Provide R-19 batt. insulation in exterior walls and R-30 batt. insulation at roof. All operable windows and sliding doors shall limit air leakage and be certified and labeled to comply with ANSI standard A1342-1972. All exterior door shall limit air infiltration around their perimeter when in a position. Provide seal at head, sill and jamb of wall penetrations. Site built doors mounted on the inside or the outside of the exterior walls shall have a minimum of 1" lap at jambs. Exit signs shall be internally or externally illuminated. Exit sign illuminated by an external source shall have an intensity or not less than (5) foot candles (54 lux) Internally illuminated signs shall be listed and labeled and shall be installed in accordance with the manufacturer's instructions and section 2702. Exit signs shall be illuminated at all times. Exit signs shall be connected to an emergency power system that will provide an illumination of not less than 90 mins. in case of primary power less (1011.2-1011.5.3) Egress door shall be readily openable from the egress side without the use of a key or special knowledge or effort. See 1008.1.8.3. for exceptions. Door handles, lock and other operating devices shall be installed at a min. 34" and a mex. 48" above the finish floor. THE DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. All egress door operation shall also comply with Section 1008.1.0 - 1008.1.9.7 The means of egress, including the exit discharge, shall be illuminated at all times the building space served by the means of egress is occupied. The means of egress illumination level shall not be less than 1 foot - candle at the walling surface. The power supply for means of egress illumination shall normally be provided by the premises' electrical supply. In the event of power supply failure, an emergency electrical system shall automatically illuminate the following areas: a. Aisles and unenclosed egress stairways in rooms and spaces that required two or more means of egress b. Corridors, exits enclosures and exit passageways in buildings required to have two or more exits. c. Exterior egress components at other than the level of exit discharge until exit discharge is accomplished for buildings required to have two or more exists. d. Interior exit discharged elements, as permitted in Section 1027.1, in building required to have two or more exits. e. Exterior landings, as required by Section 1008.1.5, for exit discharge doorways, in building required to have two or more exits. The emergency power system shall provide power for a duration of not less than 90 minutes and shall consist of storage batteries, unit equipment or an on-site generator. Then installation of the emergency power system shall be in accordance with section 2702 Emergency lighting facilities shall be arranged to provide initial illumination that is at least an average of 1 foot - candle (11 lux) and a minimum at an point of 0.1 foot - candle (1 lux) measured along the path of egress at floor level. Illumination levels be permitted to decline to 0.6 foot - candle (6 lux) average and a minimum at any point of 0.06 foot - candle (0.6 lux) at the end of the emergency lighting time duration. A maximum - to minimum illumination uniformity ration of 50 to 1 shall not be excessed.

Contractor shall verify all dimensions on drawings for conflicts prior to construction. The contractor will notify the Architect of any discrepancies. All dimensions shown are taken from finish surface unless otherwise noted Bidders are instructed to carefully review the construction documents and site. No structure of any kind to be constructed on, over, placed within the public utility easements except wood, wire or removable section type fencing and/or paving. Any damage by G.C. or subcontractor to existing asphalt pavement and/or existing landscaping outside of construction limit line shall be repaired at no cost to owner & landlord No material shall be stored on public property unless an encroachment permit is first obtained from the public works department. Wall containing plumbing, piping 1- 1/2" or more in diameter shall have minimum of 2x6 studs Temporary toilet facilities shall be provided. Contractor shall be responsible for complete security and safety of the site until the job is complete. Contractor shall take necessary precautions to ensure the safety of the occupants and the workers at all times. All debris shall be removed from the premises and work areas shall be left in a clean (broom) condition at all times. Contractor shall provide a list of subcontractors. Contractor shall comply with all state and local rules and regulations concerning licensing which the applicable governing authority may have adopted. All weather exposed surfaces shall have a weather resistive barrier to protect the interior wall covering. Exterior openings shall be flashed in such a manner as to make them waterproof. All steel and wire concrete reinforcement should have at least three inches of concrete cover where in contact with clayey soil. Below grade ferrous metals should be given a high quality protective coating, such as plastic tape, extruded polyethylene, coal - tar enamel or Portland cement mortar. Below grade metal should be electrically insulated (isolated) from above grade metals by means of dielectric fittings in ferrous utilities and/or exposed metal structure breaking grade. Signs are required for all electrical rooms, mechanical rooms, sprinkler control valve rooms, janitor closets, telephone closet and similar rooms. Also the maximum occupant load of the building is required to be posted and the sign to be