Although a home inspector can accompany a buyer during the final walk-through, it’s essential for the buyer to evaluate the home as an inspector would. To successfully complete the final walk-through, keep in mind these tips.

1 Have your contract, inspection report and any seller disclosures handy when walking through the home. These documents will help you determine if any new issues developed after the inspection, and which repairs, if any, were included in the agreement. Any new issues should be documented and brought up to your real estate agent.

2 Inspect both the exterior and interior of the home, paying special attention to any issues the seller agreed to resolve before closing. This is crucial, especially if the seller has already vacated. Spend some time assessing the landscape and grounds, as well as conﬁrming that all doors and windows not only open and close properly, but are also secure. 3 Inside the home, test the HVAC system and all appliances included in the contract. Turn on and off all lights, both inside and outside, and check the temperature and

water pressure for all faucets. Remember to ﬂush toilets to ensure there are no drips or leaks. Inspect the ceilings and ﬂoors for water issues as well.

4 Before completing the ﬁnal walk-through,

be sure to ask for working keys to every door, alarm codes, garage openers and any appliance or system manuals. Then test them to make sure they all work. It’s also a good idea to ask for copies of receipts for any repairs the sellers paid for. Again, anything that looks off should be mentioned to your realtor and dealt with right away. By following these tips, you’ll be prepared to carry out a ﬁnal walkthough and assess your home one last time. Even for those who are able to pay off their mortgage, the cost of annual maintenance - plus the little luxuries we tack on - can really add up. In order to save some money this upcoming year on home-related expenditures, consider these steps:

REFINANCE. Interest rates are still fairly low right now, so take a look at your current mortgage and assess if it would be wise to refinance. Cutting even $100 from your monthly mortgage payment will mean huge savings over the life of your loan. Be sure to understand the terms of the refinance, as sometimes the cost to refinance does not outweigh the savings. Consult your accountant or financial adviser as well before refinancing. SHOP YOUR HOMEOWNERS INSURANCE. We often overlook the cost of homeowners insurance because it is escrowed and paid as part of our monthly mortgage payment. However, you could be greatly overpaying for homeowners insurance, which would increase your monthly mortgage payment unnecessarily. While you’re at it, ask your home insurance agent to package in your car, boat, or other insurance policies to get additional discounts, typically up to 20%.

REDUCE ENERGY WASTE. Take a look at your monthly energy bills to see how much energy you are really using each month. Make efforts to reduce energy usage in the winter cold and summer heat by properly sealing windows and doors that could be susceptible to drafts. Set your thermostat a few degrees cooler during the day when no one is home to save on unnecessary heating and cooling. Another way to reduce energy waste is by completely switching to LED lighting. LED light bulbs might cost a little bit more in the beginning, but in the long run, they save more money than incandescent bulbs. In-

candescent bulbs aren’t efficient: only about 10% to 15% of the electricity that they consume results in light. The rest is turned into heat, but not enough heat to add warmth to your house, so it’s a waste. Making the switch will also help you fulfil a resolution to be better to the environment!

SKIM DOWN YOUR CABLE, PHONE AND INTERNET. Oftentimes, when homeowners set up their television, Internet and home phone service they get talked into a bigger package than they need. Do you really need the fastest Internet speed? How many of those 245 television channels do you actually watch? See if you can save yourself a few hundred dollars a year by downgrading your service package. A lot of service providers can help you save money by bundling services. At the very least, it’s worth it to give them a call and ask if there are any adjustments that can be made to your bill, since you’re a valued customer. It sometimes works!

GET SMART AT THE GROCERY STORE. We often think of our food costs as a necessity--therefore, we justify the expense. However, a little bit of frugality can go a long way when you’re working the aisles at your local market. CHECK YOUR PLUMBING If you’re selling your home, your to-do list is likely stacked: find a REALTOR®, get an inspection, make needed improvements, up your curb appeal, and the list goes on. Another important facet to keep in mind before listing is to make sure your plumbing is up-to-date. “When selling a home, you’re going to find each buyer’s home inspector will examine some of the same items,” says Max Rose, owner of Four Seasons Plumbing. “It can be a worthwhile investment to make some repairs to strengthen a home’s appeal to potential buyers and give sellers more negotiating power.”

Rose recommends sellers evaluate the state of the following items:

“Each buyer has their own deal breakers, but if you’re finding that the water heater is coming up as a common strike point on a requested repairs list, it might be worth it to install a new one,” Rose says. “Having these issues come up on a buyer’s home inspection is only going to add to the stress of selling your home.”

LEAKING PIPES

Before listing your home, reach out to your local, trusted plumber for a full inspection of your plumbing and water heating systems. They can help recommend what improvements to make now, and what can wait for the new owner. Talking to a plumber will also give you peace of mind before your home’s inspection.

The water heater is one of the more common big-ticket repairs that can arise from a home inspection. If the water heater is on the older side, a buyer may request it be serviced and flushed, if not replaced entirely, as a condition of going through with the home purchase. Some older homes are plumbed with piping and/or fittings that have been recalled or had class-action lawsuits filed against the manufacturer. If your home has these materials in them, there is a good chance a potential buyer will want it replaced. If the home has a crawl space, it can be relatively easy to check for leaky plumbing. If there are leaky pipes, that could be a red flag for the seller. Depending on the age and material of the pipes, fixes may range from a patch to whole replacement.

One point of a home inspection is to check the water pressure. If the pressure comes back high, that can be indicative of a larger (and costlier) problem.
