The Trials and Tribulations Of Being A Vendor
“To be (exclusive) or not to be (exclusive) – That is the question” Lately we have noticed that some agencies are suggesting that listing a property exclusively (that is, just with one agency), is a sure-fire way to sell one’s house quickly. Many of these exclusive contracts promise lower commission rates or listings on “wide reaching and international” platforms. Sounds good! If your property is a true bargain, or is really unique, or has certain characteristics that will ensure a very fast sale, then the agencies will fight to achieve an exclusive agreement, to guarantee they alone will make the sale. There is nothing wrong with this for the vendor – they know they will sell fast and at a cheaper rate. But in most cases properties take a little time to sell, especially in this somewhat seasonal market, so vendors should think carefully about the advantages and disadvantages of such an exclusive arrangement – who is it really benefitting? Maybe just the agent! In some recent cases we have even come across exclusive contracts where the vendors are actually paying more than the multi-agency rates of other agencies. In such cases, where is the benefit of such an agreement? We personally believe that it is in the interest of most vendors to carefully choose a selection of maybe two or three agencies with whom they feel they could build a good, trustworthy relationship. If you are thinking of selling, we would suggest you make sure the agents visit your property, get a feel for their genuine interest, ask questions, how they work, rates, when you have to pay those rates, where do they advertise? Maybe one agency advertises specifically to one particular market and another in other countries or markets, on different portals – so look for the right combination of agencies for maximum exposure of your property and minimum overlap. Don’t be pushed into signing an exclusive contract without prior consideration. It is often the case that exclusive contracts may inadvertently close more doors on more buyers than they open. Dear Walter: I hope you can help me here. The other day I set off for work leaving my husband in the house watching the TV as usual. I hadn't gone more than a mile down the road when my engine conked out and the car shuddered to a halt. I walked back home to get my husband's help. When I got home I couldn't believe my eyes. He was in the bedroom with a neighbour lady making mad passionate love to her. I am 32, my husband is 34 and we have been married for twelve years. When I confronted him, he broke down and admitted that he'd been having an affair for the past six months.
I told him to stop or I would leave him. He was let go from his job six months ago and he says he has been feeling increasingly depressed and worthless. I love him very much, but ever since I gave him the ultimatum he has become increasingly distant. I don't feel I can get through to him anymore. Can you please help?

Dear Sheila:
A car stalling after being driven a short distance can be caused by a variety of faults with the engine. Start by checking that there is no debris in the fuel line. If it is clear, check the jubilee clips holding the vacuum pipes onto the inlet manifold. If none of these approaches solves the problem, it could be that the fuel pump itself is faulty, causing low delivery pressure to the carburettor float chamber. I hope this helps. Walter

Maribel Martín and Emma Ramírez, two Spanish painters joined by their passion for figurative and portrait, introduce us to their work at the Nerja Municipal Exhibition room in Calle Almirante Ferrándiz, 14 from April 21st to May 8th Both artists met two years ago at the IV Frigiliana Art Route, hit it off and since then they support each other, laugh and enjoy art together. “We are delighted to be able to put together our works and share such a good space and experience. An exhibition is always a challenge, an objective, a kind of "luck" that must be taken advantage of and if shared, better and more enriching.” In this exhibition, the artists exhibit different series in which they have been working on mainly during the past 2 years. Their personal experiences during this period mark the themes and the evolution in their painting. Emma Ramírez lived for four years in Southeast Asia and this has influenced her work and her life experience, delving into that culture and sharing short stories with the viewer.
Maribel Martín found her vocation as an artist nine years ago. Seduced since then by painting, she has continued to express with brushes what she previously expressed through writing. Recently both artists are immersed in the experience of painting live with a model, hence the title of the exhibition: LOOK AT ME. This working method is more difficult, because it requires speed and patience at the same time, organising appointments with models, being at the expense of changes in light and weather..., however, it is very satisfying. The American International Club is a social club open to all nationalities which spans the area from Almunecar to Torrox and beyond. Activities include tapas runs, monthly excursions, petanque, coffee mornings, dinners and walks. The Club raises funds for Spanish charities and each year makes a significant donation to a local organisation as a way of saying "thank you" to our host nation.
