Renting out a room in your house, a basement apartment or an investment property can be a lucrative business, but it’s important to understand the income tax implications and ensure you file your income tax correctly each year.

WHAT TO DECLARE The Canada Revenue Agency (CRA) treats rental properties differently than your principal residence and requires that you declare rental income on your tax return by completing Form T776 (Statement of Real Estate Rentals) with your income tax return. On this tax form, you must declare the rent received from your tenants as well as any expenses. However, if you rent a room below fair market value – to an adult child for $30 a week, for example, you do not have to report the rental income. Keep in mind, the child cannot claim a rent credit either, as this is considered cost-sharing. If you rent your home through services like Airbnb, you need to include all amounts that are paid to you as rent when filing your income tax. Also, include goods or services you may have received instead of rent at their fair market value. For example, if your tenant offers to plow your driveway in exchange for a reduction of rent, you need to include the cost of the snow plowing as “other related income.”


WHAT TO DEDUCT If you rent out part of your principal residence, you can claim a tax deduction for a portion of the expenses based on the square footage the rental space occupies as a percentage of the total living space. Expenses you can claim include heat, hydro, water, home insurance and mortgage interest. For example, if you rent a bedroom in your home and it takes up 10 percent of your living space, you can claim 10 percent of your household expenses. You can deduct interest that you pay on loans taken out to buy or repair your rental property, as well as fees you paid when taking out a loan (appraisal fees and mortgage application fees). You may also deduct any legal costs for preparing a lease, collecting outstanding rents or any fees related to mortgage financing. Bookkeeping fees and fees related to assisting with an audit can also be deducted.

SHOULD YOU CLAIM CAPITAL COST ALLOWANCE? Many homeowners subsidize their mortgage by renting the basement or a room in their principal residence. When you rent out your family home, you have the option of claiming a capital cost allowance (CCA). CCA is an annual deduction in the

income tax code which is declared on depreciable assets, referring to the building only. If you decide to claim CCA, it leads to tax savings in the short term, but you will have to pay capital gains when you sell your home. If you choose not to claim CCA, you miss out on depreciating significant renovations, such as a new furnace or new siding, but you do not pay capital gains when you sell your house.

WHEN IT’S TIME TO SELL If you sell a rental property, any gain will be taxable, unlike your principal residence which can be sold tax-free. To avoid paying taxes on a rental property, you can purchase a property in your name, rent it to a child and then sell or gift the property to the child in the future. If you gift the home to your child, for tax purposes, it will be treated as if sold for market value, and this amount becomes your child’s tax cost of the property. If instead, you sell the property to your child for an amount that is less than the market value, it will still be treated for tax purposes as if you disposed of it for market value. This exchange could lead to double taxation when your child ultimately sells the property, so it’s best to either make the home a gift or sell it at the fair market value.

Preparing Your Garden for the Canadian Winter By Julie Achtermeier

After a lush summer of continuous watering, weeding and pruning, it’s easy to forget that work still needs to be done in your gardens before winter sets in. Some Canadian growing zones can see some harsh temperatures over the coming months, and not protecting your gardens can lead to a disappointing spring when many perennials don’t resurface. To protect your garden over the winter, and help prepare for the next growing season, follow a few simple steps: Rake your lawn and gardens of fallen leaves. Most of us rake the lawn once the majority of leaves have fallen, but it’s just as important to remove those last few you may otherwise ignore. Clearing your yard will help protect from snow mould, a fungus that creates white or pink spots on your grass under the snow. Removing leaves before the snow falls will help ensure there are few, if any, mould patches and will give your lawn a head start when spring arrives. Fertilize your lawn before winter. According to Mark Cullen, Master Gardener and Horticultural Expert, the most critical application of fertilizer to your lawn should occur in the fall. Cullen recommends applying a slow-release lawn fertilizer designed for fall application. A good fertilizer will resist snow mould, and the grass will green up much faster once spring arrives. Choose a Canadian brand with natural fertilizers and check your municipal bylaws for any restrictions. Split and move perennials. Many perennials continue to spread and grow throughout the summer months and fall is the perfect time to cut them back,

split the roots and transfer pieces to new locations. Hosta plants, for example, are very hardy and can easily be divided in the fall once the large leaves are cut back. If your garden has become overcrowded, thin out perennials in the fall and pass them along to neighbours or friends. Wrap burlap around evergreens. One thing that’s certain about the Canadian winter is that it’s unpredictable. Some years we plunge into a deep freeze and other years are mild with very little snow. To ensure your cedars and evergreens stay healthy this winter, purchase inexpensive burlap and wrap the trees in two layers. This will help protect them from blowing snow, wind damage, and salt spray. Wrap fruit trees with a plastic spiral product. Depending on the winter temperatures, some seasons see considerable damage from mice and rabbits if they come out of hibernation for a mid-winter feast. Plastic spirals are only a few dollars each and can save your trees from becoming a critter’s lunch. Young apple trees are especially susceptible.

Now that autumn is in full swing, there are less house hunters hitting the pavement looking for their dream home, driving competition among sellers to a whole new level. If your home is currently on the market, taking advantage of all that comes with the fall season can go a long way toward attracting those who are seriously looking for a home they can settle into before the holidays.

tart by adding a lovely wreath to your home’s front door, as this is the first thing prospective buyers will see. Wreaths made out of pinecones are not only popular for decorating during the fall season; they’ll also exude a fresh aroma that screams fall anytime someone walks through the front door.

It’s also important that you don’t neglect the exterior of your home. With a plethora of fall offerings available at your local gardening store, including mums, pumpkins and gourds, creating an eyecatching fall garden out front is an easy way to incorporate a festive atmosphere into your landscape.

When it comes to the inside of the house, the dining room and kitchen are perfect areas for incorporating fall colors by way of freshly picked flowers or even a bowl of bright red apples. You can even mix berries or colorful leaves in a planter to bring some nature into the space. Corn is another popular decorating item that can be incorporated into many areas of the home. Not only can it be placed in a bowl, it can be hung up in a tasteful design or used as the centerpiece of a display.
