Front Porches With More Than Just Curb Appeal By Julie Achtermeier There's a lot to be said about having great curb appeal but it's a bonus when you can make your front porch, and yard, more functional as well. Following some basic guidelines can make it a more palatable task and ensure the results are stunning.
The first step is to assess your porch's potential, and limitations. While having a full seating area on your porch may sound tempting if yours is small and confined, too much seating may not be possible. You want your porch to be inviting and look like an extension of your home and gardens.

For those of you who experience a Canadian winter, heading into spring can bring some unexpected problems in and around your home. After months of snow, sleet, freezing rain and wet snow, at the very least our gardens and walkways will need some damage-control.
Spring Cleanup After a Harsh Winter
Once the last of the snow and ice has melted, take a tour around the outside of your home to survey any damage or areas for improvement. If there has been a basement or roof leak, be sure to call a professional for an assessment. For yard cleanup, here are five key areas to focus on:

Clean up De-Icing Salt

Rake Your Lawn
Many of us use de-icing products to help prevent slips and falls during the winter, but they can also wreak havoc on our lawns. Once the snow has melted, use a broom to remove excess rock salt from the edges of your lawn where it meets the driveway and sidewalk. Apply gypsum (a soft white or gray mineral fertilizer consisting of hydrated calcium sulfate) to any damaged patches of grass and allow time for the area to regrow.
While it may seem obvious to clean up the old, dead leaves and grass from an aesthetics point of view, what many homeowners aren’t aware of is a fungal mold that can live under unraked leaves throughout the winter. In the early spring, as the snow begins to melt, you may notice white or pink patches on your lawn. If the weather stays damp and cool, these patches can persist. It’s important to remove leaves and debris as soon as possible to let the warmer air and sun dry out the area. Fungal spots are unsightly but are not very serious and will often disappear when the lawn dries out. To rid your lawn of snow mold, gently rake the lawn to aerate the grass. Carefully remove any thatch layer once the lawn has dried out and has already been cut once or twice. If the damage is severe, try over-seeding the bare spots. Do not fertilize as it can cause the mold to grow and stay around longer. To avoid this in subsequent years, ensure you rake and remove leaves in fall and do not apply nitrogen to your lawn before winter.

Clean up Flower Beds
One of the unpleasant side effects of snow coverage during the winter is that unwanted litter can accumulate and hide in the flower beds. Arm yourself with some heavy work gloves and a garbage bag and start by picking
up any garbage that has blown onto your property. Remove dead leaves, weeds and last year’s annuals from your flower bed, and gently turn over the soil with a garden rake. Cut back any perennials that were neglected in the fall cleanup before they begin to grow again. Add some new garden soil and keep an eye out for weeds that will quickly find a home in fresh, nutrient soil. Once the frost warnings are behind you, visit your local nursery and get planting!

Prune Trees and Shrubs
Whether you’ve protected your shrubs with burlap, or let them fend for themselves, winter storms may have damaged the shrubs or trees in your yard. Prune dead branches so that new growth can occur. When to prune healthy wood can be a tricky question but keep this in mind: Shrubs that bloom in spring should be pruned in the fall. Shrubs that bloom later in the season can be pruned in spring. The key is not to prune while they are budding or flowering.

Avoid Garden Pest
During the winter, most non-domesticated animals are hibernating, but when spring arrives these little creatures will be quite ravenous. It’s not uncommon to see your perfect crocuses popping their heads up one day, only to be lopped off the next by a hungry rabbit or squirrel. If you struggle with pests, you may need to install a rabbit-proof or deer-proof fence. You can also plant pet-resistant plants in between your favourites to help deter them.

A line of credit is a popular choice for financing renovations, and many homeowners already have one at their disposal. It is an ideal option for ongoing or long-term home improvements since it lets you access your funds at any time and lets you decide how much to pay back each month. A line of credit will always offer a lower interest rate than credit cards and charges interest only on funds used each month. As your balance is paid off, you can access any remaining funds (up to the limit) without reapplying.
Secured Lines of Credit/Home Equity Loans
Just like a personal line of credit, this option allows you to borrow and repay funds based on your schedule, and your home equity secures the funds. A home equity loan typically has a fixed interest rate while a home equity line of credit typically has a variable rate. Both offer preferred interest rates and are easy to set up. However, initial set-up costs including legal and appraisal fees usually apply, and loan amounts are often limited to 80 percent of your home’s value.
Mortgage Refinancing
If your mortgage is due for renewal, refinancing your mortgage lets you spread repayment over a longer period at mortgage interest rates, which are usually much lower than credit card or personal loan rates. As with secured lines of credit and home equity loans, this type of financing can allow you to borrow up to 80 percent of your home’s appraised value (less any outstanding mortgage balance). In some cases, you may need to pay initial set-up costs including legal and appraisal fees. Financing improvements at the time of purchase: If you’re purchasing a home and planning improvements right away, it may be worth including the estimated costs of your new mortgage. CMHC Mortgage Loan Insurance can help you obtain financing for both the purchase of your home and the renovations with a minimum down payment starting at 5 percent.