adjacent to the main entrance. All signs to have minimum of 1" lettering on a contesting background. Lettering shall have a minimum stroke with of 1/8" All required permits must be provided per requirements of local governing agency. Separate permit application and permits required for: a. Grading/Excavation/Backfills/Removal and re-companion b. Shoring c. Retaining Wall d. Construction Canopy e. Sign f. Fire Sprinkler System g. Demolition of any existing structure Storefront barricades cannot be removed until Landlord's Tenant Coordinator has provided written approval that storefront modification work is complete and the work is accepted and approved by landlord and the Tenant is prepared to open business. Any hard lid ceilings and soffits located at the storefront cannot be located below the storefront opening framing system. Equipment, exhaust fans, and utility vents cannot be higher than the parapet wall in the roof well area and be visible to normal viewing angles. Certain exceptions to the rule apply at landlord's discretion. Rooftop HVAC electrical conduit and condensate drain lines must immediately penetrate roof and run along the underside of the roof structure. All condensate drains must run inside tenant's premises and daring to either a floor sink or mop sink inside the tenant's premises. Existing decking underneath the roof structure may contain monokote fire proofing material that must be reinstated where needed due to demolition, installation, or damage during course of construction. Standard work hours are nighttime hours Sun - Thurs, 10:30 pm - 9:30 am; Fri writing and require landlord approval General contractor to verify all existing landlord common utilities found within the space. These utilities are not to be removed or relocated with the express, written consent of the landlord, in advance of any related work. Bidding contractors are not to contact the mall management. All bidding inquires must go through tenant representative who may contact landlord's tenant coordinator for assistance. The construction shall not restrict a five-foot clear and unobstructed access to any water or power distribution facilities (power poles, pull-boxes, transformers, vaults, pumps valves, meters, appurtenances, etc.) or to the location of the hook-up. The construction shall not be within ten feet of any power lines-whether or not the lines are located on the property. Failure to comply may cause construction delays and/or additional expenses. An approved Seismic Gas Shutoff Valve will be installed on the fuel gas line on the down stream side of the utility meter and be rigidly connected to the exterior of the building or structure containing the fuel gas piping. All required permits shall be obtained from the Fire Department before the building is occupied There is an existing fire warning system. Any changes to the fire warning system are to be documented and three complete copies of the system description submitted to the Department of Building and Safety, Electrical Division and one copy to the Fire Department prior to the commencement of work. Work to be performed by Landlord approved sub-contractor Fire hydrants shall be provided and operable during construction. Fire Department access shall be provided and maintained during construction. Provide portable fire extinguishers with a rating of not less than 2-A: 10-BC with 75 feet travel distance to all portions of the building on each floor or as required by the Fire Department or field mechanical rooms or parking garage shall not be less than 10-BC Portable fire extinguishers shall be hung no more that 5 feet high in locations designated by the local fire department. They shall be hosed in a cabinet. They shall be in a normal path of travel and signs shall be conspicuous. Locations shall be coordinated with the architect prior to installation. Minimum 2A 10B:C fire extinguisher shall be provided. Travel distance to any extinguisher shall not exceed 75 feet from any portion of the building. Extinguisher(s) shall be hung no higher than 44 inches measured from the floor to the top of the extinguisher. The flame spread rating of paneling materials on the walls of the corridor, lobby, and exit enclosure must be identified on plans (T803.9) Any decorations used shall be non-combustable or flame retardant treated in an approved manner, (curtains, drapes, shades, hangings, etc) (LAMC 57.22) Exit signs shall be internally or externally illuminated. Exit signs illuminated by and external source shall have an intensity of not less than 5-foot candles. Internally illuminated signs shall be listed a labeled and shall be installed in accordance with the manufacturer's instructions and Section 2702. Exit signs shall be illuminated at all times. Existing signs shall be connected to an emergency power system that will provide an illumination of not less than 90 mins. in case of primary power loss (1011.2-10115.3) Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort. See 1008.1.9 for exceptions. Door handles, lock and other operating devices shall be installed at a min. 34" and a max. 48" above the finished floor. All egress door operation shall also comply with Section 1008.1.9 - 1008.1.9.7 The means of egress, including the exit discharge, shall be illuminated at all times the building space served by the means of egress is occupied. The means of egress illumination shall not be less than 1 foot-candle at the walking surface. The power supply for means of egress illumination shall normally be provided by the premises' electrical supply. In the event of power supply failure, an emergency electrical system shall