As the real estate market begins to stabilize in Canada, prices and inventory are still much lower than a year ago. That’s not surprising considering the increased interest rates, foreign buyers tax and stress test that have been introduced in the past year. While the market will take some time to rebound, some areas of Canada are doing better than others. According to the Canadian Real Estate Association (CREA), Ontario sees a concerning year-over-year price drop across the board while other provinces are showing an increase in housing costs. British Colombia, Quebec, New Brunswick, Nova Scotia and Prince Edward Island have all seen a rise, with PEI seeing a jump of nearly 10 percent. ONTARIO » Sales are inching up month-over-month in the Greater Toronto Area (GTA), a sign that sales will continue to climb in the coming months. What’s worth noting is the shift in the types of homes buyers are acquiring. Prices of single-family homes have continued to decline since the start of 2018 while townhomes and apartments have seen the most appreciation. Prices have slowed considerably year over year in the Greater Golden Horseshoe and remain above 2017 levels in Guelph alone. In Ottawa, prices have increased for single-family homes with two-storey houses leading the way.


PRINCE EDWARD ISLAND » Despite an expectation that the PEI market would cool drastically heading into 2018, house sales in Charlottetown surged in the first quarter of 2018 with the purchase of two-story and bungalows leading the charge. Real estate experts believe there are a few factors at play: The affordable prices of Charlottetown have drawn many newcomers to Canada, as well as baby boomers who are looking to find the perfect retirement property. Together, these factors have attributed to competition for properties in a market with relatively low inventory. BRITISH COLUMBIA » British Columbia is seeing a slight rise in prices, mainly in the Greater Vancouver region, Fraser Valley and Victoria. CREA says this is driven by increased demand for the most affordable home types, such as condos and townhouses. PRAIRIES AND EAST COAST » Price growth continues to be flat in Calgary and Edmonton while Regina and Saskatoon both continue to see year-over-year declines. The eastern provinces of New Brunswick and Nova Scotia have remained virtually unchanged, with a slight increase of just over 1 percent. QUEBEC » In Quebec, Montreal continues to be a growing hot spot, with prices up 6.3 percent, driven by a 7.3 percent increase in single-family homes. CREA has charted national sales activity over the past four years and found that while sales have dropped considerably from where they sat in the fourth quarter of 2017, they’re still higher than in 2013. What does this mean for sellers? » As has been the trend for the past 6-12 months, sellers need to continue to reset their expectations. The days of selling your home in a week with multiple bids are far behind, and with the various market changes come cautious buyers who are taking more time to choose their home. The rise in inventory has created a drop in sales activity which means it may take sellers longer to close that deal. What does this mean for homeowners? » If you currently own your home and are not looking to move, you won’t have to face the same plight as many who are braving the market. However, according to the Bank of Canada,

half of all current mortgages will be renegotiated in 2018. Mortgage holders in this situation will have to decide whether to renew with their current lender to bypass the stress test or look elsewhere for a better rate and face the stress test. Those who have not built equity in their homes may suffer when it’s their time to renew, while others who have been proactive about paying off debt and paying down their mortgage will be in a better position financially. If you’re one of those people hoping to refinance and consolidate debt in 2018, you may be forced into higher mortgage rates if you’re unable to qualify for the loan you want.

QUESTIONS TO ASK BEFORE HIRING A MOVING COMPANY

Moving can be a stressful, time-consuming and frustrating experience. The excitement of relocating to your new home can be quickly perturbed by the annoyances of moving day, which is why most homeowners choose to hire a moving company to do the job for them. However, your personal belongings are important to you, and, as such, it doesn’t do any good to hire a mediocre moving team that might damage your delicate items, misplace or lose important things, or break irreplaceable heirlooms. If you’re new to the moving game, here are five important questions to ask any company you’re seeking to employ:


Do you have any references? No matter the job, references are a large part of what secures your trust and comfort in the person’s ability to perform the task effectively. When looking for movers, be sure to ask the company if they can provide references or a link to some reviews of their business, just to be sure they’re legit. Ask friends or family in the area that you trust and have used a moving service; they might be able to give you a list of good companies from which you can start your search.

What specific services do you offer? Moving companies vary in terms of what they’re willing to do for you. There are some companies that might refuse to move large items, and only provide the lifting and packing of smaller items. Before you call a moving company, be sure to know exactly what items you need to have moved. If you ask questions, and the response is anything but what you’re looking for, at the very least, you should look around for better options.

Do you offer in-home estimates? Knowing what needs to be moved is one thing, but understanding the cost of labor to get the job done is another. Finding a company that will come out to your place and give you an estimate is a great way to compare different companies in your area, as well as provide a safeguard against possible price-gouging. Be sure to get everything in writing, and secure the departure and arrival dates to avoid any potential hiccups that may hinder your progress along the way. In-home estimates are also a great way to figure out if the company can move a larger item that may be in question.

Will you draw up an inventory of my items? Apart from the cost of the actual move, this is perhaps the most important question to ask. Moving is not only expensive, it’s also the surest way to lose something you can’t replace. Finding a moving company that will create a detailed and organized list of your stuff will ensure that it all arrives safely and securely, and that nothing is lost in the process.

What happens if something is damaged? You found a company you can trust and afford, but what will the company do if they accidentally break something of yours? Most offer optional coverage packages to repair or replace items that are damaged or broken. Unfortunately, the more complete the coverage, the more expensive it will be. But in the long run, the smart move is to get the best coverage you can for the items you’re moving, and feel the relaxation that comes with not worrying about your stuff.
