This strategy benefits all parties: (l) the banks get the loan of f their balance sheets, (2) the new buyer obtains a home that has a "new home" smell after Chuck has gone through the house updating appliances, new cabinets, refinished wood floors or new carpets, plus quality hardware and plumbing. He uses no "seconds" or products from wholesale salvage operations. (3) real estate agents also benefit from the listings Chuck provides for them to sell. In return, many agents call chuck with homes that may be problemhomes for their clients, and Chuck purchases those that meet his criteria, and, the agents then get the listing a second time. Chuck Ward Real Estate is in the "problem - solving" business, according to Chuck. There will always be more supply of the right homes at the right price than the market place can work down. The last 2 years have shown there will be even more opportunity available. In fact, 2009 was Chuck Ward real estate's best year.
