How to Spend Your Tax Return It’s always a pleasant surprise to get a big chunk of money back on your tax return. How should you spend that money, though? Instead of hitting the mall, where you’ll most likely make an impulse purchase, put that money in a place worth spending. Have you considered these ideas? 1. Update Your Home’s Fixtures. Updating fixtures in your home is another simple, low-cost way to remodel in a small but big way. Replace door handles, hinges, faucets, and light switch plates for an updated look throughout your home. Keeping up with new home design trends will resonate with new homebuyers because you’ll have all the latest styles. 2. Trim and Mouldings Installing crown moulding, baseboards or wainscoting is a sure-fire way to create a more refined look. Your new trim and moulding will add beautiful detail and elegance to your home as well as appeal to all types of homebuyers’ senses. 3. Make Kitchen Repairs Buyers want to be wowed by the kitchen, but that doesn’t mean you have to fork over tens of thousands of dollars to make that happen. Focus on making repairs
that cost well under $500, like tightening a leaky faucet or eliminating burn marks on countertops. For a cheap alternative to repainting your cabinets, consider updating your hardware in a modern finish. 4. Spruce Up the Exterior Your home’s exterior is the first impression for many buyers online and in person. Aside from keeping up with maintenance like mowing the lawn and trimming shrubs, assess the outside of your home for any repair work – a fading front door, cracked siding or a loose step – that needs to be completed before selling. 5. Upgrade the Bathroom Bathrooms can become a point of contention for buyers if they’re not in tip-top shape. Rather than taking on an expensive renovation, make minor upgrades that have an impact. Caulk the tub, re-grout tile, and install new fixtures.
Whether or not you’re getting your house ready to sell, these remodeling tweaks are easy, cost-effective, and will result in a great new look. They may be small, but these renovations make a huge impact, making your home feel like new!

6 Tactics for a smart move by Jacklyn Renz Moving can often be equal parts exciting and stressful. In fact, according to HealthStatus.com, moving is one of the top five most stressful life events that we experience. So how can you minimize stress and ensure a smooth move? We have compiled a list of eight organizational tactics to keep moving day on track.
Simplify Beforehand
Before a moving box makes its debut, begin with boxes of another kind. One labeled “donate” and one labeled “trash.” You may even find some items you would like to sell online or consign. The less that you have to pack on moving day, the better, so simplify. If you are moving from a place you have called home for several years, chances are that your basement, attic, and closets are storing some unused items. Don’t wait to do this. Begin purging well before moving day to expedite your packing. A moving sale also may prove helpful, by putting extra cash in your pocket to help pay for moving supplies.
ing binder: utilities, receipts, checklists, movers, inventory list, and schedules. Printable moving checklists and inventory sheets can be found on numerous websites, such as Upack.com. Perhaps you also add a tab for your new home, such as the address, shops nearby, or any legal documents. Keep the binder in an easily accessible place that won’t be disrupted by the hustle and bustle of preparation, like on top of the refrigerator.
Pack Strategically
When it comes to putting your entire life’s belongings
into boxes, it can take quite a while. Be sure you have gathered ample amounts of boxes, newspapers or bubble wrap, tape, markers, and labels for everything that will be packed. Begin packing the least used items first. Upack. com suggests packing these items about 5 weeks before your moving date. Give yourself either a daily or weekly packing quota to help spread out the process. Save time by packing your hanging clothes last either in a wardrobe box or keeping them on the hangers in a personal vehicle.
Create a Moving Binder
With so many small details to keep track of, moving can quickly become overwhelming. Create a moving binder with several tabbed sections to manage all of the details. HGTV.com suggests the following categories for your mov-

Label, Label, Label
Speaking of packing, labeling is key! Clearly label the contents of each box with a permanent marker. There is no such thing as too detailed when it comes to labeling. Label several sides of the box as well, in case you find yourself with a box of unknowns at the bottom of an immovable pile. Do a color-code system using colored stickers and matching colored paper. Assign each room in your new home a color and place the coordinating sticker on each of your boxes. The colored paper will be placed on the doorway of each room. This will make it easy for hired movers and friends alike to get everything to the correct room.
The Big Items
When you have the help of movers, you want to have the exact placement of your furniture already planned out. Begin by getting measurements of all of the rooms in the home if the purchasing arrangement will allow. Figure out which furniture items will be placed where, and label the assigned room clearly on your invento-
CreativeLiving26_Digest-Rev.indd 3
ry list (located in your moving binder). Don’t forget about your major appliances such as the washer, dryer, and refrigerator. Will they fit? If the new home doesn’t have the space for certain appliances, plan accordingly to have one purchased and delivered to your new home.
Keep Basics + Valuables Close
When it comes to diamond rings and toilet paper, there is one thing they have in common: you don’t want to be caught on moving day not knowing their whereabouts! Place basic essential items in your personal vehicle. Things like hand soap, paper towels, bottled water, and toilet paper need to be within easy access throughout moving day at both locations. Also, each family member can have their own overnight suitcase packed with a change of clothes, toothbrush, and anything else they may need. As for valuables, put them in your vehicle the morning of moving day before anyone else arrives to help. This
way, no one will unknowingly move or pack something important. Things to keep an eye on include jewelry, important files and legal documents, eyeglasses, computers, cell phone chargers, and wallets. Moving day doesn’t have to be stressful. With these important organization tactics put to use, your moving day can be purely exciting and fun! Remember to plan ahead, be detail orientated, simplify where possible, and allow for plenty of time to complete all sorts of tasks. Sources: HGTV.com, Upack. com, goodhousekeeping.com

