Closed sales of single family homes on less than one acre including condos for January 2024 total 245 compared to January 2023 when the total was 307.

AVERAGE PRICE UP 4.6% The average closed price for January 2024 was $420,739 compared to January 2023 when the average price was $402,163.

MEDIAN PRICE UP 2.8% The median closed price for January 2024 was $384,000 compared to January 2023 when the median price was $373,500.

INVENTORY UP 19.4% FOR SALE

Inventory as of this report totals 703 properties which represents 2.9 months supply. Last year at this time supply was at 1.9 months supply. Note: Months supply based on closed sales for January

NEW LISTINGS UP 20.9% The number of new listings in January 2024 was 631, compared to January 2023 when 522 new listings were reported.
