While the Canadian Government wrestles with the best way to reduce our carbon footprint and emissions as a country, there are many ways we can incorporate environmentally-friendly practices at home. If saving the planet is not enough of a motivator, you are guaranteed to save costs on your electricity and gas bills with a few simple changes.

Check Home Insulation The number one cause of elevated heating and cooling bills, and a waste of energy, in general, is inadequate insulation in the home. Check your windows and doors annually, or hire a professional to come in and perform an audit. A full assessment of your home will take about three hours and cost between $300-$500 depending on the size of your house. If you prefer to perform your own audit, check for drafts around windows and doors. Look for significant gaps or holes, and then perform a “smoke test.” First, shut off your furnace and turn on exhaust fans, then close all windows and doors. Hold a stick of incense near each window and door and look for movement. If the smoke pulls out or pushes in, you have a leak. Leaks can be fixed by adding rubber seals around doors and windows or filling gaps with caulking. In some cases, it may be time to replace your windows or doors.

Combining dimmer switches with LEDs can lead to considerable energy savings. LEDs are 80% more efficient than conventional bulbs and also last much longer. They emit zero to no heat so are safer for the home, specifically in children’s rooms or where you may leave lights on for extended periods. LEDs also come in various shades of white and brightness so you can find the best lighting for your home.

Use Dimmer Switches and Switch to LEDs Both dimmer switches and LEDs are readily available in Canada. Dimmer switches allow you to control the lighting in your home, thus helping to

There are devices on the market that allow you to monitor power use throughout your home, and some are offered free depending on where you live in Canada. By monitoring your electricity consumption, you can best determine where and how to lower your energy bills by switching off devices or using some only during off-peak hours.
Adjust your Thermostat During the winter months, lower the temperature by one degree and put on a sweater if you are chilly. In the summer, set the temperature to 25.5C while you are awake and in the house. Do not turn off the thermostat while you are away. It takes a lot of energy to bring your home back to average temperature (winter or summer), so set your thermostat slightly warmer in summer, and cooler in winter, if you are going to be away.

Update Your Flooring In need of a flooring update? Consider options that are eco-friendly and offer the best insulation. Specific flooring options are recycled or compostable over time, so even if you make a change down the road, they will decompose in landfill or be recycled. Check out bamboo, cork, recycled glass tiles, eco-friendly linoleum and polyester berber carpeting.

OF LOAN PRE-APPROVAL (IN CANADA) By Julie Achtermeier
Applying for pre-approval for a mortgage should be your first step in the home-buying process. Before you hire a realtor, determine your house budget and apply for a mortgage. Once you are pre-approved, you will be ready to put in an offer when you find that perfect home. Before you get down to work, take a moment to understand the pre-approval process.
Set a budget
Determine the maximum amount you can afford. There are many mortgage calculators available online to help you determine what your monthly or bi-weekly payments would look like. And don’t apply for more than you can afford. As a general rule of thumb, the Government of Canada, as well as most financial institutions, recommend
that your total monthly housing costs not exceed 32% of your gross household income. This percentage is known as the “gross debt service,” or GDS. It includes mortgage payments, property taxes, heating costs and 50% of condo fees (if applicable). When setting a budget, remember you will need money for closing costs, moving expenses and ongoing maintenance.
Prepare to apply for a pre-approved mortgage
Gather your paperwork before approaching a lender for a mortgage. Having your affairs in order will make the process run smoother. Your mortgage broker, or lender, will require identification, proof of employment, and proof you can pay for the down payment. They will also ask for information about other assets such as cars (boats) and cottage property, as well as information about your debts or financial obligations. Proof of employment means a current pay stub, letter from your employer, and your position and length of time with the company. If you are self-employed, you will need to provide your Notices of Assessment from the Canada Revenue Agency (CRA) for at least two years.
Understand your pre-approval amount
The amount you are pre-approved for is the maximum you may receive. There is no guarantee that you’ll actually get a mortgage loan for the maximum amount but rather depends on the value of your home and the amount of your down payment. It is always a good idea to look at properties in a lower price range to ensure you are not stretching your budget too far. The mortgage you are pre-approved for may not represent the amount you can actually afford. For example, if you are approved for $300,000 but can only afford $250,000, be careful to stay within your means and use the latter as your guideline. Don’t forget to factor in any immediate maintenance or renovation costs, closing costs and moving expenses.
Deal with debt
Lenders will look at any current debt, like credit card bills, lines of credit, car loans, personal loans, spousal support amounts and student loans. Clear up as much debt as possible and do not make any significant purchases while trying to secure a loan. It may help to order a credit report to ensure there are no errors on your credit score and that you are in good standing.
Shop around for the best mortgage
You will not necessarily get the best mortgage rate from your current bank. Do your research and compare rates from various institutions. If this seems overwhelming, use a mortgage broker who will shop around for you and negotiate the best rate. A half or quarter percentage point can make a huge difference in your monthly payments, as well as the amount of interest you will pay over the long haul.
Benefits of pre-approval
Becoming pre-approved allows you to lock in an interest rate for 60-120 days, during which you can look for your dream home. While you search, you will be clear about the amount you can afford and can estimate your mortgage payments. This will help you decide on the best home to fit your lifestyle and financial situation. Be sure to understand how long the guaranteed pre-approval rate is for (which varies from lender to lender). Also, ask if the pre-approval amount can be extended (if you need more time) and if the interest rate will automatically be lowered if rates go down during the pre-approval process.
