Remodeling Pr rojects to Kick Off 20116 Do you have a New Y Year’s ear’s resolution? No matter what your long-term or short-term goals are for 2016, one thing is for certain: nothing gives you that “fresh startâ€? feeling like a newly remodeled home. Based on home renovations and designs that have gained popularity in 2015, here are some remodeling trends that are here to stay. 1. Mix Modern & Artisan Goods Newer is not always better. A huge design trend in 2016 is the combination of old and new through eclectic dĂŠcor. Wherever you may shop,
!
Nate Berkus persistently encourages shoppers to buy locally made and globally crafted goods. Don’t be afraid to mix mass produced goods with vintage and artisanal items.
2. Embrace Natural Minerals
state, and that’s what consumers crave because it exudes that feeling of authenticity and attractive imperfection. Throughout 2016, you’ll see more and more natural minerals that are incorporated into a room’s layout. These can range from accents like pyrite made bowls to large chunks of quartz.
3. Adopt Sustainability Over the past year, there has been increasing popularity of sustainability in homes. More and
way of life in an effort to make the most out of
"
repurposing, and reinventing different ways to manipulate and creatively reuse decorative items in your home.
4. Softer Color Palette Get ready to see a huge popularity in soft colors this year. Jeanette Holmes, designer with Miller Homes, suggests using restful palettes that embrace shades of blue, green, purple, mushroom and pink throughout your home. According to a recent article in Furniture World magazine, you should expect an overall softening of the color palette.
5. Brass Accents Most notably in the kitchen on focal lighting and hardware, brass is predicted to become one !
House Beautiful. Old brass that looks more worn will continue to gain popularity in 2016.
Find ways to implement these features in your abode for a fresh start as well as interested homebuyers!

The h Psychology gy i Colors l Behiind Paint
You look around your home e and decide you need a refreshing chang ge. Painting any room in the home is a sure fi fire way to make it feel f l new and d clean! l !B Before f e you run to t the hardware store and grab b the first color that tickles your fancy, put ssome thought into the color - and some em motion, too. As a matter of fact, propone ents of what is referred to as “color psycho ology” believe that the color of a room in the home is more than just a way to tie in i the throw pillows. It’s a matter of emotional wellbeing. So what’s the right hu ue for you? CONSIDER THE ROOM’S PU URPOSE The intended function of a room is a heavy deciding factor on wh hich colors to use. Ask yourself, “What mood do we want this color to set?” Roo oms such as an industrious kitchen, well-treaded dining room, or a bustling living roo om could go in a direction of colors that are thought to draw out conversation, appetites, and energy. According to WebM MD.com, the color red seems to stimulate e appetite and may be a good choice for a dining room or kitchen, as is yellow. Also, ea arth tones such as brown or tan stimulate so ocial gatherings because they are warm and inviting, and a great choice for a living room. Then there’s the flip side of stimulation – relaxation. For a bedroom, stick with cool tones like blues, greens, and lavenders. These are thought to reduce stress and promote sleep. Red on the wall of a child’s room could go as far as to lead to restless sleep, so sacrifice the childhood character decor in favor of a cooler hue. DON’T LEAV VE OUT LIGHTING Li hti can h Lighting have a greatt effect ff t on how h the hue is perceived once it’s on the wall. We see several different types of lighting in a house, ranging from fluorescent,
incandescent, and halogen bulbs, to natural sunlight. Depending on the color that the light emits, the paint will either absorb or reflect fl t the th light in different ways, thus varying the paint’s shade to the human eye. A color can vary greatly in appearance in two different rooms that receive two different types of light. For this reason, it is suggested to observe the sun’s pattern and take notes before making a decision. For example, if the sunlight flows from the north, this will be a cooler tone of natural light in a room. On the other hand, if the sunlight flows into a room from the west, you could end up with an overwhelming warm tone if you’ve painted your wall red or orange. PERSONAL STYLE MAT TTERS If color psychology isn’t your cup of tea, then stick with what’s pleasing to your eye. Take your current decor into consideration. Try to pick a color that pulls out favorite designs in your rugs or wall decor. If you grew up with fond memories in a home with specific colors, then stick with those same colors in your home. Your experience with a color can also have an effect on your mood,, so do what pleases your paint palette.

