ish you knew what the future holds? What trends in interior styling will get people talking? Get a sneak peek from Toll Brothers’ design experts on making your house a home. How you live and how you make your house your own speaks volumes about your standards and unique lifestyle. Nationally acclaimed for its innovative, yet timeless styling, Toll Brothers shares its vision for the future to enhance the dynamic lifestyles of its diverse family of buyers. Upscale buyers are embracing a new sense of value by maximizing their homes’ potential and interacting with their personal surroundings. Whether a multigenerational family, an entrepreneurial couple, active retirees, or young homeowners still raising a family, today’s selective buyers are relinquishing standard room names and utilizing living spaces more

creatively than ever, while making design versatility a priority. Whether in an urban, rural, or suburban setting, buyers are making conscientious choices about the design and livability of their ideal home. Does it enhance my lifestyle, accommodate the way I live, and function well in the long term?

Continually striving to anticipate homeowners needs and desires, Toll Brothers also adapts to regional preferences for more formal and traditional living areas in the Northeast, and the penchant for easy living, single-story designs in Florida, Texas, Arizona, Nevada, and the desert region of California. According to Jed Gibson, President of Toll Architecture, “Where large home sites are less common on the West Coast, buyers are maximizing living areas by choosing great rooms with expansive kitchens and large islands around which families can gather; whereas, multigenerational families are often drawn to secondary bedrooms and baths on a home’s first floor.” Adds Mary Cook, president of Mary Cook Associates, Inc., an interior architecture and design firm, Chicago, Illinois, “More than ever before, people are looking to interior design (continued on next page)

to enhance their lives. They want their spaces to elicit feelings, set moods, and literally perform for them. The latest trend isn’t a color or a style. It’s livability. That makes sticking to the fundamentals all the more important. The essentials are color and texture, scale and proportion, light and lighting, then layering them all properly to demonstrate that a well-thought-out objective will always be the key to successful interior design that ‘lives’ well for the homeowner.” Doris Pearlman, president of Possibilities for Design, Denver, Colorado further describes, “Unexpected combinations are also being created through real and textured surfaces, combined with furniture and furnishings that are both new and fresh.” From vibrant hues to bold and colorful floral patterns, to textures and modern designs with a splash of retro, how a house “lives and feels” is key to buying decisions nationwide.

rivate country club communities today focus on activities and amenities that appeal to the entire family. Fitness centers, resort-style pools, hiking trails, yoga classes, tennis leagues, cooking classes, wine dinners, comedy nights, family pool parties, summer camps for children — the list of amenities and activities goes on and on. And with today’s busy society, club programming focuses on your most precious commodity: your time. Toll Golf, the Golf & Country Club Division of Toll Brothers, understands having time with family is becoming more and more difficult. That’s why they’ve responded by offering more casual, family friendly dining options as opposed to the strictly formal club dining atmosphere of years past. And for those times when an “adults only” night is necessary — perhaps enjoying margarita night or participating in a couples “nine and dine,” more and more clubs are offering Snowmass , CO

corresponding kids club activities to keep the younger family members occupied at the same time. All that said, it may sound like golf has taken a backseat to the plethora of daily activities. Not so! The golf course itself is still the centerpiece of the community. After all, living on a golf course offers the luxury of walking out your door and squeezing in nine holes before dinner. Toll Brothers, the nation’s leading builder of luxury homes, has chosen to build homes on some of the most inspiring courses in America, each the handiwork of master designers: Pete Dye, Arnold Palmer, Jack Nicklaus, Tom Fazio, or Greg Norman. Every course presents the challenge to perfect your game, your way, at

your pace. And if you think golf programming is just focused on the avid golfer, think again. According to the National Golf Foundation, non-golfer family members of club members have expressed that they are very or somewhat interested in learning the game. To that end, many clubs are offering Get Golf Ready classes, a nationally sponsored program aimed at introducing adult nongolfers to the game in five easy-to-understand lessons. As an added benefit, Toll Golf offers reciprocal privileges and preferred pricing at participating country clubs throughout the country through its Member Advantage program. Relax poolside, dine in the clubhouse, escape to the spa, or participate in a specialty class at the fitness

