Now that the stormy weather has begun to pass, we can look forward to styling our backyards with sunny fabrics, warm textures and our favorite accessories. To accomplish a modern backyard look this spring, try adding a new fence or updating your existing fencing, freshening up your outdoor furniture or adding to your landscape. Keep reading for our go-to ways to create a contemporarily styled outdoor space just in time for the sun.

1. CREATE EFFICIENCY Modern settings, both indoor and out, offer efficiency as well as high-impact and low-maintenance design. While a backyard space won’t serve as many purposes as the interior, it should still be functional. Modern backyards enhance the homeowner’s life, acting as a separate livable space focusing on entertaining, dining and relaxing. A contemporary backyard retreat uses metal, wood and other durable materials to mix style with function, so try a sleek privacy fence in a dark wood to keep your backyard feeling cozy without detracting from the modern feel. Add to your design with hardworking fabrics like Sunbrella that offer color and texture paired with low-maintenance design.

THE IMPORTANCE OF PALETTE. Soft and sweet - Modern monotone rooms are easily updated and softened by the shine of this sweet metallic. Starting with a base of white, beige, ivory, or light gray, add small rose gold details in unexpected places. A very hot look right now is using pops of rose gold against soft pinks, pale blues, and muted grays. Airy, neutral hues play off the inherent sweetness of this pale, precious metal. Strong and striking - If you're more interested in a bold, eyecatching statement, start with a deep, dark color like navy blue, burgundy, or plum. Rose gold really shines when used as the lighter gradient in a rich color palette, but it can easily become a bit garish if used excessively. Stick to one darker color and use another soft hue, like a cooler shade of your main color, to ease the transition; this will help retain the understated elegance of rose gold against a more dramatic background.

IT'S ALL IN THE DETAILS. Past trends in decorating with metals have seen over-bright, highly polished metallics stealing the show. But too much of even the most attractive thing can overwhelm the senses. The goal today is to incorporate hints of shimmer with a few larger focal pieces in varying materials. This will maintain the subtlety of your accents and the overall consistency of your design. A few small items – a clock, a framed mirror, or even a hammered rose gold trash basket – can easily tie an entire look together. Flashes of warm pink in drawer pulls, curtain rods, lamp bases, or other fixtures can add subtle charm without overdoing it. Too much shimmer and shine may not be your thing—that's okay! Pay homage to this gorgeous pale pink metal with rose gold inspired fabrics. A dusty rose accent chair or tufted ottoman can bring just as much glamour to your room as a gleaming headboard. Playing with texture is an easy way to give your design more depth. Satin or sequined pillows bring shine and excitement to a plain cotton bedspread, while chunky knits and linens soothe the senses.

MAKE A STATEMENT. Of course, while small details are essential, nothing brings a room together like a larger accent piece. Go all in on a dramatic chandelier, an antique headboard, or a vintage bar cart to make a shimmering statement! Since rose gold has such a sweet feel to it, it mixes well with other metals to create an interesting, unusual aesthetic. You can also take advantage of all the glimmer of your accents by using mirrored furniture. Reflective surfaces are a rare blend of modern and vintage looks that work well in any room, and have the added benefit of making your space appear more bright and open.

DIY NOW! If you are happy with your existing furniture, focus on creating interest in the details. A duvet cover, some new shams, and a few simple accents can go a long way to transform your space. Budget-conscious decorators will be thrilled to know that rose gold is available in a metallic spray paint. Your entire master bedroom can easily be updated in one weekend just by spray painting items you already have. Light fixtures, mirror frames, chair legs, and potted plants are all excellent candidates for a rose gold makeover! Check your local craft stores for fabrics in rose gold or with rose gold details. Throw pillows or simple curtains are great DIY projects for even novice sewers. Rose gold is truly the ideal choice for a modern master bedroom. The excitement bubbles up inside as you make your dream home list. Everything from the kitchen’s layout to the backyard patio have been perfected in your mind’s eye. But before you jump to decorating the house you long for, there is some leg work that needs to be done and some things to keep in mind at the outset of this house hunting journey. Buying a home is the largest investment of your life, so step lightly and follow this ultimate checklist to avoid snags along the way.