“Pet Shui” - Designing Y Your our Space to Be Shared with Animals If you have a pet at home, you’ll agree that keeping the house clean is a daily struggle. You know you shouldn’t let Fido on the couch, but let’s get real – who can resist those adorable puppy eyes? In almost every household across the world, our pets are thought of as part of the family. Animals also bring positive energy to a home. Of course you want your home’s style and interior décor to be magnificent (especially during a showing), but what about animal-friendly? The movement of an animal in your home, along with their individual and unique sounds like barks, meows and chirps, helps to circulate energy to every corner of every room. Here are some great ways to add pet shui to your home for unique yet functional interior design. First off, make sure your pet has their “special space” within your home’s environment. Whether it’s a soft bed or rug, you’ll be giving them a comfy space they can call their own. Often times, having multiple spaces or moving their bed around can stress an animal out, which results in negative energy that can throw things off balance. If you have ever heard anything about feng shui, then you know that clutter is a big no-no. Try to avoid having your pet’s toys scattered all over the house. Decrease the number of toys that are left out. Also, consider placing them in a nice covered basket at the end of the day – because let’s face it, no one wants to come into a home only to be tripped by a dog bone or squeaky toy. When it comes to leashes, try to minimize hanging too many things by the front entrance of your home. Instead, put leashes in a cabinet, closet or basket. To clean up your pet’s eating area, invest
in matching food and water bowls that can also serve as home décor. Place an attractive mat underneath the bowls so the floor is kept clean. Lastly, always be sure to bathe your pet regularly and take him or her to the vet for regular checkups. This will not only keep your home clean, but also give you piece of mind that they’re strong and in good health. Whether you’re already in your lifelong home or not, the entire goal of pet shui is to lead a balanced, happy, and harmonious life with your furry companion. Let your home be a reflection of you and your family, pets and all! What to Do Before the Appraiser Arrives Are you ready to refinance or sell your home? If you answered yes, then it’s time to get your home appraised in order to define its true value in the current real estate market. HOW DOES A HOME APPRAISAL WORK? On the day of your scheduled visit, a licensed home appraiser will evaluate your home by going from room to room, assessing its condition. He will also take upgrades into account and do a comparison of other homes in your neighborhood. In the end, you’ll get an appraiser’s report. If you’re selling, you can use this document to decide your asking price. If you’re refinancing, you’ll now be able to determine how much equity you have. Before the appraiser comes knocking at your door, however, you need to be prepared. The higher your appraisal value the better, so we have put together a list of tasks to complete beforehand.
Make any repairs necessary
Enhance curb appeal
If your home needs any small repairs at the time of the appraisal, that will have a negative impact on your outcome. Make sure all door latches and handles work properly, carpet does not look worn out (replace if necessary), plumbing is operable, and all windows work effectively. Not fixing these can make your home look older than it really is, so do everything you can to avoid that.
The front of your house is the first thing the appraiser will see when pulling into the driveway, so it should be dressed to impress. First, look at the outside of your home as a whole – do you see any peeling paint, damaged gutters, siding, bricks, or mortar? Address all these issues. Then tackle the lawn by mowing, trimming, and cleaning up the weeds or dead plants. Make sure all tools or equipment are out of sight. The front porch and driveway should also be free of any debris, like leaves and sticks.
Update light fixtures If the light fixtures throughout your home are worn and outdated, then it’s a good idea to update them before the appraiser arrives. Don’t spend too much in this category, though!
Freshen up walls Depending on how long you’ve lived in your current home, there are probably some chips and holes in your walls. They may also be a little faded. Freshen up these areas with some spackle and a new coat of paint.
Prepare your home for an appraiser like you would for an interested buyer. Make any updates or repairs necessary, clean everything, and keep track of all the updates that you’ve made. A licensed appraiser will take everything into consideration in determining your home’s true market value.