BEST WAYS TO REMOVE TOUGH CARPET STAINS by Sean Hansen Carpet can be an attractive finish to your flooring, but it comes with the potential for staining. Here are a few ways to cost-effectively keep your carpet pristine.
Before you start Before
applying any of these methods, be sure to test the technique on a patch of carpet that’s out of the way just in case.
Steam Cleaning If you have the cash to rent or buy a steam cleaner this is often the quickest, most effective method. Just swing by your local hardware store, pick one up with some cleaning solvent and follow the included instructions to steam away any pet, wine, coffee, or blood stains you may have. Vinegar and Water If you can’t afford a steam cleaning then you can make your own mixtures to eliminate stains. For common stains like beer, soda, ink or ice cream use a mixture of ¼ teaspoon of white vinegar mixed with 32 oz of water in a spray bottle. Spritz the mixture onto the stains in question and gently dab them away. In case of pet stains increase the vinegar ratio to ¼ cup per 32oz.
CreativeLiving26_Digest-Rev.indd 4
Borax
Damp the stain area with water and clean with borax and a bush. Let dry and then vacuum clean.
Baking Soda
This can work great for grease stains and foul smelling odors.
Resolve or other carpet detergents This is
my personal favorite way to clean up carpet and fabrics. It’s designed to work with a steam cleaner but I’ve found that it can work just as well on its own by spraying on the effected area and sopping up with a towel for quick spot cleaning. OxiClean works well in a pinch too.
Blood Use a vinegar-water mixture but be sure to use cold water. The colder the better. This will help stop the blood from clumping together and will let you clean it off much more efficiently. Make sure not to push it into the carpeting and be patient. If it’s already dried, then try using borax to sop it up.
Wine In the case of a highly acidic compound try a tablespoon ammonia mixed with 1 cup of water, unless your carpet is wool based. You can also use the borax method (or use the same technique with salt).
Pet stains
If you have a biohazard situation on your hands, the first thing you’ll want to do is clean up the initial mess by sopping it up with a towel (take care not to grind it into the carpet though). Throw away any physical waste and use the vinegar-water solution to dab up any residue and treat any odor. If the vinegar doesn’t help with the smell or the stain, then you should probably try the Baking Soda method I mentioned earlier.
Ink Stains Soak a cloth in Isopropyl alcohol and dab to the problem area as needed. Don’t worry about staining the carpet—Isopropyl evaporates into the air at room temperature.

Get Your Lawn Ready for Spring
Springtime is right around the corner, but not to worry, if your lawn isn’t ready there’s still time. Once you’re finished, you’ll have the best curb appeal on the block! But before you put those gardening gloves on, however, it’s important to tune-up your lawn tools and equipment. This includes items such as your lawn mower, leaf blower, pruner, rakes, and anything else you may need for spring cleanup. Now it’s time to get started.
1. Remove debris. Give your lawn a fresh start in the spring by raking away all leaves, sticks, and anything else that collected over the fall and winter months. Raking your lawn will even encourage healthy airflow by loosening the soil’s surface.
2. Heal your grass.
Grass seed is extremely helpful for areas of your lawn that have weak grass growth or dead grass. Open the surface with a strong rake then mix the grass seed with new soil to be spread over the surface. You can even speed up the grass growth by watering.
3. Add mulch.
Even in my personal gardening projects, mulch is always my finishing touch. Mulch adds a huge benefit to your lawn by providing a protective
covering on soil that locks in the moisture. You’ll keep your plants warm by simply spreading it around the bases of trees, shrubs and in your fresh spring flowerbeds.
4. Water wisely.
It’s more beneficial to water your lawn only when it needs it, and with a lot of water. According to the Environmental Protection Agency, watering sparingly and deeply trains your grass roots to dig deeper into the soil. On the other hand, watering lightly and constantly will keep the roots closer to the surface.
5. Let’s get mowing.
Mow your lawn high with a sharp blade, and keep it frequent. Remember that keeping your grass long while mowing often will keep it thick and healthy.

