10 Questions Before Hiring a Contractor by Kerrie Kelly, ASID A generation ago, most people made their own improvements around the house. With the hectic pace of life today, there’s less time to devote to renovating our homes. As a result, using a contractor has become a more common option. Here are 10 questions you should ask your contractor before your project begins.
1. Is your paperwork up to date?

Requirements for a license vary from state to state and even city to city. Hiring a licensed contractor means that they comply with local regulations and standards. Ask for proof of insurance before any contracts are signed.
A contractor is a project manager, controlling everything from supplies to personnel to billing and collections. Ask specific questions: How do you keep costs down? Where do you get your materials? How do you manage deadlines?
2. Will you provide references?
7. What is the schedule?
Seeing is believing. Ask the contractor for a list of references. Visit or contact the homeowners to ask if they are happy with the end product and working with the contractor. If your contractor works with subcontractors, make sure they can provide references.
Set specific expectations. What happens when deadlines are missed? Under what circumstances can you expect compensation? Under what circumstances will you just have to swallow it?
3. Who is on your crew?
Many remodels require parts of your home to be exposed for periods of time. If anything is stolen or damaged, who is responsible?
Just as you want to be sure the subcontractors have references and proper licensing, you want to know how long your contractor has worked with them. Who will be in your home? How often? Who’s in charge when the main contractor is not there?
4. What does the contract cover? If it isn’t in the contract, don’t assume it will happen. Make sure the contract accounts for your needs, not only for the work being done, but how, when and where. A well-written contract is necessary to guarantee the scope of work is performed to your satisfaction.
5. How do you expect payment? Contractor projects can range from hundreds of dollars to hundreds of thousands. Make sure you know up front what their expectations are for payment. Are the discounts they may get from suppliers passed on? Is a payment schedule an option? Checks? Credit cards?
8. What will you do to keep my home and property safe?
9. What are you worried about? Test a contractor’s candor and experience by asking what worries them about your project. This is a great way for you to know areas that require your close attention and areas you may need to be more flexible.
10. How will we communicate? With any relationship, communication is key. Does your contractor text or email, or prefer the phone? When changes are needed, what is the decision making process? What is the protocol for an emergency? Also, discuss boundaries for communicating after hours. Clarify who will build each step in the renovation. Tips to add curb appeal to your home this winter.
Now that the green grass is fading and the leaves have fallen, it may seem more challenging to add curb appeal to your home. Although you cannot depend on your garden’s flowers to make a first impression, there is plenty that can be done during the snow-filled months to make your house look warm and inviting.
Here are a few tips to help you make your home sparkle during those bleak winter months.
1. Clean up! This is applicable anytime of year, but is especially important in the winter. Make sure that any debris and leaves left over from the fall have been cleaned up so that buyers can see the potential of your yard. Tidy up flower beds so that they look clean and ready for spring.
2. Add some lights. Use the long winter nights to your advantage. Add some white strands of lights to your home’s entrance or shrubbery to make it look welcoming. Also make sure your home and your driveway are well-lit. This safety feature will impress potential buyers and also make your house stand out amongst the rest.
3. Update your house numbers and the hardware on your door. This is a great way add some style to your property. Make sure the new numbers are large enough to read from the street. This safety feature will also ensure that potential buyers can find you.
4. Add some colour. Try adding a new mailbox in a statement colour such as red. Wreaths on doors and windows are a great place to add some colourful ribbon.
5. Go green. Your flowers may have lost their blooms, but you can add some life to your home’s exterior with evergreens. Two evergreens on either side of your front door make a welcoming and beautiful entryway. Try adding a Christmas tree to your front porch during the holidays. Line your walkway with evergreen shrubs such as boxwood or juniper and add some white strands of lights to highlight them.
6. Snow removal. Make sure you remain diligent about snow and ice removal. Potential buyers make their first impression within moments of seeing your home. Handrails and stairs should remain unobstructed and user-friendly. This simple safety tip will allow potential buyers to envision an inviting home rather than focus on a treacherous entrance.
7. Create a welcoming entryway. This also helps to make a lasting impression. Add some style to your front porch with some weatherproof furniture. Throw in some cozy pillows, a blanket and some lanterns for lights. Try adding an old sled or skates along with some birch branches to your wintry vignette to convey a cozy and stylish feel.

WAYS TO BRIGHTEN A DIM ROOM

Although modern homes and new construction builds have rooms with at least one natural light source (yes, even closets!), some rooms are just dim and difficult to light. The room may be windowless, or in a dark wing of your home, or it may contain characteristics like wood panel walls and ceilings that make the room feel unbearably bleak. Luckily, there are techniques that can brighten a dim room and creative ways to bring more light into your space. Say goodbye to cave living!

SEE THE LIGHT If the rooms in your home aren’t flooded in natural light, and if your budget allows, installing new windows will help you “see the light.” Work with a designer who specializes in home remodeling to find the best areas in the room to install new windows. The designer may even suggest installing a skylight, which consists of an opening in the roof or ceiling that is fitted with glass to let daylight in. Enhancing your home with new windows and skylights are not only great for the space they will also add to the resale value of your property! If windows already exist in a dim room but not enough light is entering, the light blocking source could be outdoors. Trees and bushes often block sunlight so make sure your bushes are trimmed and tree limbs are cut back. You may even decide to remove that big bulky tree blocking out all of the sunlight!
2 FURNITURE AND ACCESSORIES
Avoid dark, bulky furniture in dark rooms. Instead, opt for modern chairs and couches as well as metallic and glass table tops. Furniture and accessories with neutral tones or those with bright bold colors are perfect for dark spaces. Large mirrors are essential for reflecting and bouncing light in a room, especially when placed across from windows and glass doors. The reflected light catches and preserves most of the detailed characteristics of the original light. You can also brighten dim rooms with large paintings that are light in color, or use airy window treatments and textures.

GLASS DOORS
Who doesn’t love glass doors in a home? They not only brighten dim rooms, but are also classic and make your home stand out. Glass doors are great both internally and externally, and are a way for rooms to share light. Change out light blocking solid doors for glass and French doors in dark bedrooms rooms, bathrooms, kitchens, hallways, and let the light pour in!

Opt for neutral paint colors in dim rooms by sticking with whites, beiges, tans, and light grays. These colors will brighten the room and make the space appear larger than it is. Paint your ceiling white which will reflect any natural and artificial light; you can also lighten dark floors with paint or refinish dark wood for lighter hues. If you’re not ready for drastic changes to your wood floors, covering them with light colored rugs will brighten a dim room.

ARTIFICIAL LIGHT Often times, the intensity of the light bulbs in a room may not be strong enough, so simply changing them out can do wonders. Swap out low wattage bulbs for high wattage light bulbs. Try using LED bulbs, which will drastically improve the light in your space. Lighting accessories like table and floor lamps with light colored shades also help and add a bit of style to the decor of a dark room. Another option is to install light fixtures like sconces and recessed lighting for a soft and polished look in the room.