Understanding why the Canadian Housing Market Has Changed

Since the spring of 2017, Canada, and specifically Ontario has seen a dramatic change in the real estate market. With over-inflated prices and bidding wars once the norm, the market appeared to come to a grinding halt over the course of a few summer months last year. While buyers and sellers may have been shocked, experts had been anticipating the change for some time considering the sudden influx of homes for sale as homeowners tried to cash in on the record-high prices, as well as the introduction of several new regulations. To help demystify the curse of 2017 here’s what happened to the housing market.
Stress Test
In October 2017, the Office of the Superintendent of Financial Institutions (OSFI) announced that beginning January 1, 2018, a new minimum qualifying rate would apply to uninsured mortgages, known in layman's terms as the "Stress Test." This change makes it harder for Canadians to qualify for uninsured mortgages and affects consumers with down payments of 20% or more. All federally regulated Financial institutions are now required to qualify your mortgage based on the contractual rate of the mortgage + 2%. (e.g., a 5yr fixed rate mortgage offered at 3.39% would have to qualify at 5.39%. In simple terms, the average Canadian will be eligible for 17-20% less per mortgage approval, and this could mean the difference between living in the town or neighborhood you desire and having to move into other parts of the province that have a lower purchase price.
foreign buyers tax
A foreign buyers tax has been implemented in recent years and months in two of Canada’s largest cities. We saw it first in Vancouver, British Colombia in 2016, and most recently in Toronto, Ontario in 2017. Known as the Non-Resident Speculation Tax (NRST), the new law imposes a 15-percent tax on the purchase or acquisition of an interest in the residential property by individuals who are not citizens or permanent residents of Canada or by foreign corporations (foreign entities) and taxable trustees. Following the new law, purchases of Toronto homes by foreign buyers dropped over the summer of 2017, falling from 7.2 percent to 5.6 percent between May and August. Sales continued to decline throughout the remainder of 2017, specifically in Toronto and York Region. According to the Ontario government, this was the effect they were looking for to create more affordable housing for Ontarians as part of the Fair Housing Plan.
rising interest rates
In July 2017, the Bank of Canada delivered its first increase in interest rates in seven years. In September 2017, they did it again, adding another quarter percentage point, bringing the rate to 1 percent with warnings that more increases were coming over the coming months. Their data showed the Canadian economy had strengthened in the second quarter of 2017 with core inflation measures beginning to edge higher. In January 2018, the Bank of Canada indicated continued strong economic growth as indicators for a further increase to 1.25 percent. The bank did not mention when, or if, more increases can be expected but did state it would remain cautious and continue to assess incoming data such as the economy’s sensitivity to the higher borrowing rates.

ow that warm weather has returned, it’s time to safely begin the annual cleanup to prepare your yard for months of summer enjoyment. With the help of a professional landscaper, your yard will be ready and looking great in no time. Start by evaluating your lawn. Look for bald spots where grass has grown sparsely and needs reseeding, or uneven areas that may need to be filled and leveled. Before you take steps to correct any problems, you'll need a clean slate. Call your landscaper to help you clear the yard of any leaves, rocks or sticks that may have accumulated. Then cut the grass as short as possible. Your landscaper will then break up the soil in bare spots to create an environment that will be hospitable to new seed. Lawn soil will then be added to level the surface. An herbicide will also need to be applied to treat weed-infested areas. Allow the weed killer to work for about a week then rake again to remove dead weeds. Then you're ready to over-seed or spot seed, depending on your lawn's needs. Your climate will determine the best grass varieties for your yard, and your landscaper will help you lay down the appropriate sod or seed. Be sure to also select a fertilizer that is consis-
tent with your grass type and water thoroughly to promote deep root growth, which can help your lawn withstand extreme conditions as temperatures rise. Your lawn isn't the only part of your yard that needs attention though. Your garden and flower beds may need some care before they, too, are ready to burst with new bounty and color. Begin by clearing your garden and beds of any debris like leaves and other matter that piled up during months of neglect. Gently turn the soil and work in fresh fertilizer. Before you get your landscaper to plant new shrubs and flowers, it is the ideal time to make repairs. Check edging for any damage, replace rotted woodwork and complete any other maintenance tasks. This is also a great time to explore and add new landscaping features, such as a retaining wall, pond, or stone pathway. Your landscaper will help you choose the features that will go best with your home. By getting some of your lawn and garden care taken care of now, you will be able to take full advantage of sunny summer days outside. So reach out to your local lawn service or landscaper today!