center. Whether traveling for business or pleasure, valued members can enjoy each of the clubs’ amenities at the same membership level he/ she would at their home club for no additional charge. Destination weddings, special events, and golf outings are also available at preferred pricing. To learn more about this program and its benefits, visit TollGolf.com. Whether you prefer to spend your free time on the links, or participate in one of the many activities offered at the club, country club living provides a wonderful sense of camaraderie and community. You can enjoy the unique social life while building enduring friendships with people who share your interests. (continued on next page)

“I’ve made it a million times, and it’s deliciously simple. And for a heartier meal, it goes well with some grilled chicken.” SERV ES : 6 INGRE D IEN T S :

• 1 garlic clove, sliced • 1 pound fresh pasta • 3 tablespoons extra virgin olive oil • 2 tablespoons unsalted butter • 1/2 tablespoon sea salt to taste • 1/2 teaspoon crushed red pepper • 1 teaspoon freshly ground black pepper • 1 cup fresh basil leaves, lightly chopped • 2 pounds red cherry tomatoes • 1/2 cup Reggiano Parmesan, freshly grated • 1/4 cup chopped flat leaf parsley • 1 bunch organic asparagus, cut into 1-inch lengths D IRE C T IONS :

Preheat the oven to 350°F. In a bowl, toss the tomatoes with olive oil, garlic, sea salt, and pepper, and spread on a rimmed baking sheet. Roast the tomatoes for about 25 minutes, until charred spots appear and the tomatoes are very juicy but not broken down. Meanwhile, in a large pot of salted boiling water, cook the asparagus until just crisp-tender, about 2 minutes. Using a slotted spoon, transfer the asparagus to the bowl. Add the pasta to the boiling water and cook until just al dente. Drain, reserving 1/2 cup of the pasta cooking water. Return the pasta to the pot. Add the asparagus, butter, crushed red pepper, and half of the parsley. Add the reserved pasta water, gently fold in the roasted tomatoes and any juices, and season with sea salt and pepper. Transfer to warm plates. Garnish with the basil, shaved cheese, and the remaining parsley, and serve right away.

ne thing is for sure about Toll Brothers City Living® properties: They aren’t like anything else on the market. Whether it’s Pritzker-prize winning architect Christian de Portzamparc’s ground-breaking crystalline design of 400 Park Avenue South in Manhattan’s NoMad neighborhood or the reclaimed wood from Coney Island that accents 205 Water Street in DUMBO, Brooklyn, each community is unique in ways both large and small. With award-winning designs and worldclass amenities, Toll Brothers City Living is creating unequaled communities in some of the most dynamic urban areas of the country. Starting in 2003 with the acquisition of Manhattan Building Co., a condominium builder based in Hoboken, New Jersey, Toll Brothers City Living has since expanded rapidly and successfully developed properties in New York City, Hoboken, and Jersey City, New Jersey, and Philadelphia, Pennsylvania. To date, City Living has developed 25 buildings and currently has 8 properties under construction and 8 in the planning stages. The City Living portfolio includes condominiums and townhomes, ranging from the $500,000s to $20 million and attracts young professionals and young families as well as empty nesters who are looking to simplify their living situation. Among the four properties currently under construction in New York City is 400 Park Avenue South. Designed by legendary French architect Christian de Portzamparc, it will change the Manhattan skyline. Each residence at 400 Park Avenue South will offer sweeping city views of Manhattan along with fantastic amenities such as an indoor lap pool, a spa, a golf simulator, a screening room, a fitness center, and a children’s playroom. Across the East River, the 109 townhome-style residences within Pierhouse at Brooklyn Bridge Park will offer a living experience unlike anything currently available in Brooklyn. Situated in Brooklyn Bridge Park just south of the Brooklyn Bridge, Pierhouse will offer breathtaking views of lower Manhattan, New York Harbor, the East River, and the park. The project will also include a 1 Hotel, Starwood Capital’s 4-star eco-friendly hotel concept, along with a restaurant and retail space. In addition to Hoboken and New York City, Toll Brothers City Living has been busy in other parts of the country as well. In Philadelphia, the City Living division has built over 600 condominiums and townhomes to date,

