Our team are working with the area which is well-known as commercial and service financial zone of district 1. The neighborhood is identified by various buildings with commercial function , luxury hotel , restaurants,... Moreover , this area has always been prioritized by owning iconic buildings which helps developing the tourism industry , such as Ben Thanh market , Metro , Sai Gon shopping center,...
ABOUT PROJECT / URBAN CONTEXT BEN THANH MARKET The market is way different from today's commercial centers, bringing a taste of the past. The old market is located in the bustling city center. It is a testament to the city, a highlight for the city. SAIGON CENTER
METRO In addition to serving passengers of metro line 1, Ben Thanh underground station is also a transit point, connecting other metro lines such as metro line 2 (Ben Thanh - Tham Luong), metro line 3a (Ben Thanh - Tan Kien). and metro line 4 (Thanh Xuan - Hiep Phuoc urban area).
Not only is the focal point connecting many metro lines, to serve the needs of the people, in addition to the underground station, Ho Chi Minh City will build an integrated Ben Thanh underground commercial center here.

The study area has a good balance of retail , services , commercial spaces , schools and a range of residential types ( low-rise apartment) . SITE ANALYSIS / LAND USE Current development inside the project site are METRO station-spirit of Saigon. PROS : Most of residential land is mix-used ( residential and commercial on GF). This is the key development of trade of the area, creating ideal conditions for the efficiency of land use CONS: Green land progress in the area is much but has not been exploited effectively, mainly the 23/9 park.

This area follows the coarse grain urban fabric. Coarse grain urban fabric is like burlap: rough, large-scale weaves that are functional, but not usually comfortable. Such places consist of one of two things. Large blocks, predominated by big box stores and other car contract retail and corporate centers, or multi-block mega project dropped on a city without integrating the surrounding city or community. urban structure which is used in this neighborhood is multinucleated urban structure

SENSORIAL ELEMENTS SOUNDS AND NOISES
Because this is the primary commercial district, the noise comes primarily from the shops along the roads. Furthermore, because this is the city center, there is a lot of traffic here, which contributes to a lot of noise.

VEHICULAR PATHS Tran Hung Dao - Le Loi st can be considered as a major path because it strechtes along the study area. It is also where the concentration of public transportation is which naturally makes it an important path. Weaker major paths including streets that connect smaller areas together and internal streets can be considered as minor paths
minor path major path PEDESTRIAN PATHS The strongest pedestrian path in the site study is the one which is along the 23/9 park, Le Loi green corridor. Given the high permeability of the study area due to the myriad passages between buildings every 30m approximately. There are also a multiplicity of minor pedestrian paths permeating the area.

Nguyen Thi Nghia and Tran Hung Dao - Ham Nghi st are the two clear edges that be defined the limits of the study area. However, Ham Nghi-Tran Hung Dao st is considered as a strong edge because of strong path
LANDMARKS The primary landmarks are Ben Thanh market and Metro. The secondary landmark is the Hindu temple that are all located within a walkable distance from Ben Thanh Market

There are a combination between classical style and modern style. Some of the iconic buildings are in classical style and the commercial buldings are in modern style.

SITE ANALYSIS / MOVEMENT One-way streets make it tough to turn around and find another route. In addition, it generates everyday traffic bottlenecks here, particularly in the morning and afternoon. Particularly at large crossroads.
TRAFFIC DISADVANTAGES
SITE ANALYSIS / PUBLIC TRANSPORT NETWORK Bus stops are mainly located along the Ham Nghi st , in both directions. The bus line connects the city center with most of districts in hcm city such as study area , Giang Dien fountain, western bus station,.. According to the diagram, around 52% of the proposed neighborhood is accessible within easy 5mins walking distance from the bus stop. However, it is reachable by a 10 mins walking distance, which is acceptable to reach public transportation with proper shaded and safe paths,

In order to help in creating a sustainable walkable neighborhood that would allow people to live in the without the need for a car, a suggestion of adding two more bus lines ( as shown on the map ) along the THD st and LTT st. The new lines will be able to connect the neighborhood with other districts such as district 3 , district 4 , Binh Thanh. current available bus line proposed bus line current bus stops proposed bus stops
SITE ANALYSIS / PEDESTRIAN SURFACE The study area has a total of 75% of vehicles related uses, including 40% roads , 25% paved parking and 10% informal use of parking in vacant lands. Whereas 25% of the study area is devoted for pedestrian uses. In addition to the formal planned vehicles surface ( road and pave parking ) , informal parking on vacant lands have been created by residents , taking up some of the sikka space that was intially devoted for pesdestrians, Surface areas devoted for pedestrians are mainly sidewalks, sikkas and the commercial promenade. Sikkas and sidewalk range between 1-5m wide only.

SITE ANALYSIS / PEDESTRIAN SURFACE The pedestrian route near the park and public facilities is approximately 4m wide (bigger than the rest). People can walk freely in these areas of the road because they are not obstructed by shops or commercial services. The remaining sections of the walkway have a width of roughly 1.5 - 2m and are spaced out over commercial streets. It is tiny in part due to the occupancy of townhouses as well as commercial business services and on-the-spot parking.

PUBLIC TRADING BUILDING The emphasis and attractiveness of the city is created by a market building. The initiative is commercial in nature, with a focus on luring tourists. Allowing individuals to play and shop in a conventional setting.
LOST SPACE Later it was a Metro station and open public space but now it's a construction site so it's a lost space.

As a result, in the future, it will be a commercial zone open to all The sleek and well-designed bus terminal has disciplines. unwittingly become an attraction for many individuals other than those looking for transit. CONCLUSION: Due to construction, this neighborhood now lacks open public space. However, this issue may be resolved in the future.
