WHAT IS THE FIRST STEP IN THE HOME BUYING PROCESS? A client asked a question that is very tricky to answer correctly. “How do I begin the process of buying a home or condo?” There are a multitude of choices, but the best way is to contact a licensed real estate professional or mortgage lender in this market. If you don’t have a “go to” person, send me an email or give me a call. I will be glad to put you in touch with someone that can help – and the conversation can be confidential. So many people start looking for a place before they know they can afford it. It’s just like the old “cart before the horse” saying. No matter what, you want a comfortable monthly payment and it’s nice to have enough in the bank to cover several payments, too. That’s why a pre-qualification letter from a loan officer is essential. You will need to supply one at some point any way. In many cases, it just takes a few minutes over the phone (or in person) and you also can input the basic information online. Be prepared to supply all sorts of documentation during the ensuing process. “I am pretty sure they asked for everything except my underwear size,” said Steve Hoskins, who bought a condo in Fountain City with his wife, Shirley. “At one point, I am pretty sure they asked for the same thing twice in the same day … but it all worked out in the end.” If you need financing, everything depends on credit scores, verifiable income and tax returns for the past two years, debt-to-income ratio, student loans or outstanding medical bills, and whether there have been financial difficulties in the past several years that can include a bankruptcy. A comfortable monthly payment is usually going to be less than one-third of your net monthly income (not gross). You’ll also learn about a term used to calculate credit worthiness called the FICO Score from the Fair Issac Corporation. Scores range from 350 to 850. Anything 650 or above is fair and 750 or above is excellent. It can take 720
or higher to ensure the best interest rate and terms. It’s also important because, in my experience, credit reports tend to have an error or duplication at least 30 percent of the time. It usually takes the patience of Jobe to get something corrected. Don’t expect this to happen for at least 30 to 60 or maybe even 90 days. Meanwhile, it can be the deciding factor in loan approval for a certain amount, based on verification of income and assets. It also can increase the pressure if you’re working towards a 30-day close. Everyone needs to know the scores from three main credit bureaus -Equifax, Experian, and Trans Union -and information on the report about slow pay or no pay. This is especially true for first time buyers. If you need to go on a credit restoration program, it may take six months or a year. But you know what? That time can pass more quickly than you think. One last tip: I used to think credit cards and the devil were related. But someone that is younger has to establish credit worthiness. The best way to do this is by showing the discipline to own a credit card. The best advice is start with just one card. Make sure of the terms, have a reasonably low limit and never let your balance get over 30 percent of that before paying it off. That’s how you build credit.
Also, everything from phone bills and cable bills can be reviewed. It all factors in. As my grandfather used to say, the worst thing you do is drown in a sea of debt.
