K n ow t h e h o u s e y ou a r e pu r c h as i n g : When was it built, what is the construction, what kind of roof? How old is the roof, plumbing, electrical? Is there a mitigation report you can give to the insurance agent? A wind mitigation report is a report that certifies that the house has been improved against hurricanes with the latest construction practices that have proven to reduce damage to the home from windstorm. Where is the house located? You may have to purchase wind insurance separately. What flood zone are you in? You may have to purchase a flood insurance policy. What is the square footage, how many bedrooms, how many bathrooms? what is covered: Most homeowner policies provide additional coverage. Appurtenant structures are 10%, contents are another limit of 50% and additional living expenses are 20%. Contents may be insured at replacement cost instead of actual cash value. Be careful of limitations. Jewelry, guns, fine arts and money are limited. Antiques and jewelry should be appraised and insured separately. Golf carts may be added for liability coverage. Some insurance carriers do a credit score check, so that may affect the premium as well. liability and medical payments: You can never have enough liability insurance and those higher limits of $300,000 or $500,000 are only a small amount of your insurance premium. Consider an umbrella. Medical payments are usually offered by the homeowner’s carrier and may provide some funds to offer a visitor without finding fault for medical bills due to an injury while in your home. know your insurance company and your agent: Ask the insurance agent you are working with what they know about the carrier. Does the insurance company offer a credit if you have more than one policy (i.e, automobile insurance) with them? Can the insurance agent handle your other lines of business, such as the automobile, boat or motorcycles?

L a s t b u t n o t l e a s t , P r a c t i c e R i s k M a n a g e m e n t : Put dead-bolt locks on all your doors. Do you have a central alarm system? Do you have smoke detectors in the house? Do you have hurricane shutters? Do you have a fire hydrant within 1000 feet? How far away is the fire department? Is there a pool, lake, creek or river close by that the fire department could use? Consider a deductible that is a little higher than what you are normally comfortable with. The savings in the long run could be considerable. Speaking of a deductible, here in Florida you may encounter a homeowner’s policy with two deductibles. One is for damage caused by wind and the other is for everything else. Also, the separate wind deductible may be for any kind of wind damage or only is the damage is caused by a “named storm” or “storm that is designated as a hurricane”. The wind deductible may be a percentage of the total amount the house is insured for. For example, a 3% wind deductible for a house insured for $100,000 is a $3,000 deductible. The “other than wind” deductible is may be a $1,000 or $2,500 flat deductible.
