Matters Part 4 of a 6-Part Series: Prepare an Offer
T
he Mortgage Matters series has provided steps to help navigate the homebuying process as it can be exciting, but overwhelming. Previous articles addressed the first three of six steps: decide to buy, organize paperwork, and shop for a home. When you find THE ONE, it’s time for step four, prepare an offer on the property you want to call home sweet home. In step three, when you were shopping for a house, there was plenty of emotion involved in choosing the right place to call home, but in step four, it is all business. A real estate purchase contract is a legally binding document if the seller accepts your offer. You want to be absolutely certain you are ready and willing to accept this commitment. Before you prepare an offer, do some market research by looking at the following: Current market conditions. Depending on your location and the time of year, there may be a higher or lower demand for home sales. This could affect the asking and offer price on the home. The amount of homes on the market of comparable sales may also create positive or negative conditions for you. Ask your realtor for their opinion as well as the data to back it up. Comparable sales. Locally, home values are based on comparable sales, meaning current sales in the area will drive the value of the home you want to buy. Make sure the home you are purchasing is “within reason” of other homes in both value and likeness. If the agreed upon contract is higher than the appraisal, your deal could fall through leaving you with costs associated with the transaction, e.g. appraisal, home inspections. Again, ask your realtor for data regarding comparable homes in the area. Specific motivations behind the sale. This can be left to interpretation and be hearsay from realtors or other sources but finding out the reason why a home is for sale may help you decide to move forward with an offer or continue to shop. Also, talk to your realtor or seller about possible situations that may lead to a delayed closing, which can be frustrating if you are under a time frame to move.
When you’re ready to move forward with an offer, be sure to include the following in your contract: Specifications you would like in the transaction. Remember, once you submit your offer and it’s accepted, you can’t go back and make changes. Specifics might include: closing date, repairs to be done by seller, and closing costs to be paid by seller. Copy of your pre-approval letter from your lender. This may strengthen your offer as it tells the seller you have done your homework and have the capability of obtaining financing. Earnest money. This shows you’re serious about purchasing. You give the money, in the amount of your choice, in good faith that you will be purchasing the home. Understand, in some situations, if you do not close on the home, you may forfeit your earnest money to the seller. Once you submit your offer, the seller can accept, decline, or counter your offer. If accepted, the transaction will close as you specified in your offer. If the seller declines, it means they will not entertain your offer. If they counter, they will return your offer with changes, additional terms or items they do not accept. When you and the seller have come to an agreement, it’s time to sign the contract and move on to securing your mortgage approval. Don’t be overwhelmed by Step 4, preparing an offer! While there are many things to think about for preparing an offer, doing your research and understanding the process can help alleviate potential stress. Once an offer on a home is accepted, you will be ready for step five: securing a mortgage.