5 Tips to get your home Listing-Ready
When it comes to selling your home in the least amount of time and for the best price, making some small improvements can make a lasting impression on your next buyers. Follow these five tips to maximize your chances of getting a great deal: 1. CURB APPEAL The first thing that buyers will see is the outside of your house. Does the outside make them want to see the inside? A well kept yard, an inviting porch, a clean driveway – all increase the likelihood that buyers will want to see more, so start here. Clean up the lawn and the driveway. Touch up or repaint the exterior. Clean gutters and keep the porches swept and inviting. Showing that the exterior of your home is well-kept will lead buyers to the assumption that the home is well-kept in general.
2. CLEAN, DE-CLUTTER AND SIMPLIFY. Do a deep clean or hire a professional cleaning crew to make sure everything looks its best. Keep carpets vacuumed and beds made. Make the rooms look larger by removing clutter and large furniture. Packed closets and cabinets also lead others to believe there is inadequate storage, so clean those out, too. Make sure to keep all the dishes away, hang clothes neatly in closets, make sure all light bulbs work, and towels in the bathroom and kitchen need to be clean and folded neatly. Help buyers imagine their own things in your home by storing personal items such as photos and knick-knacks.
3. REFRESH THE INTERIOR This includes fresh paint, replacing outdated appliances and fixtures in the kitchen and bathroom. If it’s not in your budget to replace, you can add new hardware on cabinets and sinks. If you can, replace outdated flooring or stained carpeting – or at least have them professionally cleaned. Interior paint is one of the easiest ways to freshen up your home and increase its value. And, while that dramatic purple wall in the dining room may have matched your chairs, it may be hard for buyers to imagine with their furnishings. Use light, neutral colors that make the rooms look bright and large and that match any decor.
CreativeLiving26_Digest-Rev.indd 6
3/27/17 8:06 AM
4. CONSIDER HIRING A HOME INSPECTOR. It’s very likely that a buyer will hire one anyway after they’ve made an offer, so being honest about your home’s condition will help you avoid any surprises or complications with the contract and closing later. And, although you don’t have to make any non-essential repairs, you may discover essential ones of which you may be unaware.
5. INTERVIEW REAL ESTATE AGENTS AND ASK THEM ABOUT THEIR MARKETING PLAN FOR YOUR HOME. After you’ve done all the work to get it ready to list, an aggressive marketing plan will ensure that as many buyers as possible see it. Most agents will list the home in the Multiple Listing Service database, on their website and on their company website. Ask them about also putting it on other top ranked real estate sites. Also, according to the National Association of REALTORS®, most buyers move within 11 miles of their previous residence – so ask about local advertising as well. The sign in your yard should include the agent’s information. Many add a brochure box, but it’s difficult to keep it full. Ask about adding a text code that leads buyers to a mobile site for your home that shows more information and photos, so the information is always readily available to interested buyers.

Prepare your home before the appraiser arrives If you’re preparing to refinance or sell your home, you’ll want to ensure your home is in tip-top shape before it is appraised. Preparing properly for your home appraisal is crucial to getting a high appraisal value – and more dollars in your pocket. HOW DOES A HOME APPRAISAL WORK? On the day of your scheduled visit, a licensed home appraiser will evaluate your home by going from room to room, assessing its condition. He will also take upgrades into account and do a comparison of other homes in your neighborhood. In the end, you’ll get an appraiser’s report. If you’re selling, you can use this document to decide your asking price. If you’re refinancing, you’ll now be able to determine how much equity you have. Before the appraiser comes knocking at your door, however, you need to be prepared. The higher your appraisal value the better, so we have put together a list of tasks to help maximize your home’s market value.
Make any repairs necessary
Enhance curb appeal
If your home needs any small repairs at the time of the appraisal, that will have a negative impact on your outcome. Make sure all door latches and handles work properly, carpet does not look worn out (replace if necessary), plumbing is operable, and all windows work effectively. Not fixing these can make your home look older than it really is, so do everything you can to avoid that.
The front of your house is the first thing the appraiser will see when pulling into the driveway, so it should be dressed to impress. First, look at the outside of your home as a whole – do you see any peeling paint, damaged gutters, siding, bricks, or mortar? Address all these issues. Then tackle the lawn by mowing, trimming, and cleaning up the weeds or dead plants. Make sure all tools or equipment are out of sight. The front porch and driveway should also be free of any debris, like leaves and sticks.
Update light fixtures If the light fixtures throughout your home are worn and outdated, then it’s a good idea to update them before the appraiser arrives. Don’t spend too much in this category, though!
Freshen up walls Depending on how long you’ve lived in your current home, there are probably some chips and holes in your walls. They may also be a little faded. Freshen up these areas with some spackle and a new coat of paint.
Prepare your home for an appraiser like you would for an interested buyer. Make any updates or repairs necessary, clean everything, and keep track of all the updates that you’ve made. A licensed appraiser will take everything into consideration in determining your home’s true market value.
