Grant Botma, Founder of Stewardship Mortgage in Gilbert Arizona approaches his job with a true servant’s heart. His company’s stated mission of “loving people through a mortgage” is no mere catchphrase, and he and his company strive to provide the most competitive financing available while keeping each of their client’s best interests at heart. Grant, who also owns an insurance agency and financial planning firm, began his journey in the world of finance when he was still 10Copyright Top Agent Magazine

in high school. “I was working as a credit card collector,” he recalls, “and was consistently receiving top marks.” A few years later, a youth group counselor playfully challenged him to demonstrate his ability to collect debt, and Grant impressed him with the personal, empathetic approach that he utilized to great success. “He was kind of trying to embarrass me in front of the other kids,” Grant recalls with a laugh. “I didn’t know it at the time, but he also owned a mortgage company, and he ended up offering me a job and teaching Top Agent Magazine


me the mortgage industry.” That was in 2001, and since then Grant has solidly established himself as one of the most successful loan originators in the business. Grant is rightfully proud of Stewardship Mortgage, as it was recently awarded “Mortgage Broker of The Year” for Arizona. “We have an average closing time right now of only nineteen days,” he says. “But the big thing is price. We not only have extremely competitive negotiated rates with our lenders, but we also Top Agent Magazine

have a flat fee for origination. So regardless of loan amount, our clients are still going to get charged the same. Basically, there is next to no one in the state who can beat us when the loan amount is over $200,000. We encourage people to shop around because when they do, they almost always come back to us.” Another very vital factor in Stewardship’s success is their authentic, truly caring approach and a compassionate ethos that imbues every transaction. “This may sound weird,” says Grant, Copyright Top Agent Magazine11

Grant Botma’s Stewardship Mortgage in Gilbert was recently awarded “Mortgage Broker of The Year” for the state of Arizona. “but we really want to make people feel loved as they go through the mortgage process. We want to completely educate them and provide for them an experience that matches the emotions they have attached to becoming a homeowner.” It’s no secret that many people find the financial side of buying a home overwhelming and mysterious, so Grant and his eighteen equally-dedicated employees work hard to put their clients at ease. “Our offices are very unique, and we try to do as many appointments in person as possible,” explains Grant. “They get served delicious coffee or tea, and we seat them on a couch when they meet with the originator. There’s a big-screen TV, and we go over all their options on it. We educate them on what all their options are, and what might be best for them. Ironically, Grant does not like mortgages, a paradox that allows him a fair share of empathy with his clients. “I don’t know anyone who really likes mortgages,” he says. “But what I like most about what I do is that I’m able to take something people don’t like and make that experience at least somewhat enjoyable. I want to ensure that as they move forward that the financing that we’ve help set up for them are going to enhance their lives.” Giving back to his community is extremely important to Grant, and he does so in a myriad of ways. As a board member who helped start the Arizona division of the Midwest Food Bank, he provides sustenance for the indigent in his community. He is also extremely active in his church, where he serves by teaching Financial Peace University. He also donates at year’s Top Agent Magazine

When he’s not working, Grant loves spending time with his wife and children, all of whom are avid baseball fans. “We have season tickets to Chicago Cubs Spring Training here in Arizona, and we like to go to as many of those games as we can.” Looking to the future, Grant’s plan is to continue growing his business so he can provide as many in his community as he can with the very best service available in the mortgage industry. However, Grant plans on implementing some intentional marketing methods, including a larger social media presence. “We’ve grown every year,” says Grant of Stewardship. “That’s great, but we want to make an even bigger impact on our community. If people are closing a deal and it’s not with us, there’s a very good chance that it was not what was best for them or not the best possible deal. 4 Reasons Why Multitasking Can Actually Derail Your Day Common wisdom dictates that a master multitasker is likely to garner the most success. After all, doesn’t juggling multiple projects at once mean you’ll work faster than if you took each one as it came? While multitasking is often cited as a desirable skill—and surely serves its purpose now and again—studies show that a mere 2% of individuals can actually multitask effectively. Meanwhile, the remaining 98% might be doing more harm than good by trying Top Agent Magazine

to tackle too much at once. Take a look below at some little-known facts about the risky side of waging a routine built on multitasking.

1. Multitasking decreases productivity While multitasking gives us the illusion of completing two tasks at once, it actually means

our focus and productivity is split. In other words, switching back and forth between two activities doesn’t mean they’ll each be completed sooner; it means that you’re getting half-as-much complete as you would if you focused on a singular task. Multitasking fatigues your brain, elicits stress, and make you less efficient in retaining new information.

2. Multitasking is actually addictive While watching TV or taking a walk, have you ever noticed the impulse to check your smartphone or scroll through your social media feed? Even though we think about multitasking as a workplace skill, it’s also an addictive form of mental stimulation. By satiating our need for distraction with constant check-ins online, we become accustomed to frequent breaks in our focus, training us to crave updates, messages, and push notifications—we even hit refresh when we’ve checked in five minutes prior! This negative habit-building makes it difficult to complete sustained bouts of concentration.

3. Multitasking has negative physical side effects Studies show that those who juggle multiple focus-intensive activities actually show spikes in cortisol, a stress hormone. Likewise, frequent multitaskers display symptoms of sleep deprivation: fatigue, disorientation, and lack of focus. Studies in Europe have recently 16

discovered that those who consistently multitask may actually show decreases in empathy and emotional control. What’s more, a constant sense of anticipation—readying to switch from one task to another, or persistently checking for e-mail updates—can potentially cause a decrease in overall IQ.

