Bespoke Property Designer I’m Tony Holt, award winning architectural designer, Grand Design Awards Finalist and regular contributor to numerous national publications, working with self-builders and homeowners across the UK. I specialise in bespoke property design that provides my clients with a home that serves them and their needs and delivers a great place for them to live. We work with clients that want to create something special and interesting and projects undertaken, include new build residence and remodelling existing homes. I am a registered Chartered Architectural Technologist which confirms that I work to high professional standards required by the C.I.A.T (Chartered Institute of Architectural Technologists). DAIRY FARM LODGE NEW BUILD Project Cost £300k- £400k Footprint: 287m² (3,088ft²) The client for this project was a first time self-builder with high expectations of achieving an architecturally impressive design. The site benefits from distant views over the adjacent countryside and was occupied by an existing bungalow split over two levels.

The end result is stunning, and the property has been featured in a number of national publications and was nominated amongst the top new build properties in the Grand Designs Live Awards 2009.

The design approach was to produce a style that would sit comfortably in the rural setting, whilst taking full advantage of the views on offer. This generated a long barn shaped building finished in cedar cladding and a metal standing seam roof, with large areas of glazing featured in the principal habitable rooms.

BEECHFIELD NEW BUILD Project Cost £750k-£900k Footprint: 550m² (5,919ft²) The existing plot is occupied by an aging property and the client required a design for a replacement dwelling of high architectural merit. The outline brief included the need to achieve a contemporary dwelling, using materials that would sit comfortably in the woodland setting. The client also wanted to achieve a cost efficiency in the building form so that delivery of high quality materials could be achieved. The design approach produced a linear building form which is shaped and positioned to respond to the sites orientation. Main habitable rooms have been located to benefit the most from the movement of the sun throughout the day and the aspect onto the semi-­rural setting.

The internal spaces are encapsulated by a two storey mono­pitch shape with large roof overhangs. The south elevation is predominantly glazed and large roof overhangs and cantilevered balconies help provide shade during summer months. This simple shape and plan form help create a simple cost efficient structure. Externally the ground floor walls are finished in durable and low maintenance facing brickwork, first floor in natural cedar cladding and zinc standing seam roofing. The natural palette of materials creates warmth while the shape, form and glazed elevations deliver an individually designed contemporary dwelling.

HAWTHORNS REMODEL Project Cost £225k-£325k Existing / Proposed Footprint: 295m² (3,174ft²) / 356m² (3,831ft²) This existing 6 bedroom house originally built in the 1970s presented a good opportunity for a remodel, residing in a mature secluded plot in Hampshire. The existing property already provides 6 bedrooms and generous living accommodation with a total gross internal area of 295m² over two floors. The client’s design brief sought to achieve a traditional style whilst enhancing the living accommodation. The proposed style has a Georgian influence and the footprint of the property remained largely unchanged except for a single storey rear extension which is finished using contemporary materials with large glazed areas, flat roof with powder coated aluminium fascia giving strong definition of the host dwelling and creating visual contrast with the

traditional style. The existing red brick has been covered in render with new high quality brickwork at first floor level. Windows have been replaced with sliding sash including decorative stone detailing. including corbelled brickwork under a large eaves overhang creating a feeling of grandeur. The new design provides 356m² luxury residence now comparable with the surrounding properties. The accommodation is now more balanced with all the most important rooms increased in size to reflect the overall size of the house. Externally the appearance has been transformed and a new style created that helps raise the value of the property and for it to achieve its full potential.



GREENANE NEW BUILD Project Cost £750k-£1.0m Footprint: 650m² (6,995ft²) Our client was fortunate enough to acquire this site which came with a 1500ft2 bungalow in 3 acres of land. The plot is in a rural location with spectacular 360 degree views over the surrounding countryside. The plot remained in the village settlement boundary and therefore avoided greenbelt classification.

The boxes are designed offset, allowing all internal areas to receive maximum natural light throughout the day and give aspect onto the plots rural surroundings. Large terrace areas have been included at first floor to provide ample breakout space and an external stair give direct access to the garden.

The Client brief was to achieve a design for an uber­ contemporary dwelling that would create a landmark building. Our initial concept proposed an upside down house with living accommodation set at first floor level where the best views could be captured. The form of the building is

Externally the use of natural stone anchors the house into the site and the use of render, copper cladding and large areas of glazing give the building a lightweight and contemporary feel.

