It’s time for an exterior makeover to add more curb appeal! Whether you’re a real estate agent preparing a house to sell or a homeowner in need of a fresh new look, here are some simple front door tricks that can help boost curb appeal, and ensure visitors and home buyers get a good first impression as soon as they arrive at the doorstep.

4. Accent with lighting. For night-time curb appeal and safety, add a row of exterior accent lighting to illuminate a walking path with groundinsert solar lights. Or consider solar spotlights to bring out landscaping or architectural focal points. Install new matching light fixtures outside the front door, garage door or patio door to create an inviting feel and provide welllit doorways to greet visiting neighbors, guests, or potential home buyers. 5. Create points of interest with plants. Add pops of color by arranging potted plants around the front door, or on a porch or deck. Are You Prepared for Home Inspection? 1. Clean out dirty gutters or debris from the roof. 2. Trim trees, roots, and bushes back from foundation, roof, siding, and chimney.

Home inspections and appraisals are integral parts of the home selling process, so it’s important that you’re completely prepared. Before meeting with a home inspector, do your best to have everything crossed off on your checklist, most of which can be done at little to no cost!

7. Ensure that all doors and windows are in proper working condition, including repairing any cracks. 8. Check and fix any leaks on plumbing fixtures. Apply caulk if needed.

3. Seal asphalt driveways, if cracking. 4. Clean or replace HVAC filter. 5. Test all smoke detectors to ensure they are in safe working condition. 6. Don’t do quick cheap repairs. You may raise questions that will unfairly cause great concern to buyers and inspectors.

9. Have clear access to attic, crawlspace, heating system, garage, and other areas that will need to be inspected. 10. Make sure all utilities are turned on if the house is vacant. This includes water, electric, water heater, furnace, air conditioning, and breaks in the main panel.

10 SAFETY TIPS FOR YOUR NEXT OPEN HOUSE September marked the beginning of “REALTOR® Safety Month” hosted by the National Association of REALTORS® (NAR). The entire mission of this program is to help you, as the home seller, understand the risks you can face from the moment you place your house on the market to sell. To ensure your safety during an open house, remember these 3 core components:

Realtor® Safety Month is here to remind us to know the dangers we face every day, to be aware of our surroundings, and empower ourselves with precautions and preparations so we can avoid any risky situations that may arise. An open house can be a great marketing tool, but it also exposes you to many unfamiliar people for the first time. Stay safe during your next open house by following these guidelines:

2 1. Inform your area’s police department. Before your open house, pick up the phone and call the local police department. Ask them to have a squad car drive by during your open house hours. 2. Check your cell phone. Make sure you have a good signal on your cell phone prior to the open house. Have emergency numbers programmed on speed dial. Additionally, make sure your cell phone is fully charged and carry a charger just in case. 3. Have an escape plan. Determine several “escape” routes that you can use in case of an emergency. Make sure all deadbolt locks are unlocked to guarantee a quick escape. 4. Let there be light. Turn on the lights and open the curtains. These are not only sound safety procedures, but also great marketing tactics. 5. Have a backyard exit. Make sure that if you were to escape through the back door, you can do so through the backyard. Remember that it’s common for high fences to surround yards that contain swimming pools or hot tubs.

1 7. Don’t lead prospective buyers. Direct them. When showing your home during the open house, always make sure you walk behind the prospective buyer. Direct them; don’t lead them. Say, for example, “The kitchen is on your left,” and then gesture for them to go ahead of you. 8. Have someone to call. Notify a friend or family member that you will be calling them every hour on the hour. And, if you don’t call, they are to notify the police right away. 9. Tell your neighbor. Let your next-door neighbor know that you will be showing your house, and ask if he or she would please keep an eye and ear open for anything out of the ordinary. 10. Hire a REALTOR®. When it comes to selling your home, remember you don’t have to do it alone. Real estate agents know how to get the job done, and your safety is their #1 priority. By hiring a trustworthy REALTOR®, you’ll get the honesty and expert advice that will take the stress out of selling.

6. Jot down their vehicle information. As prospective buyers begin to arrive, write down the type of car they have, license numbers, and physical descriptions.

4 WAYS TO ACHIEVE A STRESSFREE MOVE Moving can lead to new, exciting possibilities, but it also means leaving behind the people and places you love. While some sentimental items can be taken to your new place, many memories just aren’t transportable. To ensure your treasured belongings arrive safely to your new home, be prepared with these stress-free tips. 1. Make Room for New Memories Taking every item of sentimental value with you to your new home is not always possible. Moving is the perfect opportunity to organize and purge items you don’t need or won’t use in your new residence. To lessen the load on moving day, hold a garage sale or donate unwanted items to a local charity. Once you’ve determined which objects will make the move, decide where they’ll go in your new place. 2. Organize, Don’t Agonize Starting the process early can help avoid stressful last-minute packing, and give you time to be a bit nostalgic. Before you begin boxing things up, take videos and photos of each room to preserve your memories of that space.