including the highly praised gated community of Naval Square, which is one of the bestselling new communities in Philadelphia’s history. The Philadelphia City Living team is just getting started on the construction of a new condominium building in Society Hill called 410 at Society Hill, which will offer approximately 70 condominiums in the heart of Philadelphia’s historic district and is due to open for sale in fall 2013. Also, Toll Brothers recently opened a new office in Greater Washington, D.C., where the Company is actively looking for land throughout the metro area and is working on the design for a 54-unit condominium building in Bethesda, MD, called Hampden Row, which will be our first foray into that market. “It has been very exciting to watch the City Living division grow and succeed in some of the most competitive urban markets in the country,” said Thomas Mulvey, President of Toll Brothers City Living. “And we are really just getting started. We are currently looking for deals in multiple markets, including San Francisco, Miami, and Boston.” The City Living style combines elegance and sophistication that enable buyers to convert any living space into the home of their dreams. Some of the “diamonds in the rough” they have found have become real gems. Take Hoboken, which was the first market that Toll Brothers City Living entered.

In 2003, City Living acquired the Hudson Tea Buildings, a rental property that began life as the Thomas J. Lipton Co. buildings in 1893, and converted them to luxury condominiums. Frank Sinatra’s hometown was an up-andcoming community at the time, and is now one of the most desirable locations in the New York metro area. The Hudson Tea acquisition included a large parcel of land that covered much of the north end of Hoboken. Since converting the existing buildings, City Living 14

Toll Brothers builds a great home. Once we purchased a Toll home, we only wanted to buy from Toll again. Toll Brothers is a company you can trust. Diane and Randy M. Regency at Monroe Monroe Twp., NJ second-time Toll Brothers home buyer

has built two additional condominium buildings, Harborside Lofts and 1450 Washington, as well as built a public waterfront park and a public parking garage. Two more condominium buildings are planned for the Hudson Tea community. The roots of another City Living property, Maxwell Place, also run deep. For generations, the smell of roasted coffee from the Maxwell House coffee company permeated the streets of Hoboken. In the 1970s, the industrial heart of Hoboken withered, and the last bit of the “good to the last drop” coffee left the factory in the early 1990s. Toll Brothers acquired the property in 2004 in a joint venture with Pinnacle Downtown and turned the site into Hoboken’s premier waterfront condominium community. In addition to the awe-inspiring Manhattan views, residents at Maxwell Place can enjoy multiple outdoor spaces, including two outdoor pools, a landscaped courtyard garden, and a 13th floor rooftop terrace with barbecue grills, an outdoor screening area, an open-air fireplace, and semiprivate lounge areas. The third building

at Maxwell Place, called 1100 Maxwell Place, is currently under construction and opened for sale to very strong interest in May 2013. For Joe Napoli, City Living connected Hoboken’s future to its past. The educator fell in love with the Maxwell property in 2004 when it was being built, but his roots in the community run deeper. The New Jersey native hung out in the city in his younger days when coffee was still being processed and Hoboken bore the gritty vestiges of “On The Waterfront” which was filmed there. “Sometimes I can still smell it in the air,” said Napoli, who lives with his wife Rose in a studio in 1025 Maxwell and is in the process of purchasing a 1-bedroom with a balcony in 1100 Maxwell. “When I am here, I feel like I don’t need to go anywhere else … our backyard is New York City.” On a summer’s day, the Napolis enjoy walking along the waterfront with their dogs and taking in one of the best views of the New York skyline in the region. That never gets old for them as the community becomes even more vibrant. “There are always tourists,” he said. “I experience it through their eyes.”

