in Holland Landing, making it a natural choice for commuters. Families appreciate its elementary schools and branch of the East Gwillimbury Public Library. In addition, water-lovers and avid boaters love living here because the East Holland River bisects the area, with several marinas available along the stretch of water. A trail system connects East Gwillimbury to the trails in Newmarket and Aurora, which is a popular feature for walkers and joggers. Some of the original small frame cottages on River Park Drive are still in use today, many with enhancements. Mount Albert Another growing section of East Gwillimbury is Mount Albert, which is situated on a scenic hill in the eastern section of the municipality. Originally part of an Algonquin Indian trail, in the early 19th Century, it was settled by many of the area’s original residents. Currently home to approximately 4,200 residents, Mount Albert is expected to grow in population to about 6,000. OHBA ReAdy tO WORk WitH GOveRnment On OntARiO’s ClimAte CHAnGe ACtiOn PlAn

R

ecently the provincial government released Ontario’s Climate Change Action Plan (CCAP). The action plan commits to lowering greenhouse gas emissions by 15 per cent by 2020, 37 per cent by 2030 and 80 per cent by 2050. The CCAP has specific actions that impact new housing and land-use planning, including: • Home Energy Rating and Disclosure (HERD): Energy audits would be required before a new or existing single-family home can be listed for sale, and the energy rating will be included in the real estate listing. These audits are intended to be provided free of charge under this plan. • A rebate for high-performance: Rebates will go to individuals who purchase or build their own near net zero carbon emission homes, with energy efficiency performance that sufficiently exceeds the requirements of the Building Code. • Funding for new technologies for homes: Assistance to homeowners to purchase and install low-carbon energy technologies such as geothermal heat pumps and air-source heat pumps, solar thermal and solar energy generation systems. • Building Code Changes: Update the Building Code with long-term energy efficiency targets for new net zero carbon emission small buildings by 2030. • Retrofitting existing private apartments: Incentives to install energy-efficient technologies, like boiler replacements, adaptive thermostats and lighting retrofits. • Electric-Vehicle-Ready Homes: Require all new homes with garages to be constructed with a 50-amp, 240-volt receptacle.

“OHBA has been a long-time supporter of a home energy rating system for existing homes as well as a consumer rebate for newly-constructed homes that exceed the Ontario Building Code. We are encouraged that both these recommendations are included in Ontario’s Climate Change Action Plan,” said Joe Vaccaro, CEO, Ontario Home Builders’ Association. When the 2017 Building Code comes into effect in January 2017, houses constructed after that point will consume only 50 per cent of the energy they would have used in 2005. The Building Code primarily deals with new construction, which comprises only one per cent of the overall building stock on an annual basis, that’s why it is essential to improve the existing 4.8 million homes in Ontario. Achieving a 2030 net zero Building Code will require extensive consultation with the industry and the necessary cost-benefit analysis for consumers. “With over 30 per cent of Ontario’s new homes being Energy Star qualified, OHBA members are already leaders in building high-performance homes,” said Vaccaro. “We need to ensure that the upgrades we make to the 2030 Building Code are worth it to the consumer.” The Ontario Home Builders’ Association is the voice of the building, land development and professional renovation industry in Ontario representing 4,000 member companies organized into 30 local associations across the province. Our members have built over 700,000 homes in the last 10 years in over 500 Ontario communities. The industry contributes over $45 billion to Ontario’s economy and employs over 325,000 people across the province.
