In 1999, Beth and I packed up our three babies and left everything in Michigan for a new opportunity in Atlanta. By 2002, I had left corporate America and found myself "flipping" houses for a living. Since then, we have built a Real Estate company that has served over 1,500 clients. I have obtaiined my Certified General Appraisal license in the state of Georgia, am a home inspector, and a REALTOR. We are recognized as one of the top producing teams in the Keller Williams Realty Partners office in Woodstock, Ga.

Being a Realtor isn't the only thing I do: I am a local educator and have been since 2002 and also serve as a state commissioner. I am a mother to 3 kids who are now grown up and have started their own lives. Away from work, I love to relax and will rad any book you in put in front of me.

I am the youngest of the three Townsend siblings. I proudly graduated from the College of Coastal Georgia in May 2020 with a degree in Marketing, a field I have grown truly passionate about. Working in the family business has been a delightful, challenging, and exhilarating experience all rolled into one. I oversee all our marketing initiatives, which includes managing our listing inventory and handling daily operations.

A "For Sale" sign will be placed on your property 1.

Have professional photos taken of the interior and exterior of the home 4.

Your home will be promptly submitted to the local Multiple Listing Services (MLS). The remarks section will be customized to maximize the appeal to cooperating agents 5.

Offer & Contract

31 Receive and review all offers to purchase contracts submitted by buyers or buyers' agents

32. Counsel seller on offers. Explain the pros and cons of each offer we receive

33. Confirm buyer is pre-qualified by contacting loan officers

34. Negotiate all offers on the seller's behalf

35 Prepare and convey any counteroffers, acceptance, or amendments to the buyer's agent

36. Email copies of the contract and all addendums to the closing attorney, lender, co-op agent, & all other parties

37. Record and promptly deposit the buyer's money into an escrow account

38. Advise seller in handling additional offers to purchase submitted between contract and closing

39. Change MLS Status to "Sale Pending"

40. Coordinate all inspections, such as pests, termite septic, survey, mold, radon, home inspection, etc.

41. Recieve and review all inspections with the seller and negotiate any items that may have an impact on the sale

42. Assist the seller in identifying and negotiating any items that may have an impact on the sale

43. Negotiate payment and oversee the completion of all required repairs on the seller's behalf, if needed.

44. Follow the BCW formula when negotiating buyer repair requests

Tracking The Loan Process

45. Follow loan processing through to the underwriter

46. Contact the lender weekly to ensure processing is on track

47. Relay final approval of buyer's loan application to seller

48. Schedule appraisal

49. Provide comparable sales used in market pricing to appraiser if needed

50. Follow up on appraisal

51. Assist the seller in questioning the appraisal report if it seems too low

Closing Preparations and Duties

52. Coordinate the closing process with the buyer's agent and lender

53. Ensure all parties have all forms and information needed to close the sale

54. Select the location for closing

55 Confirm closing date and time and notify all parties

56. Work alongside the attorney in resolving any title, easement, or boundary issues if needed

57. Work with the buyer's agent in scheduling and conducting the buyer's final; walkthrough before closing

58. Research all tax, HOA, utility, and other applicable prorations

59. Request final closing figures from the closing agent (attorney or title company)

60. Recieve and carefully review closing figures to ensure accuracy

61. Provide "Home Owners Warranty" for availability at closing is applicable

62. Provide earnest money deposit from escrow account to closing agent

63. Coordinate closing with seller's next purchase, resolving timing issues

64. Have a "no surprise" closing so that the seller receives a net proceeds check/wire at closing

65. Refer sellers to one of the best the agent in their destination, if applicable

66. Change MLS status to SOLD. Enter the sale date, price, selling brokerage, agent's ID numbers, etc.

DO YOU NEED STAGING?

Before your house hits the market, you want to "stage" your home to show off the best features. A clean, well-lit home will appeal to potential buyers and enable our photographer to show your home in the best lighting possible.

Additionally, it can be difficult for potential buyers to see themselves in a space that is heavily cluttered with the owner's personal trinkets and belongings. Make sure to follow our list of tips and tricks and this will be a great way to get high-quality photos of your home.

GET YOUR HOME READY FOR PHOTOS

When your home is getting photographed you want it to look the bests it's ever looked. Below are some tips to help you prepare. When you are getting ready, look around the room like you have never been there before and notice things that are our of place or cluttered. Before our photographer arrives to take pictures of your home please open all blinds, turn on all lights, and turn off all fans.

Outside:

Please have the cars out of the driveway and parked in front of the house.

Please do some general yard work; trim overgrown plants, rake dead leaves, mow, and edge

Do some general clean-up: Arrange deck furniture neatly, pick up toys from the yard, sweep the patio/deck and walkway if needed

If you can, hide your trashcans and roll up your hoses.

Inside:

Make sure toys are picked up and out of sight in every room

Pick up any shoes, especially in the entry area

Clean any french doors or glass front/back doors

Clean windows that are streaked or dirty.

If you have pets, make sure the dishes are hidden, and the litter box and crate too if possible

Check for burned-out light bulbs and replace them

Hide the paper stacks- bills, mail, magazines

Hide the trashcans

Kitchen:

Clean off counters of most items- dishtowels, food, dishes, etc.

Wash and put away the dishes

Remove everything from the outside of the refrigerator

Bedroom:

Make all beds. Pick up all laundry and neatly put toys where they go (preferably out of sight).

Bathrooms:

Clean up the bathrooms- no shampoos, razors, towels laying around, etc.

Put all toilet seats down

Hang towels neatly on pegs or towel bars, but do not throw them over the shower rod.

Clean off the counters. nothing out except decorative items and hand towels

Clean out the shower- no shampoo bottles, face cloths, etc.

Living Room:

Pick up remote controls

Straighten furniture and pillows

We love supporting our local foster care programs. For the past couple years, we have been supporting Children's Haven as much as we can. Children's Haven provides services toward the health and happiness of children impacted by abuse and neglect.

RED DAY

We've pourned into our communities in a number of ways, initiating service projects like building new homes from the ground up, gathering and distributing food to those who need it, and even spreading joy and raising funds as only KW can when life takes an unexpected turn.