But perhaps Toll Brothers City Living’s biggest impact has been in New York, where they have completed 8 buildings and have 4 under construction and another 3 in the design and planning stages. Northside Piers, which is comprised of 450 residences spread over two 30-story towers, has transformed the Williamsburg waterfront in Brooklyn, and 160 East 22nd, a new eco-friendly condominium currently under construction on 22nd Street and 3rd Avenue, has already left an indelible mark on Gramercy Park, one of Manhattan’s most desirable neighborhoods. Further uptown on the Upper East Side, another highly desirable neighborhood, Toll Brothers is just finishing up construction on The Touraine, a 22-unit building where residences ranged from $2 million to $20 million. From the Upper East Side of Manhattan to Society Hill in Philadelphia and beyond, Toll Brothers City Living has quietly created a remarkable portfolio of unique and exciting condominiums. T

A Giving Spirit The Charitable Quest of the Toll Brothers Team By

MaryBeth Conti and Colleen McCandless, Toll Brothers

T

oll Brothers has always sought out associates with great spirit and integrity. So it’s only natural that many are drawn to charitable pursuits both in the workplace and individually. Toll Brothers associates are encouraged to “give back” in the communities we serve, as well as in the national and even global organizations that serve so many. As a team that is committed to leaving the world a better place than we found it, Toll Brothers has contributed to a wide variety of charitable causes. Many of these are recurring fundraisers that have been on the Toll Brothers agenda for many years, while others are smaller causes that have touched our hearts. Here is a glimpse of just a few of Toll Brothers’ charitable pursuits. On a national scale, Toll Brothers has supported the American Cancer Society (ACS) for many years in both big and small ways, along with

20

other organizations devoted to ending the devastation of cancer, including Breast Cancer Awareness, Daffodil Days, and Alex’s Lemonade Stand fundraisers. Toll Brothers locations nationwide raised money for the Leukemia & Lymphoma Society. And mustaches abounded companywide as we raised funds for Movember, an organization that benefits the Prostate Cancer Foundation. In addition to health-related charitable pursuits, we support many other organizations that benefit our local communities and beyond, including Operation Holidays from Home, which donates goody bags to our troops serving overseas; Toys for Tots; a Back-to-School Supply Drive, which supports children by supplying them with essential school needs; and many others. Each year, Toll Brothers provides a holiday donation in the names of our employees

to a list of various charities. Employees can select to donate to any of the following causes: the Abramson Cancer Center, the American Cancer Society, the American Diabetes Association, the American Red Cross, Abington Memorial Hospital, and the Children’s Hospital of Philadelphia. One of Toll Brothers’ largest fundraising efforts is the Annual Fundraising Gala. Now in its 21st year, the gala has raised millions of dollars for various charities. During this year’s event over $500,000 was raised for the American Cancer Society. The Philadelphia gala is one of the largest fundraisers for ACS each year. Like many Toll Brothers associates, Group President Chris Gaffney spends a lot of his free time devoted to raising funds that benefit the community. He was recently elected to the Board of Directors of Covenant House New York, and since then has been a fundraiser and advocate for the organization, which benefits homeless youth. Toll Brothers also holds collection drives at many communities to support the homeless youth of Covenant House. Another notable event is Toll Brothers’ participation in Light the Night charity walkathons in honor of Joel Rassman, our former long-time Chief Financial Officer, who passed away from leukemia in 2010 after a two-year battle. Since then, Toll Brothers employees across the nation have participated in the annual walkathons. Toll Brothers encourages all employees to give back to the non-profit organizations that inspire them. Each year, individual departments bring

n 1999, Toll Brothers built its first Active Living luxury home community in New Jersey. The Company recognized the fact that the baby boomers who were buying their homes might eventually be drawn to a more relaxed and low-maintenance lifestyle once they’d raised their families or retired, or simply had more time for themselves. Numerous buyers who were impressed with their Toll Brothers homes went on to buy in a Toll Brothers Active Living community. The first such community — Riviera at Westlake — offered a multitude of amenities,

Many people who choose the Toll Brothers Active Living lifestyle are drawn to it for the camaraderie they share with their neighbors. Many times friends from old neighborhoods move together into a new neighborhood to continue lifelong friendships. But even strangers don’t remain strangers for long — there is so much to do and there are so many social opportunities, it is easy to begin anew with relationships that can last for a lifetime.

