Owners Jeff and Andrea Vanzant describe their work family as the biggest inspiration during their time at Clear Title, enabling them to pursue the goals they originally set for the business. They are incredibly grateful for the vision they all share, their hard work, and putting the customers fi rst 100% of the time.
Jeff Vanzant founded Clear Title in 2004 after being encouraged by his brother – who was in the mortgage industry – to start a good, reliable title company in Central Kentucky. Andrea thought he was a bit crazy to leave his job and start this new venture. But within a year, the two were engaged and starting a new business. Now, they are happily married and owners of a thriving company. Aside from their shared passion for Clear Title, Jeff and Andrea’s number one joy in life is raising their three sons. With two of their sons having different types of epilepsy, the duo has done extensive self-educating over the past ten years, and the pair are strong advocates for epilepsy awareness. They enjoy helping others who may be on the same journey. When asked what experience they would share with someone starting a new company, Jeff advises, “There is no better time than the present.” He says that owning your business is similar to raising a child, with ups and downs, sleepless nights, and fi rst steps. You have to be thickskinned and be willing to roll with the punches, but you will learn so much about yourself in the process. Owning a business is hard, even educational, but it is worth the effort, he says.

Real Estate Title Search
A real estate title search, also known as a property title search, is a search for documents on a specifi c property. The property title, which defi nes who has legal ownership of a home, might not contain all of the updated information about liens on the property. It also may not include a complete history of the property. A property title search will tell you who — besides the owner — has a claim on the home.
A property title search will also include any deed restrictions, which means it will tell you if there are limits to how the property can be used. For example, there might be a limit to the type of or amount of construction the city will allow on a property. A property title search will also reveal if there are any easements on the property. An easement is the right for another party to use someone else’s land.
Property boundaries are also included in the property title search. This might seem pretty straightforward if you have a fence or defi ned property division at the side of a driveway. But problems can arise if previous construction mistakes were made, so it’s important to know exactly where your property lines sit.