AVON REACH NEW BUILD Project Cost £325k - £490k Footprint: 325m² (3,497ft²) The client purchased the existing 3 bedroom bungalow with plans to create something special. The plot is located in a village location and our brief was to replace the bungalow with a contemporary design. The site enjoys rear aspect over adjoining countryside. The main constraints for the design process was the form and proximity of neighbouring buildings meaning a traditional form was needed to successfully integrate the new building into the existing street scene. The form of the building reflect the roof forms that existing in the context,

but contemporary detailing has been adopted to achieve a modern building and meet the clients brief. The materials used complete a clean, crisp appearance achieving an interesting design and a low maintenance solution. The end result creates a functional property and a striking modern look using standard materials applied to the envelope to achieve the best balance of cost efficiency and maintenance friendly building. The property was recently featured in Home Building and Renovating magazine (October 2015).




THE MOUNT REMODEL Project Cost £300k-£400k Existing / Proposed Footprint: 190m² (2,045ft²) / 321m² (3,454ft²) When the owners purchased this 2 storey 4 bedroom house, located in a spacious plot they knew that the existing house fell well short of what they needed a family home to provide. The plot and location gave them everything they wanted in terms of position and external environment and the intention was always to undertake a radical remodel. The design brief included the need to increase the size and quality of all rooms and also to transform the external appearance to achieve a modern looking property.

The design proposals included to enhance all the existing spaces and focused specifically on the creation of a huge open plan family space on the ground floor that stretches across the majority of the rear elevation. Relocation of the existing staircase was key to unlocking the cramped arrangement and creating a flow into the open plan area directly from the entrance hall. The extended first floor allows the existing bedrooms to be increased in size, adding en suite bathrooms. A floating mezzanine floor to the master

The house now provides ample accommodation with additional and enhanced bedroom spaces and en-suites maximising the value of this property. The open plan area is key to the end result and this now connects the occupants directly onto the large private rear garden. Externally the property now looks and feels like it was built in this era and the palette of neutral colours provided by stone, brick and render means the new look will stand the test of time.

Externally a modern appearance has been created applying predominantly white render with accent materials such as contemporary brickwork, natural stone and metal cladding that help to focus the eye on the main entrance. The slate roof and aluminium windows complete the new modern style and transforms the property beyond recognition.

DAYLESFORD REMODEL Project Cost £400k-£500k Existing / Proposed Footprint: 248m² (2,669ft²) / 367m² (3,950ft²) The owners of this existing 4 bedroom house on a small city centre plot needed to increase and enhance accommodation whilst updating its external appearance. The existing property was built in 1950s and finished in red brick and render external walls with a tiled pitched roof. The property fills the width of its plot and sits close to the neighbouring properties on both sides that also have a comparable mass, bulk and height. We were engaged to find an appropriate design solution to meet the challenging brief. The chosen design solution utilised a mansard roof shape in order to create as much additional floor space as possible to a new second storey. This roof form also kept the overall height of the finished design to a minimum in order to obtain planning permission. The additional storey creates a large flexible open plan leisure space and a large bedroom

overlooking the rear garden. The relocation of a bedroom on the first floor allows for the 3 remaining bedrooms to be increased in size all with en­suite bathrooms and dressing areas. Further internal remodelling allows natural light to penetrate through the property into the centre of the footprint by forming voids in floor to circulations spaces. Externally to the rear contemporary appearance has been created using a mixture red brick to match the existing house, white render and large expanses of glass. The 2nd storey gable to the new mansard roof has been set back to break up the mass and the roof verge has been finished with galvanised steel edging to create a crisp outline. The end result pulls the existing aging building into the 21st century and now provides luxury accommodation and an individually designed dwelling for the owners to be proud of.

BENELLEN ROAD REMODEL Project Cost £250k-£300k Existing / Proposed Footprint: 197m² (2,120ft²) / 312m² (3,260ft²) The existing 1930s Spanish style property had some charm, but the fabric was in need of updating and the client required a building that would perform and provide a long term home for a growing family. The site is situated in a conservation area and any design would need to have a positive contribution in order to achieve planning permission.

The design successfully meets the client’s current and future requirements, generating ample bedrooms and some fantastic open plan entertaining spaces on the ground floor. Externally a true New England style is completed with some elegant joinery details. The pale weatherboarding creates a warm look and a natural slate roof gives a nice contrast and a touch of class.

The client’s design direction indicated a preference towards a New England style, which aided the visual transformation of the property using weatherboard to cover up the existing tired looking finishes.
