VOLUSIA MARKET NEWS AND UPDATES WEST VOLUSIA BOARD OF REALTORS® The REAL ESTATE BOOK of Volusia (TREB) recently had the opportunity to chat with Ryan Tucholski, Chief Executive Officer for the West Volusia Board of REALTORS® and asked him to share his thoughts about the Real Estate market and news for West Volusia. Ryan, what insights can you share that may be of benefit to those seeking to relocate to the West Volusia region? “West Volusia is seeing tremendous amounts of growth due to the affordability factor as well as the influx of services that have grown over the past few years,” states Tucholski. “Businesses are opening and we have seen an expansion of services available to consumers such as grocery, shopping and hospitality. Combining those two factors with our outstanding private university, access to beaches and the metro-Orlando area, we’ve become a excellent choice – actually a ‘hub’ for everything you could ever need in Central Florida.” With regard to an ‘outstanding private university’ – How does the presence of Stetson and its impact within the region relate to Real Estate? “Having a higher education university not only draws in students from all over, it also provides employment opportunities. Stetson continues to be an anchor to downtown DeLand and that spurs development, housing needs and relocation.” What do you see as unique in West Volusia? “West Volusia is special for many reasons,” he says. “Mostly because of our proximity to the hustle and bustle of Orlando and the equal distance to the beautiful beaches in Volusia County. The numerous springs, central location, transportation options, etc. give us a great advantage - by ensuring that our residents have choices with regard to the kind of life they want to live here.” Speaking of your market – now that first quarter statistics are in, how do you feel about the current trend? “March shows that our growth in the market continues,” states Tucholski. “We saw big boosts in the number of units sold for the past few years and the median price of a home has grown by leaps and bounds. We see slight dips in the number of units sold lately only because the inventory levels

(homes available for sale) are at historic lows. I hear from REALTORS® all day long that they have the buyers but they can’t sell them homes if there aren’t choices or homes on the market. “ What does this do to the market? “It has become very competitive. Right now inventories are at 2.2 months. A healthy balanced market is considered 6 months. So, we are way behind on inventory (available) homes for sale. That will continue to lead to a decline in the number of units that are being sold every month and will drive prices up.” Tell us about your West Volusia members. “I’ve worked with a lot of REALTORS® during my 15 years of service to the industry, he says. “But, by far, have never met a better group than here at West Volusia. I find them to be hard working, caring and highly informed. Their cooperation with each other is like no other market I’ve worked in before. Our goal at the Association is to ensure an orderly marketplace for REALTORS® and consumers. And our members take to heart that it cannot be done without their dedicated efforts in this market.” Aside from the everday effort to acquire and sell listings, how involved are the West Volusia REALTORS® in Charities and Community matters? “We’ve developed a great partnership with the Boys and Girls Club of Volusia/ Flagler and also for the past few years have been working with the Colins Dream Park initiative to help build a skate park in Orange City. Our young professionals group has raised thousands of dollars to help get that park built for the community.”
