REGENCY CELEBRATES ONE YEAR OF ACTIVITIES Regency’s first home sale occurred in April 2015, and what an exciting year it has been since then! During this first year over 100 new homeowners enjoyed social events and lifestyle programming. On average, over 80% of Regency homeowners attended 20 or more community socials. Clearly, Regency homeowners like getting to know their neighbors and participating in a diverse array of active lifestyle programming. With a multitude of socials and other events, it’s not uncommon for new homeowners to meet their neighbors soon after moving into their new home. During a recent community Walk and Talk, participants quickly realized introductions were unnecessary because everyone had already met at previous Regency socials— so they continued to enjoy one another’s company while drinking coffee and strolling through the Presidio and Regency communities. This year’s events included trips to a number of exciting destinations. Fallon Naval Air Station was a popular outing and

included transportation, a tour of the airbase, and lunch at the Officer’s Club. Regency homeowners also rave about trips to the Eldorado Resort Casino to see musicals, concerts, and shows such as Tap Factory and Scrooge. These outings included transportation and a gourmet dinner at one of the Eldorado’s renowned restaurants. Since Regency’s opening, homeowners have enjoyed over 60 different scheduled events and activities. As our programming continues to evolve and events become larger, there’s no doubt Regency homeowners enjoy the company of our close-knit community. We look forward to another year filled with new relationships, remarkable memories, and stories to tell for years to come. We hope you’ll join us for our next scheduled day trip or event! HOT AUGUST NIGHTS: 30 YEAR ANNIVERSARY When you think of the 50s and 60s, what comes to mind? Drive-ins, poodle skirts, rock and roll, and most importantly, classic cars—and those cars are exactly what Hot August Nights brings to life every August on the streets of Reno, Sparks, and Virginia City. Each year thousands of spectators gather for a glimpse into the Golden Age as classic cars cruise down the streets of northern Nevada. This year, from Tuesday, August 2, through Sunday, August 7, Hot August Nights celebrates its 30th Anniversary. Events include drag races, burnouts, nightly cruises, parades, and musical concerts, along with an eclectic array of food and drink vendors. Classic car owners from all over the world show off their prized possessions and compete for thousands of dollars in prize money in categories such as best paint job or best in class. What started as a nostalgic charity event featuring the Righteous Brothers, Wolfman Jack, and Jan & Dean in 1986 has turned into a widely recognized event attended by over 80,000 people annually. Hot August Nights is one of Reno’s biggest events— surely one not to be missed!

FITNESS & GOOD HEALTH IS PARAMOUNT FOR FRANK CAPALLUPO Regency homeowner Frank Capallupo knows a few things about the benefits of good health and fitness. Frank’s decision to downsize from his two-story house in Reno to a 1,660 sq. ft. single-story Regency home was an easy one, especially because he’ll soon have two fitness centers within walking distance of his new home. Frank’s dedication to fitness started at a young age and grew as he developed his talent for weightlifting. At the age of 18, Frank won a weightlifting state championship in Chicago and set several weightlifting state records along the way. At the age of 46, he took first place in the Masters Amateur Athletic Union’s Mr. America contest and eventually made it into the AAU Hall of Fame. Just because Frank has reached retirement does not mean he’s slowed down! Frank works out daily and, while approaching his seventies, says he has never felt younger or more rejuvenated. Frank plans to enjoy the miles of scenic walking trails inside and outside the community as well as on- and off-road bike paths. He will also take advantage of the treadmills, elliptical machines, bicycle machines, and state-of-the-art equipment that will be at the new clubhouse fitness centers. Undoubtedly, he will be one of many friendly faces frequenting the centers.

DEVELOPER UPDATE We jumped into spring with muddy boots. Unpredictable weather brought summerlike temperatures as well as eight inches of snowfall within a week of each other, wreaking havoc on our site plans and clubhouse grand opening date. However, we overcame the obstacles that Mother Nature threw at us and look forward to celebrating upcoming milestones for our community. Our plans for the next phase of construction and land development are moving along with the ongoing infrastructure of Village 4 and Village 6. Village 4 will be designated for 62 more Presidio home sites, and Village 6 will round out the community

with 208 additional Regency home sites. The next phases of development will create more common areas for homeowners, including two horseshoe pits and another tennis court just north of the clubhouse, across the street from another common area. Our ongoing construction of the Regency clubhouse continues, and we are still pushing for completion by the end of this year. We are eagerly anticipating the grand opening, when we will have the opportunity to share cocktails at the festivities with all of you. Hang on—it’s going to be a big celebration! Jeff P. REGENCY MEN’S POKER GROUP The Men’s Poker Group is one of the many resident groups that have formed at Regency and will continue for years to come! They meet on the second and fourth Thursdays of each month at the Sundance model home. Members bring snacks and beverages to share and play a variety of fun poker games. Bill Freeman, one of the original members says, “Playing poker with a variety of Regency neighbors allows me to meet new homeowners and share a lot of good laughs!”

Ladies’ Luncheon, Bunco, and Walk and Talk Groups are other examples of clubs that have already formed and meet regularly. Future groups will include hiking, golfing, skiing, theater, bridge, book, and wine clubs, to name a few. Homeowners who enjoy the same hobby, sport, or game form these groups so they can share their interests with neighbors and friends. Homeowners who join the groups love to pick and choose from a wide variety of activities they are passionate about or want to try for the first time!
