he 180m² existing bungalow was in a sought after location close to the prestigious Sandbanks region in Poole, Dorset. The plot features a large private garden to the side of the bungalow wrapping round into an enclosed courtyard garden to the rear. The original property was a single storey bungalow immediately adjacent two storey development, presenting an ideal development opportunity. Built in the 1950s in cavity wall construction, facing brickwork external walls and concrete tiled roof, the bungalow was largely original and in need of complete modernisation. The client’s brief was to extend and remodel to create an individually designed family home delivery quality living spaces, additional bedrooms and architectural interest. The client’s budget was £280,000. excluding landscaping. The overall room sizes fell short of the expectations and needs of a family home. The layout consisted of cramped separate rooms connecting to a narrow hallway with no natural light. This resulted in a disjointed floor plan, restricting flow through the layout. This does not reflect the interconnected open plan living spaces that we prefer today that provide direct flow from one space to the other and good natural light penetration. In addition the living spaces did not connect the occupants to the South facing amenity space with only a single door access from the kitchen. This made using the

The main decision was to provide an additional storey which could occupy all the bedrooms required. Moving the existing bedrooms into the new storey allowed the entire ground floor footprint to be allocated for main habitable spaces. With budget in mind the irregular existing ground floor plan remained unchanged. In order to divorce up the first floor from the ground floor the floor structure was cantilevered out over the ground floor walls. While cantilevers are seen to be an unnecessary expense, it did result in the use of a simple rectangular floor plan and roof geometry which delivery more space in a cost efficient manner. These cantilevers then added features to the appearance and provided pockets of shelter to the ground floor break out spaces. Externally a modern appearance has been achieved using a mixture of crisp white June 2022 | Living | 55
render, natural slate and cedar cladding. The roof is finished in man-made fibre cement, which gives a more contemporary appearance when compared to natural slate and provides the benefits of a manufacturers guarantee. Powder coated aluminium windows with horizontal transoms complete the external transformation.

he ground floor layout provides a large open plan family area that stretches across the majority of the rear elevation. Full height glass increases aspect, improves connection with external spaces and promotes better penetration of natural light. The existing staircase has been relocated which allows an improved flow into the open plan area directly from the entrance hall. Two separate living areas are provided, along with a large games room and generous home office that could be used as a guest bedroom. A shower room has also been provided which could allow for independent living on the ground floor if required. The new first floor storey the delivery of four large double bedrooms, three en-suites and a family bathroom. The master bedroom is luxury standard with dedicated dressing room and mezzanine floor in the roof void complete with roll top freestanding bath. The completed project provides over 4,000ft² of accommodation, with additional and enhanced bedroom spaces. The open plan area is key to the end result and this now connects the occupants directly onto the south facing private garden. The design makes best use of what the site has to offer, adapting the structure and reconfiguring the spatial arrangement. Externally the property now looks and feels like it was built in this era with a palette of neutral colours in a style that will stand the test of time.