automatically illuminate the following areas. a. Aisles and unenclosed egress stairways in rooms and that require two or more means of egress. b. Corridors, exit enclosures and exit passageways in buildings required to have two or more exits. c. Exterior egress components at other than the level of exit discharge until exit discharge is accomplished for buildings required to have two or more exits. d. Interior exit discharge elements, as permitted in Section 1024.1, in buildings required to have two or more exits. e. Exterior landings, as required by section 1008.1.5, for exit discharge doorways in buildings required to have two or more exits. The emergency power system shall provide power for duration of not less than 90 minuter and shall consist of storage batteries, unit equipment or an on-site generator. The installation of the emergency power system shall be in accordance with Section 2702. Emergency lighting facilities shall be arranged to provide initial illumination that is at least an average or 1 foot-candle and a minimum at any point of 0.1 foot candle measured along the path of egress at floor level. Illumination levels shall be permitted to decline to 0.6 foot-candle average and a minimum at any point of 0.06 foot-candle at the end of the emergency lighting time duration A maximum-to-minimum illumination uniformity ratio or 40 to 1 shall not be exceeded. The exit signs shall also be connected to an emergency electrical system provided from storage batteries units equipment or an on-site generator set, and the system shall be installed in accordance with electrical code for high rise buildings, see section 403. Fire protection ratings as indicated on the door schedule shall be construed to mean the rating applied integrally to the door and frame assembly and hardware, complete with self-closing devices. Door openings in required one-hour fire resistive construction shall be primed with a labeled fire assembly having a 20minute rating, shall have smoke seals at jambs, head, sills, and astragals, and shall be maintained self-closing or shall be automatic-closing. Panic hardware: Each door in a means of egress from a Group A, or assembly area not classified as an assembly occupancy, E, I-2, or I-2.1 occupancies having an occupant load of 50 or more and any Group H occupancy shall not be provided with a lock or latch unless it is panic hardware. Exception: A main exit of a Group A occupancy in compliance with Section 1008.1.8.3, Item 2. Locks and Latches, Section 1008.1.8.3 Item 2: In buildings in occupancy Group A having an occupant load of 300 or less, Group B, F, M, and S and in places of religious worship, the main exterior door or doors are permitted to be equipped with a key-operated locking devices from the egress side provided: "THE DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED." The sign shall be in letters 1 inch high on a contrasting background. Note: The use of the key-operated device is revocable by the building official for due cause. Door opening into one-hour fire resistive corridors shall be protected with a self-closing smoke and draft control, fire assembly having a 20-minute rating. Additional exit signs and emergency lighting may be required prior to final inspection for occupancy. A preliminary walkthrough inspection is recommended. Maximum occupant load sign(s) shall be posted in assembly area(s). This building if of Type III - A construction, provide/show: a. Continuous drywall behind all tubs is required unless the walls are within the unit and non-bearing. Back to back tubs with a common plumbing wall are impractical in 1-hour buildings. b. All interior partitions shall be constructed of not less than 1-hour fire resistive construction. c. Attic access openings in 1-hour ceiling can be 2 layers of plywood or one layer of 1-5/8" T&G material, self-closing. d. All opening in floor are required to be enclosed by a shaft having wall, floor, and ceiling of 1-hour fire resistive construction. 708.4 e. Recessed celling light fixtures must be boxed around with type "X" drywall to maintain the 1-hour ceiling assembly. f. Continuos drywall is required behind all electrical service panels, fire hoses, and medicine cabinets. g. Exhaust fans from the bathroom must enter through the wall. Dampers are required if the ceiling penetrated. (716.6) h. Plumbing penetration through horizontal occupancy separations shall be boxed out and filled with approved safety materials. Insulation is not approved. (713.4.1) i. Penetration of the 1-hour ceiling by ducts from the FAU and the stove hood require dampers (use a ductless hood whenever possible.) Attic units (including heat pumps) require dampers at all ceiling penetrations. (716.6) j. Steel beams and columns shall be protected as required for 1-hour protection. Where ceiling forms the protective membrane for fire-resistive assemblies (occupancy separations and rated roof/ceiling or floor/ceiling assemblies), the construction (floor joists) and their supporting horizontal structure members (beams) need not be individually fire protected except where such members support directly applied loads from more than one floor or roof. The required fire resistance shall not be less than that required for individual protection of members. (704.3)

Design interior and exterior lighting such that zero direct-beam illumination leaves the building site. (CGBC 5.106.8) Provide separate water meters for: a. Any building within a project or space within a building that is projected to consume more than 1,000 gal/ day. (CGBC 5.303.1.2) Reduce potable water use by at least 20 percent. (CGBC 5.303.2) a.
