ABOUT ANGUILLA
It is the most northerly of the Leeward Islands in the Lesser Antilles and lies about 12 miles (19 km) north of the island of Saint Martin and 60 miles (100 km) northwest of Saint Kitts.
The British did not encounter any Arawaks on the island, but in 1656 a raid by Indians from one of the neighbouring islands wiped out their settlement.
Anguilla is a UK Overseas Territory and is internally selfgoverning with executive powers invested in the British Crown through an appointed Governor. The Governor Chairs the Executive Council (Cabinet) which has general control of the direction of Government.
The British established the first permanent European colony on Anguilla in 1650, and despite a few invasion attempts by the French, it has remained a Crown Colony ever since. While arid conditions thwarted the development of large plantations, the island did become an exporter of tobacco, cotton and salt.
Anguilla was colonized in 1650 by British settlers from Saint Kitts and thereafter remained a British territory, administered as part of the Leeward Islands colony.
Today, the Anguillan economy is heavily dependent on the tourism sector, particularly the high-end segment.

Today most people in Anguilla speak a Britishinfluenced variety of standard English, which is the official language.
Anguilla’s local currency is the Eastern Caribbean dollar, which is fixed to the U.S. dollar at $2.7(EC) to $1(USD). The U.S. dollar is accepted pretty much everywhere on the island.
The legal system in Anguilla is based on English common law in accordance with the Anguilla Constitution. It is administered by the Magistrate’s Court, the High Court and the Court of Appeal of the Eastern Caribbean

The standard GST rate is 13% and the registration threshold is annual turnover or expected annual turnover of XCD 300,000, with registration required within 15 days of recognizing that the threshold is met. Where the threshold is not met, voluntary registration may be considered by the IRD.
With taxes only being levied against members in their country of residence, Anguilla is a true tax-free zone. Only one member is required to incorporate an offshore company and can be formed very quickly at highly competitive rates.

You can now fly directly from Miami to Anguilla on American Airlines. Or travel via St. Maarten, St. Thomas, Puerto Rico, Antigua, St. Barth’s or by private plane, increasing travel options for you and potential renters. You’ll be on the beach, sipping our Beach Attendants’ famous rum punch in no time. Airport expansion to occur in 2026 once new terminal is built. This will allow direct flights from the east coast, our largest market.

Ships mostly anchor in Road Bay/Sandy Ground, a huge, shallow bay on the island’s north shore. There are no cruise ship berths, so tenders run you ashore to the dock and the superb beach. Occasionally ships will anchor off Blowing Point, the main ferry port on the southern shore. Marina plans are ongoing and we expect once to be started in the next 2 years. The one over by Altamer /Tonys Land seems the one that is furthest along.

Work permits are generally negotiated with government upfront on big projects - there is a process but they do recognize that there is not enough local talent. PIP has 30% work permits.
We have only two banks, Republic Bank and NCBA. Both will lend but it is quite a process.

There is a stamp duty from 0.01% to 5% charged on any contractual relationship document. Property tax is levied at a flat rate of 0.75% on the annual land value determined by the Land and Surveys Department.

It is also possible to negotiate duty free concessions on construction costs depending on size of project as well as reduced ALHL fees for buyers, again depending on scope of project: Building cost / sq. ft.: Each project will have specific characteristics of its own so it’s hard to give an estimate with any degree of certainty. But as a general rule one should calculate average construction costs for high end beach homes at approximately US $300/sq ft. Mid-range homes run on average at approx. US$170 / sq. ft.
