Tips to add curb appeal to your home this winter.
Now that the green grass is fading and the leaves have fallen, it may seem more challenging to add curb appeal to your home. Although you cannot depend on your garden’s flowers to make a first impression, there is plenty that can be done during the snow-filled months to make your house look warm and inviting.
Here are a few tips to help you make your home sparkle during those bleak winter months.
1. Clean up! This is applicable anytime of year, but is especially important in the winter. Make sure that any debris and leaves left over from the fall have been cleaned up so that buyers can see the potential of your yard. Tidy up flower beds so that they look clean and ready for spring.
2. Add some lights. Use the long winter nights to your advantage. Add some white strands of lights to your home’s entrance or shrubbery to make it look welcoming. Also make sure your home and your driveway are well-lit. This safety feature will impress potential buyers and also make your house stand out amongst the rest.
3. Update your house numbers and the hardware on your door. This is a great way add some style to your property. Make sure the new numbers are large enough to read from the street. This safety feature will also ensure that potential buyers can find you.
4. Add some colour. Try adding a new mailbox in a statement colour such as red. Wreaths on doors and windows are a great place to add some colourful ribbon.
5. Go green. Your flowers may have lost their blooms, but you can add some life to your home’s exterior with evergreens. COMING JANUARY 2018 A different approach to the new stress test rules... We start with a $450,000 house and a buyer with a 20% down payment already saved. With a conventional mortgage amortized over 25 years, this person could get a five year fixed rate mortgage at 3.39%. That means a monthly payment of $1,776.53. Now, let's see what happens when this borrower makes a 19% down payment. A smaller down payment means borrowing a bit more, and thus more interest over the life of the mortgage. Also, mortgage insurance will be required at a cost of $10,206. All of which equals to a monthly payment of $1,752.20, with the mortgage insurance premium included. How is this possible? It's because the high-ratio borrower gets a mortgage rate of 2.89%.
There's a stress test for high-ratio mortgages as well, but it's marginally less onerous than it is for conventional mortgages because you only have to be able to handle the Bank of Canada benchmark rate, currently 4.99%. Thus the high-ratio mortgage in this example would have a qualifying rate of 4.99% and the conventional mortgage would be at 5.39 per cent (the client's actual rate plus two percentage points). The two mortgages outlined are pretty much a wash right now when compared on cost. Looking ahead, the high-ratio mortgage offers the potential for lower interest rates when it's time to renew your mortgage. This assumes that lenders will continue to look more favourably at high-ratio mortgages. Mortgage industry data show that even as house prices increased from the early 2000’s through the past few years, the percentage of people making down payments of less than 20% has declined to 39% from 54%. If the rationale for this is to save money and be financially prudent, a rethink is required. Depending on the rates offered by your lender, a slightly smaller down payment could save you money in the long run.
