1. Find a real estate agent. Use this time to interview several agents and make the right selection. Choose an agent with excellent local market expertise, technology savvy, and negotiating skills. The relationship you have with your agent is important, so be sure to select someone you connect with and communicate well with.
2. Make necessary repairs. If your real estate agent advises that certain repairs be done prior to listing your home, take the time to contact the appropriate contractors or service providers to help make the repairs. Make them before you list your house, as they will likely affect the price at which you can list your home.
3. Have a painting party. There’s likely more than Summer has long been one of the best and most popular seasons for selling a home. If you’re ready to put your home on the market, follow these steps to make sure you’re in prime showing shape for the summer selling season.

The BSC offers these other suggestions for improving your sleep habits:
Consider your window treatments. If you’ve committed to getting to bed early, keep your window treatments sheer. Natural light filtering in as the sun rises will help wake your body naturally—the perfect way to start your day. Installing sky lights can also provide wakeful sunlight. However, if you can’t seem to ditch the night-owl habit, room darkening curtains or shades may be necessary to ensure you get the extra hour or two you need in the morning.
Adjust the lights. For each lamp in your bedroom, decide what purpose it will have and choose a light bulb with appropriate wattage. For example, a bright light may be necessary near a mirror or for a standing lamp. For bedside lamps, lower wattages (45 to 50 watts) offer ambient light or gentle light that are best for reading. Lampshades can help dim lights as well. Installing a dimmer switch will allow you to control the brightness of all the lights in your room as you need it. This is especially useful with overhead lights.
Ditch the distractions. Avoid the distraction of social media and emails by setting your phone to automatically go into Do Not Disturb mode during sleep hours, and leaving your tablet and laptop in another room altogether. While you’re at, do you really need a TV in your bedroom? Opt for a pile of books on your nightstand as reading relaxes the mind and helps induce sleep, while screens keep your brain wired. Spruce up your bedroom décor as well by replacing your TV stand with a nice bookcase or chair and ottoman for reading.
Analyze your bed. Consider whether it’s time for a new mattress. If you’re waking up a lot during the night to shift positions, it could be due to a mattress that’s not supporting you properly. Same for your pillows. Are they too soft, too firm, or just right? Also make sure your sheets, blankets and comforter offer the perfect balance of softness and warmth without making you overheated.
Keep it cool, even in the cooler weather. A comfortable sleeping temperature is between 65 and 67 degrees Fahrenheit, so turn on an air conditioner or lower the thermostat before bed for an optimal sleeping climate. If cracking open a window gets you to that temperature range, all the better, as fresh air makes for even healthier sleep. And when the temperature is cooler at night, it has the added bonus of helping you save money on running the AC.
Make daily sleep appointments. Develop a routine in which you go to bed at the same time and wake up at the same time every day. Sticking to these appointments will help you in all of your other routines and scheduling as well. As you work on perfecting your nighttime sleep routine, remember that it’s not a bad idea to catch a power nap during the day if and when you can. ounds like a dumb question, right? However, in reality, the reason you might not be sleeping as well as you should might have a lot to do with what’s going on in your bedroom.
According to the Better Sleep Council (BSC), the nonprofit consumer-education arm of the International Sleep Products Association, getting adequate sleep can positively impact every area of your life, from your productivity on the job, to your eating habits and fitness goals, to your relationships. In fact, a recent survey from the BSC suggests that getting more sleep may be the key ingredient to keeping Americans on track for meeting their 2018 goals—27 percent chose getting more/better sleep as a resolution for the year, and those respondents also reported other health-related goals, such as exercising more (69 percent) and staying fit and healthy (68 percent). Also, Americans surveyed who wanted to prioritize sleep in 2018 planned to do so by getting to bed earlier (65 percent), maintaining a consistent bedtime (62 percent), and having new nighttime routines (53 percent). Almost half of those surveyed said they also plan to upgrade their sleep environment by purchasing a new mattress or other bed-related items.

ow that warm weather has returned, it’s time to safely begin the annual cleanup to prepare your yard for months of summer enjoyment. With the help of a professional landscaper, your yard will be ready and looking great in no time. Start by evaluating your lawn. Look for bald spots where grass has grown sparsely and needs reseeding, or uneven areas that may need to be filled and leveled. Before you take steps to correct any problems, you'll need a clean slate. Call your landscaper to help you clear the yard of any leaves, rocks or sticks that may have accumulated. Then cut the grass as short as possible. Your landscaper will then break up the soil in bare spots to create an environment that will be hospitable to new seed. Lawn soil will then be added to level the surface. An herbicide will also need to be applied to treat weed-infested areas. Allow the weed killer to work for about a week then rake again to remove dead weeds. Then you're ready to over-seed or spot seed, depending on your lawn's needs. Your climate will determine the best grass varieties for your yard, and your landscaper will help you lay down the appropriate sod or seed. Be sure to also select a fertilizer that is consistent with your

grass type and water thoroughly to promote deep root growth, which can help your lawn withstand extreme conditions as temperatures rise. Your lawn isn't the only part of your yard that needs attention though. Your garden and flower beds may need some care before they, too, are ready to burst with new bounty and color. Begin by clearing your garden and beds of any debris like leaves and other matter that piled up during months of neglect. Gently turn the soil and work in fresh fertilizer. Before you get your landscaper to plant new shrubs and flowers, it is the ideal time to make repairs. Check edging for any damage, replace rotted woodwork and complete any other maintenance tasks. This is also a great time to explore and add new landscaping features, such as a retaining wall, pond, or stone pathway. Your landscaper will help you choose the features that will go best with your home. Few days are more gratifying for homebuyers – and their agents – than closing day, when the last of the paperwork has passed muster and the keys to the house change hands. But while the sentiments are the same no matter where you live, the process itself may be different. Unlike the ‘settlement’ system in some states, for example, California defines ‘closing’ not as the date when borrowers sign the final loan documents, but as the date and time the deed is recorded. A consummation date recognizes the date the borrower becomes legally obligated to the loan – and a Closing Disclosure statement is given to said borrower at least three days before they are scheduled to sign loan documents. While at this point, the borrowers no longer have
the right to rescind the purchase agreement, they may take up to three additional days to review and approve the terms and costs of the loan – and/or to rescind the loan if any of the terms have changed. In most cases, three days after delivery of the Closing Disclosure, the loan documents are, in fact, signed. Still, the closing process itself unfolds in three very separate steps:
Signing the date when loan documents are signed and notarized Funding the date the lender releases funds to the escrow company Recording this is the date – the true ‘closing of escrow,’ when the deed and any other recordable documents are recorded with the County
Only after the escrow company receives confirmation from the title company that the documents have been recorded does the escrow officer verify all the charges and issue net proceeds to the seller and distribute funds to any appropriate parties. In other words, the moment the Grant Deed is time-stamped by the County Clerk is the moment the property actually changes hands – and only then may the new owners receive the keys. In California, as elsewhere, the pathway to that happy moment – including a thorough title search – can be complicated.