Then, make a checklist of everything you need to accomplish before moving – packing, cleaning, cancelling and restarting utilities, registering the kids for school – and set a timeline for completing each step. Once you’re ready to start packing, work room by room to make the task seem more manageable.

Put together an “open me first” box with the gear you’ll need immediately, such as tools to assemble furniture, cleaning supplies, and shelf liner for drawers, closets and kitchen cabinets.

3. Protect Delicate Possessions To ensure your belongings arrive safely, it’s essential to pack possessions with extra care. Safeguard breakables with wrapping materials designed to protect fragile goods, such as bubble wrap cushioning.

Next, pack items in clean, sturdy containers in a variety of sizes. Use large boxes for bulky yet lighter furnishings such as pillows and blankets, and place heavier objects in smaller boxes to avoid unnecessary strain. Seal boxes securely with a durable packaging tape.

Be sure to label boxes clearly, marking them on the sides of the boxes, not the top. This step makes it obvious what’s inside, even if they’re stacked.

4. Have Help on Hand There are many affordable moving companies that can make the transportation a smooth transition. Doing it yourself can be physically tough and expensive, so it’s easy to see how hiring a moving company is the right path.

FIGHT FOR A CURE DURING BREAST CANCER AWARENESS MONTH All across the world, with the help of countless foundations devoted to the cause, just about everyone is taking part in October’s Breast Cancer Awareness Month, an annual international health campaign organized by major breast cancer charities to increase awareness and raise research funds. The campaign encourages women to be “breast cancer aware” for detecting any early signs or symptoms. It all began when a partnership formed between the American Cancer Society and the pharmaceutical division of Imperial Chemical Industries, which produces many antibreast cancer drugs. As a result, National Breast Cancer Awareness Month (NBCAM) was founded in 1985. Their original aim was to promote mammograms, the most effective weapon against breast cancer.

Have you ever wondered where that pink ribbon, the famous symbol for breast cancer awareness, actually came from? The history of the pink ribbon goes back to 1991 when the Susan G. Komen Foundation was handing out pink ribbons in New York City during its race honoring breast cancer survivors. Two years later in 1993, Alexandra Penney, editor-in-chief of Self, a women’s health magazine, teamed up with Evelyn Lauder, who was a breast cancer survivor and Senior Vice President of the Estée Lauder Companies. Together, they founded the Breast Cancer Research Foundation and made the pink ribbon their official symbol. Ever since, it has been used as a symbol of support for breast cancer awareness. We have come such a long way in breast cancer awareness and continue to do so, as you can see through the worldwide “pink” movement. It has gained great power as a marketing tool and has also transformed into a strong symbol of goodwill and compassion toward women in even the most general sense. Breast Cancer Awareness Month has even made a big enough impact to be recognized on professional NFL players’ pink uniforms and all different types of clothes and accessories. In addition, many famous buildings and landmarks have publicized their support by surrounding itself with a glowing pink light. Just some of these landmarks include the Eiffel Tower, the Empire State Building, Niagara Falls, the Harbour Bridge in Sidney, Constantine’s Arch in Rome, and basically all of Atlanta’s downtown area. Thanks to Federal Housing Administration Loans (FHA Loans), you can put as little as 3.5% down. With this method, you’ll potentially have a lower interest rate, giving you more flexibility. Your money is not all tied up in your house like in a traditional down payment that can leave you with little or no extra cash to spend on home care, improvements, or any other unforeseen circumstances.

Whether you’re a real estate professional or firsttime home buyer, the home buying process and real estate transactions can be stressful. There tends to be some common misconceptions in this process, so it’s very important that you’re well informed of what is fact and what is fiction. We’re here to set the record straight. Myth #1: You don’t need a REALTOR®. Before you bravely take on one of the biggest purchases or sales of your life, remember this: it’s not as easy as it looks. REALTORS® know all the ins and outs of the local area as well as the market in which you’re looking to buy or sell. Picking up the phone and calling a REALTOR® may be one of the best decisions you’ll make. Myth #2: The bigger the downpayment, the better off you’ll be. Buyers’ immediate reflex is to put as much cash down as they can when buying a new home because they’ll borrow less, lower the monthly mortgage payments, and won’t need to buy mortgage insurance. However, putting 20% down is not a requirement and it’s not for everyone.

Myth #3: Appraisers set the value of a home. The role of the appraiser is to produce a credible opinion of value that reflects the current market. Appraisers are not responsible for setting the value of the home and they also do not confirm a home’s sale price. According to David S. Bunton, President of The Appraisal Foundation, “Appraisers provide an analysis of the collateral, so that lenders understand the value of a property when making the loan decision.” Myth #4: You need perfect credit. Most people assume that you must have absolutely golden credit in order to get a loan, but that just simply isn’t the case. If buyers have less than perfect credit, lenders are often willing to work with them to get the best possible loan. Credit is not the only thing that lenders look at when deciding to approve a loan, but your score will have an effect on the interest rate on your mortgage. Make sure you review your credit report and if any errors are found, they should be reported to the credit reporting bureaus before applying for a mortgage.