The Amenities One of the most outstanding aspects that sets a Toll Brothers Active Living neighborhood apart from all the others is the rich palette of amenities that are offered in most communities. Although amenities vary, most communities offer something for everyone. For example, at Toll Brothers’ Regency at Yardley in Bucks County, Pennsylvania, residents never have to leave home to experience all the activities and social events of a vacation destination. The two-story, 13,000-square-foot clubhouse offers

homeowners the chance to stay fit with its stateof-the-art fitness center featuring cardio and strength training equipment, an exercise studio, and saunas. On the main floor, residents enjoy a large club room for social events, a billiards room with both pool and card tables, a tavern room, and an arts and crafts room. On the patio overlooking the outdoor pool, there’s a gorgeous outdoor fire pit and ample seating for socializing with friends. On warmer days, homeowners can visit the indoor and outdoor pools, the tennis courts, and the bocce courts.

Beyond the amenities, most communities also have a monthly social calendar with a wide list of social events, classes, and more. Some communities even have lifestyle directors on staff. A typical calendar might include aerobics, yoga, Zumba®, Aquacise, and Pilates classes; health screenings; pottery, painting, or other arts classes; trips to local attractions; and so much more. Residents might choose to participate in various tournaments, including ScrabbleTM, billiards, and table tennis. There might also be a variety of clubs to choose from — with offerings as diverse as film, fishing, and tennis clubs — and residents often start their own clubs! The social life within each Toll Brothers Active Living community is dictated by the residents themselves, as they have the ability to form and nurture any type of recreational pursuits they choose. Now we’ll look to the future for the aesthetics of your personal living environment, with Toll Brothers poised to bring you the best of tomorrow’s trends, it will be exciting to see what 2014 holds for the tastes of today’s multigenerational, multicultural, and multifaceted homeowners. It’s not just about style, but infusing a natural spontaneity through color, touchable fabrics, rich finishes, and more. Which best suits your life and style?

Go Bold Clean, crisp, and contemporary lines are most prevalent in today’s more fashionable homes, combined with bold, vintage color palettes with equally modern prints and patterns (think floral). Stainless steel and metallic finishes and sleek polished surfaces are also meant to be touched, not just admired. Central kitchens, with enameled cast-iron sinks, can inspire entertaining with warm or cool shades to create bold rooms with bright tones and rich patterns, or can ground culinary enthusiasts with softer, monochromatic hues.

Expect the Unexpected Unexpected combinations with Mediterranean styling come to life by blending rugged textures, an eclectic mix of modern and antique furniture styles, reclaimed and handmade accents, and creative clashes in patterns. Warm, natural materials with an old-fashioned vibe include slate, textured surfaces, and crackle glazed tiles.

Always a Classic Classic never goes out of style with traditional and sophisticated furniture, new finishes, updated color combinations, and iconic and graceful designs.

Great Comebacks Wood flooring in a variety of hues and grain patterns can last a century. Eco-friendly alternatives include bamboo. Retro styling and bright floral patterns against a crisp, white backdrop are also popular, as well as knick-knacks that inspire conversation.

At the Center of It All Ever-popular casual living areas skillfully combine a media center, fireplace, and cabinet storage to complement a home’s interior style.

Let the Sun Shine In Environmentally friendly and energy-conscious buyers look for windows that perform under always-changing conditions. While enhancing home designs, they’re also easy to maintain and block UV-rays.

Fair-Weather Fun As greater numbers of residents enjoy outdoor entertaining, more imaginative open-air rooms will be designed. The traditional backyard is giving way to complete outdoor dining and entertaining centers that encourage memorable gatherings and a stronger connection to nature. Whatever your style and wherever you call “home,” make it your own now and for the future. As generations of buyers and their needs evolve, so will Toll Brothers’ proven commitment to create both homes and communities in which its buyers can thrive. T
