How to Stage Your Home on a Budget Staging your home so that it is in prime showing shape is essential for selling it in the shortest amount of time for the best possible price. While a professional home stager can work wonders, it might not be in your budget. Buying new furniture, redecorating, or other big home improvement tasks might not be either. However, there’s no need to worry. There are many great ways to inexpensively stage your home, without paying a professional, such as: Getting rid of the excess. Minimalism is in, and when someone comes to look at your house they want to imagine what they can do with it, not think about someone else’s personal belongings around the house. The first thing every home stager will do is get rid of the clutter. And that is something anyone can do on your own without spending a dime. Get some boxes and storage bins and start removing whatever you can, including: framed photos; anything hanging on the fridge or anywhere else; knick knacks; most books (save a few nice ones for staging); trophies and awards; kitchen gadgets; personal effects such as glasses, keys, jewelry, etc. The golden rule? You can’t remove too much. Rearranging the furniture. Go from room to room and make sure the furniture is ar-

ranged in a way that makes the room look as open and spacious as possible. If this means removing chairs or tables to open the flow, go for it. Brightening things up. Replace heavy drapery with sheer panels, raise blinds and shades, and place higher wattage bulbs in lighting fixtures, adding a lamp or two where necessary. Maximizing natural and artificial light is essential to making your home look as bright and appealing as possible. Painting where necessary. A small investment of paint in key areas will be worth it. Change any dark or oddly painted rooms to a light, neutral color, and prioritize walls and rooms where the paint is dirty or showing signs of aging. Paint can also be a good option for updating kitchen cabinets that are otherwise too expensive to replace. Adding new accessories. A trip to your nearest discount store can send you home with a bundle of new accent pillows, throws, bathroom and kitchen accessories and a nice vase or two for the dining room and coffee tables. These decorative accessories will add a fresh feel and pops of color where necessary throughout your home. Just remember: less is more.

With cold weather heading toward much of the country, you’ll likely want to ensure that your home is ready to deal with the hazards of winter weather like ice, snow and cold temperatures. Don’t assume that just because everything seems to be in good shape now that you won’t experience any problems over the course of the winter.


It’s easier to have a new furnace installed while the weather is still mild instead of waiting for a snowy, icy day when the driveway might be slippery and snow could get tracked through the house. You’ll appreciate the peace of mind of having an up-to-date, reliable furnace that can supply the heat your family needs.

Roof Repair Strong winds or heavy rain can damage a roof over the summer without you even knowing it. Have a professional roof inspection done to check for missing or broken shingles, deteriorating gutters and downspouts, or a missing chimney cap. Don’t wait until several inches of icy snow has piled on your roof and caused a leak in your home. Have any needed repairs done now before the weather turns frigid. Here are some minor repairs and different inspections you can do to ensure that your family stays warm and dry through winter:

Foundation Inspection Walk around the external foundation of your home to look for cracking, crumbling or other signs of decay. Loose, weak or broken foundation cement or bricks can let in moisture that could cause serious damage in the months ahead. For problems like these that you may have been ignoring or if it’s been a while since your plumbing was checked, contact a plumber for an evaluation of your water lines and pipes. Make sure the plumbing is insulated adequately so your pipes won’t freeze and burst in the freezing temperatures.

ith inventory low and prices rebounding, affordability has become one of the foremost housing issues—both for buyers entering the market, and homeowners looking for a new, but practically priced property after selling. According to new research, accumulating enough for a down payment can take over seven years—and even longer in pricey spots.


If the average buyer earning the median national income saved 10 percent of it per month, it would take 7.2 years to amass a 20 percent down payment on the average home in the U.S., according to an analysis recently released by Zillow. Buyers in California are in for the longest savings stretch: 18.4 years in Los Angeles; 18.3 years in San Francisco; and 21.8 years in San Jose—the longest of the markets in the report. Buyers have an easier path in Pittsburgh, where it takes 4.8 years, and in Cincinnati, Indianapolis and St. Louis, where it takes 5.1 years. The disparity between earnings growth and home prices is substantial, the analysis shows. Incomes have increased 52.6 percent in the past 20 years, while appreciation has hit 98.6 percent. “The simple fact that home values have far outpaced income growth, lengthening the time needed to save for a down payment, contributes to millennials’ struggles to enter homeownership,” says Skylar Olsen, director of Economic Research at Zillow. “Saving up for a down payment can be tough, especially when the cost of everyday life outpaces the money you put into the bank. It requires good budgeting and long-term planning. It’s one reason why more and more first-time home buyers are looking to family and friends for financial help when coming up with their down payment.” While 20 percent down is ideal by many measures, it’s not a requirement; in fact, borrowers can be eligible for as low as 3 percent, depending on the loan and their situation. For guidance, contact your REALTOR®. “Even if you don’t have plans to buy a home in the next year or two, it’s not a bad idea to start setting aside savings for a future home purchase,” Olsen says. “It’s also important to remember that there are many options for mortgages requiring less than 20 percent down.”

HOUSE WITH A FIREPLACE Many people love the idea of relaxing in front of a fireplace on a cold winter night. The sight, smell and sound of a fire can create a relaxing ambience. While the idea of having a home with a fireplace may be appealing, the reality does not always live up to people’s expectations. The amount of heat given off, the amount of work required and the cost depends on the type of fireplace.

Gas Fireplace

A wood fireplace can create a cozy atmosphere. If the power goes out, a wood fireplace can continue to heat your home. It can also provide light and a way to cook during a power outage.

With a gas fireplace, you can simply press a button and instantly enjoy a cozy fire. If the house has more than one gas fireplace, you can heat only the room where you are, rather than the entire house, to save money. The fireplace can provide heat even if you lose power.

Since most of the heat produced by burning wood escapes through the chimney, a wood fireplace is not very energy efficient. A fireplace insert can increase the amount of heat that stays in the house. If the damper doesn’t close enough, the house may have drafts, which can result in high utility bills. Embers from a fire can spread and cause nearby objects to catch fire. Curious children and pets can be seriously injured if they get too close. If you buy a house with a wood fireplace, you will need to stay close by to prevent accidents. Smoke from a wood fireplace can release pollutants into the atmosphere. A fireplace can also release carbon monoxide and other dangerous gases inside the house. Because of the risks and the amount of work involved, many people who buy a house with a wood fireplace only use it occasionally. The costs of cleaning, maintenance and wood may not make owning a house with a wood fireplace cost effective.

A gas fireplace won’t produce the aroma and crackling sounds of a wood fire. On the other hand, gas fireplaces are easier to maintain than woodburning ones. There is no ash or soot to clean, but the fireplace should still be inspected every year.

Electric Fireplace An electric fireplace can provide heat and light and can be used even in a small space. It can be expensive to use, however, and it won’t work during a power outage. An electric fireplace also does not look realistic.

Should You Buy a House With a Fireplace? Many people search for a new home with a fireplace, then find that they don’t use it as much as they thought they would and realize that they spent a lot more than they expected to maintain it. If you’re thinking about buying a house with a fireplace, be realistic about how much you would use it and consider the costs and safety issues to decide whether it would be worth it.