Evaluate Your Credit Unless you are part of the crowd with hundreds of thousands of dollars worth of cash sitting around, you will need a loan, and a loan means good credit. You are entitled to a free credit report every 12 months from each of the three major credit reporting agencies: TransUnion, Experian, and Equifax. All can be accessed at AnnualCreditReport.com. A good credit score (the 3-digit number that rates your creditworthiness) means better lending options, better interest rates, and a better chance for being approved for a mortgage. Shoot for 620 or above. If you have something lower, then work on getting your credit score higher before you pursue a home. Actions such as paying bills on time, lowering your debts, and keeping cards with a zero balance open will all boost your credit score.

Monthly Expenses Do you have stable employment? Is your paycheck dependable and steady? Figure out what you can comfortably afford monthly for a home mortgage before committing to one. A general rule of thumb is that your mortgage payment shouldn’t exceed 28% of your monthly income. For example, if you bring in $4800 a month, your mortgage payment should be around $1340 or less. There is wiggle room on this number, but it’s a good baseline to follow so that you don’t find yourself with a roof over your head but nothing to eat. You can try using a mortgage calculator, like the one we found on QuickenLoans.com to help crunch the numbers.

Upfront Costs Money, of course, is a must have when it comes to home buying. A downpayment is an important variable in this equation, but not as crucial as you may think. Folks without bookoos of cash in hand for a down payment have loan options, such as the FHA loan which requires only 3% down. The downside to not saving up the standard 20% of your home’s price is that you will end up paying PMI, or private mortgage insurance, which tacks right on to your monthly expenses. There are also other costs to consider when homebuying that sometimes get overlooked during the planning process, such as costs for the appraisal, home inspection, and closing fees.

Location and Neighborhood If this is your first home, consider the location in which you are buying relative to your current life hot spots. Where is your job? Will this house grow with your family? Is it located in a good school district if you plan to have children or already have them? Consider the neighborhood and the sort of lifestyle habits that your neighbors have. This residence may be more permanent than your most recent rental, so your neighbors and the overall atmosphere of the location matter. Typically, home buying is more of a permanent situation than renting because of the costs and time associated with the process.

Keep Yourself in Check It may sound silly, but many first time homebuyers have gotten caught up in the excitement of house hunting and have ended up with lemons. Go into the process level headed and see through the home’s staging to the bones of the house. Never buy a house just for the view, but for the land itself. After all, if you don’t own the view, it could change rather quickly. Understand the life expectancy of major appliances and systems of the home to have a grasp on what to expect while you do your search. For example, the average lifespan of an asphalt roof is around 25 years. The expectancy of a hot water heater is between 8 to 12 years. A properly maintained HVAC unit can live for around 15 years. These will all be things that come straight out of your own pocket when the time comes for repair, so the younger the systems, the better. This guide is a great jumping off point as you begin the exciting season of first time house hunting. Get your ducks in a row and keep your eyes open and you are sure to have a great experience.

HOW TO PHOTOGRAPH A HOUSE IN ITS BEST LIGHT

With an abundance of real estate listing websites and word of mouth advertising through social media, thousands of photos of houses are uploaded onto the internet on a daily basis. That’s a lot of competition for home sellers, so it’s crucial to know how to photograph a house in its best light to ensure that a listing doesn’t get overlooked.

START WITH THE CAMERA Although most smartphones come equipped with good cameras, you may find you can get better photographs with a regular digital model. Take a few interior and outdoor test shots with both camera types to see which produces the best quality photos. Work with camera settings to optimize light levels and other functions before starting to take pictures.

TREAT YOUR PHOTOGRAPHY SHOOT LIKE A HOME SHOWING

For interiors, pull back curtains, raise shades, and move any plants or furnishings out of the way that may block the light or cause large, distracting shadows. ANGLES ARE IMPORTANT Nothing could be worse than making buyers feel like they have been deceived, so avoid taking wide angle shots that make rooms look larger than they actually are. Take photos from the doorway or a corner to show off the entire room, and kneel down if necessary to avoid getting the ceiling in the shot. Exterior photos can be taken straight on to show the house’s full façade, or from an angle to capture its depth.

EXCEED AND EDIT There’s no better way to end up with the best home photographs possible than by giving yourself plenty to choose from. Take several photos of both the inside and outside of the home, and from several different angles. Finally, use an online photo editing program to select, crop, and improve graphics on photographs that capture the best of what a house has to offer.
