First impressions count – and experienced real estate professionals know that a clean, attractively organized home will pique buyer interest and sell more quickly than its neighbors. “Clients tend to focus not on what the house could potentially become, but on how it looks on their first walk-through,” said Kathy Murphy, a top-performing agent with in Royal Oak, Mich. “If the front door is peeling, or the kitchen is a mess, that’s the way they will remember it.” Staging a home to show at its best can make a remarkable difference. That’s why most agents work with their sellers to help create maximum appeal. Effective home staging can be accomplished without excessive effort or expense. The work should begin before the listing photos are taken, so that buyers are intrigued when they view the home online. Listing agents can broaden their staging know-how with these tips from home staging experts:

Curb appeal is more than a catchphrase. Advise your sellers to be sure the lawn is mowed, flowerbeds are neat, bikes and trash cans are stashed away. Paint, replace, or clean the front door as needed, and set off a drab entry area with a potted plant or two.
Sellers love their collections of figurines or bowling trophies, but buyers need to envision the home filled with the things they love. A savvy seller will keep it simple and consider repainting colorful interior walls in neutral tones.

Most homes have too much furniture and far too many accessories. Suggest your seller rearrange the furniture to create better traffic flow, and consider putting a quarter of it in storage. Thin out bookcases and closets, because jam-packed spaces give the impression they are too small.
The second most important impression begins just inside the front door. Lights should be on, the area neat, and a vase of fresh flowers on a foyer table is a nice touch.

If heavy cleaning is a burden to the seller, suggest an affordable cleaning crew to clean the carpets and make the windows sparkle – even steamclean a dingy exterior.
4. FIX WHAT’S BROKEN A leaky faucet or a wobbly railing may not seem like a big deal, but it makes buyers wonder what else is wrong with the home.

For those of you who experience a Canadian winter, heading into spring can bring some unexpected problems in and around your home. After months of snow, sleet, freezing rain and wet snow, at the very least our gardens and walkways will need some damage-control.
Spring Cleanup After a Harsh Winter
Once the last of the snow and ice has melted, take a tour around the outside of your home to survey any damage or areas for improvement. If there has been a basement or roof leak, be sure to call a professional for an assessment. For yard cleanup, here are five key areas to focus on:

Clean up De-Icing Salt

Rake Your Lawn
Many of us use de-icing products to help prevent slips and falls during the winter, but they can also wreak havoc on our lawns. Once the snow has melted, use a broom to remove excess rock salt from the edges of your lawn where it meets the driveway and sidewalk. Apply gypsum (a soft white or gray mineral fertilizer consisting of hydrated calcium sulfate) to any damaged patches of grass and allow time for the area to regrow.
While it may seem obvious to clean up the old, dead leaves and grass from an aesthetics point of view, what many homeowners aren’t aware of is a fungal mold that can live under unraked leaves throughout the winter. In the early spring, as the snow begins to melt, you may notice white or pink patches on your lawn. If the weather stays damp and cool, these patches can persist. It’s important to remove leaves and debris as soon as possible to let the warmer air and sun dry out the area. Fungal spots are unsightly but are not very serious and will often disappear when the lawn dries out. To rid your lawn of snow mold, gently rake the lawn to aerate the grass. Carefully remove any thatch layer once the lawn has dried out and has already been cut once or twice. If the damage is severe, try over-seeding the bare spots. Do not fertilize as it can cause the mold to grow and stay around longer. To avoid this in subsequent years, ensure you rake and remove leaves in fall and do not apply nitrogen to your lawn before winter.

Clean up Flower Beds
One of the unpleasant side effects of snow coverage during the winter is that unwanted litter can accumulate and hide in the flower beds. Arm yourself with some heavy work gloves and a garbage bag and start by picking
up any garbage that has blown onto your property. Remove dead leaves, weeds and last year’s annuals from your flower bed, and gently turn over the soil with a garden rake. Cut back any perennials that were neglected in the fall cleanup before they begin to grow again. Add some new garden soil and keep an eye out for weeds that will quickly find a home in fresh, nutrient soil. Once the frost warnings are behind you, visit your local nursery and get planting!

Prune Trees and Shrubs
Whether you’ve protected your shrubs with burlap, or let them fend for themselves, winter storms may have damaged the shrubs or trees in your yard. Prune dead branches so that new growth can occur. When to prune healthy wood can be a tricky question but keep this in mind: Shrubs that bloom in spring should be pruned in the fall. Shrubs that bloom later in the season can be pruned in spring. The key is not to prune while they are budding or flowering.

Avoid Garden Pest
During the winter, most non-domesticated animals are hibernating, but when spring arrives these little creatures will be quite ravenous. It’s not uncommon to see your perfect crocuses popping their heads up one day, only to be lopped off the next by a hungry rabbit or squirrel. If you struggle with pests, you may need to install a rabbit-proof or deer-proof fence. You can also plant pet-resistant plants in between your favourites to help deter them.

Renting out a room in your house, a basement apartment or an investment property can be a lucrative business, but it’s important to understand the income tax implications and ensure you file your income tax correctly each year.
WHAT TO DECLARE The Canada Revenue Agency (CRA) treats rental properties differently than your principal residence and requires that you declare rental income on your tax return by completing Form T776 (Statement of Real Estate Rentals) with your income tax return. On this tax form, you must declare the rent received from your tenants as well as any expenses. However, if you rent a room below fair market value – to an adult child for $30 a week, for example, you do not have to report the rental income. Keep in mind, the child cannot claim a rent credit either, as this is considered cost-sharing. If you rent your home through services like Airbnb, you need to include all amounts that are paid to you as rent when filing your income tax. Also, include goods or services you may have received instead of rent at their fair market value. For example, if your tenant offers to plow your driveway in exchange for a reduction of rent, you need to include the cost of the snow plowing as “other related income.”
WHAT TO DEDUCT If you rent out part of your principal residence, you can claim a tax deduction for a portion of the expenses based on the square footage the rental space occupies as a percentage of the total living space. Expenses you can claim include heat, hydro, water, home insurance and mortgage interest. For example, if you rent a bedroom in your home and it takes up 10 percent of your living space, you can claim 10 percent of your household expenses. You can deduct interest that you pay on loans taken out to buy or repair your rental property, as well as fees you paid when taking out a loan (appraisal fees and mortgage application fees). You may also deduct any legal costs for preparing a lease, collecting outstanding rents or any fees related to mortgage financing. Bookkeeping fees and fees related to assisting with an audit can also be deducted.
SHOULD YOU CLAIM CAPITAL COST ALLOWANCE? Many homeowners subsidize their mortgage by renting the basement or a room in their principal residence. When you rent out your family home, you have the option of claiming a capital cost allowance (CCA). CCA is an annual deduction in the
income tax code which is declared on depreciable assets, referring to the building only. If you decide to claim CCA, it leads to tax savings in the short term, but you will have to pay capital gains when you sell your home. If you choose not to claim CCA, you miss out on depreciating significant renovations, such as a new furnace or new siding, but you do not pay capital gains when you sell your house.
WHEN IT’S TIME TO SELL If you sell a rental property, any gain will be taxable, unlike your principal residence which can be sold tax-free. To avoid paying taxes on a rental property, you can purchase a property in your name, rent it to a child and then sell or gift the property to the child in the future. If you gift the home to your child, for tax purposes, it will be treated as if sold for market value, and this amount becomes your child’s tax cost of the property. If instead, you sell the property to your child for an amount that is less than the market value, it will still be treated for tax purposes as if you disposed of it for market value. This exchange could lead to double taxation when your child ultimately sells the property, so it’s best to either make the home a gift or sell it at the fair market value.