4. Multitasking breeds mistakes When our attention is split between tasks, it’s difficult to perceive and retain detail-oriented information. Because of this, mistakes—typos, clerical errors, mislabeled documents, and the like—occur with greater frequency. We’re in such a hurry to complete a portion of a task and switch to the next project that we lose sight of prompts, deadlines, and tying up loose ends. This means multitaskers are far more likely to overlook a glaring error than an individual who is devoting 100% of their attention to the task at hand. Now that we understand some of the dangers of multitasking, what can we do about it? While our tech-driven day-to-day might make focusing on a singular task a difficult endeavor, it’s the surest way to produce efficient, error-free work—while cutting down on stress, fatigue, and miscommunication. Try approaching your tasks for the day with a clear-cut schedule, moving one task at a time down your to-do list. This approach can eliminate some of the inefficiency inherent in multitasking and make for your most productive work routine yet.

Body Language: How to Read Your Prospect Like a Book!

By John Boe Are you aware that your body language gestures reveal your deepest feelings and hidden thoughts to total strangers? The very first sale you must make with each new prospect is to “sell yourself”. If your prospect doesn’t like or trust you, he or she will never even remotely consider buying your product or service. Understanding body language gestures will help you build trust and rapport quickly with your prospects and customers... face-to-face or over the phone. 18

Body language is a mixture of movement, posture, and tone of voice. Top sales reps and the most successful managers recognize the importance of nonverbal “buy signals” in the selling process and have learned to “listen with their eyes”. They understand the power of body language and know how to use their gestures and voice tone to establish trust and build rapport quickly. Body language research shows that nonverbal communication has a much greater impact and reliability than the spoken word. Therefore, if your prospect’s words are not congruent with his or her body language gestures, you would be wise to rely on the body language as a more accurate reflection of true feelings. The good news about body language is that you were born knowing the information. This explains why people from different cultures can communicate effectively without having to speak a single word. In the animal kingdom, every cat, dog, bear, horse, etc. on the planet will use the same body language gestures to communicate with each other. For example, when an animal is angry, they will pin their ears back flat against their head. Even though people understand body language instinctively, the meaning of “finger gestures” may change from one culture to another. Finger gestures, such as the V for victory sign or the okay gesture are “learned gestures” created by the culture and the meaning often varies from country to country. For example, on January 23, 1968, the USS Pueblo, a Navy intelligence ship, was engaged in a routine surveillance mission off the North Korean coast when it was intercepted by North Korean patrol boats. The 83-man crew were captured and imprisoned in Pyongyang, where they were interrogated and beaten. In an attempt to gain propaganda value from the crew, the North Koreans conducted a news conference. When photographed during the press conference, some of the ship’s crew expressed their disdain for their captors by sticking out their middle finger. While this finger gesture was noticed by the North Koreans they didn’t understand the disrespectful meaning that the gesture implied. of the finger gesture was revealed, the North Koreans were politically embarrassed and severely beat the crew. During your sales presentation, it’s critically important to get started on the right foot. Research shows that we decide in the first few moments whether we like someone or not. Yes, we also judge a book by its cover too. There’s absolutely no substitute for a positive first impression. Create a favorable first impression and build rapport quickly by using open body language. In addition to smiling and making good eye contact, you should show the palms of your hands, keep your arms unfolded, and your legs uncrossed. Body language is

You can build trust and rapport by deliberately, but subtly, “matching and mirroring” your prospect’s body language in the first few minutes of the appointment. For example, if you notice that your prospect starts off the appointment by crossing his or her legs and sitting back in the chair, you should match them by crossing your legs and sitting back in your chair as well. After you believe you have developed trust and rapport, you can verify it by seeing if your prospect will begin matching your gestures. Try leading your prospect into a more open and receptive body language posture by uncrossing your legs and leaning towards the table. If you notice your prospect subconsciously begins matching your body language gestures, congratulations, this indicates that you have laid the foundation of trust and rapport. Conversely, if you notice that your prospect is mismatching your body language gestures, you know trust and rapport has not been established and you need to continue the “matching and mirroring” process. Be mindful to evaluate the flow of “gesture clusters” rather than isolated gestures taken out of context. Listed below are some important body language gestures that you need to become familiar with. There are two basic categories of body postures; Open/Closed and Forward/Back. In an open and receptive body posture, arms are unfolded, legs uncrossed, and palms are exposed. In a closed body posture, arms are folded, legs are crossed and the entire body is usually turned away.

What do they wish was different? How might things be streamlined? What skills do they wish they possessed? Encourage team members to be imaginative and wrestle with the hurdles or questions they’ve been grappling with. When time is up, split employees into smaller breakout groups and allow them to share their thoughts with one another. Not only will this ignite thoughtful discussion, but it will also allow team members the chance to brainstorm creatively, while articulating their ideas and visions for the road ahead.

Try office-themed trivia: come up with thirty trivia questions based on your office, then divide team members into competing groups. Encourage groups to think up team names, and organize trivia questions into themed categories. Remember to award fun prizes to create a light incentive. A healthy sense of competition revolving around silly subject matter can get team members loosened up and working together. Concoct questions of moderate difficulty that speak to people’s common ground. For instance, how many tiles are in the office kitchen? Or, how many doors can be found in the office? These questions are light and won’t create any real tension, but will allow a reframing of a stuffy office into a collective home base. Plus, it’ll keep your next holiday party lively. Team-building is an important form of routine maintenance, whose benefits shouldn’t be overlooked. Whatever activity you land on, the overarching idea is to nudge team members beyond their comfortable routines and come together in a new way.
