FIVE FALL CURB APPEAL IMPROVEMENTS Fall is here, and with it comes a prime time to sell your home. Summer is a great time to sell, but if you weren’t able or ready to list your home at that time, the fall is a great option as well. And as lovely as your home may be, there are always things you can do to take it to the next level, especially when it comes to curb appeal. Fitting in a few simple exterior home improvements can add value to your home before the weather turns cold, helping to snag those end-of-season real estate browsers. So what upgrades can you make that are easy, cost-effective and will make potential buyers “fall” in love with your home this season? Here are a few tips: Front door décor – The front door leaves a lasting first impression of your house. While completely replacing the front door is an option, simply sanding and repainting your existing door can make a big difference and save on costs. A bright or bold color like red can really make your door pop, especially against a white or tan exterior. For a little extra: Add a nice fall foliage wreath, or a doorknocker to accentuate your home’s entrance. Sync hardware – Mismatched exterior hardware can make your home appear disheveled and create a non-cohesive aesthetic. By streamlining your house numbers, lock, door handle and exterior light fixtures with matching finishes, you can give your home a consistent, put-together look in less than a day without a large investment. For a little extra: Upgrade your lock with a high-end deadbolt with cover plate for added curb appeal and security.


Great greenery – A well maintained lawn can tie together the overall look of the outside of your house, presenting a clean and sleek front to accompany your home’s entrance. With fall being a transition time for many plants, adding mums or ornamental grasses in hearty autumn colors like gold or orange to complement changing leaves can bring depth to your yard. For a little extra: Add reusable window boxes and porch containers filled with gourds, cornstalks and leaves to create an autumn feel. Light the way – A well-designed walkway leading to your front door can make your home seem even more warm and inviting. Make sure the path is well lit by installing outdoor lighting that not only provides illumination and value, but also security. For those without a walkway, installing a lamppost or lantern at the end of our driveway is a good option. For a little extra: Incorporate solar lights along your front door walkway for an easy and cost-effective makeover that is also energy efficient.

Make-over your mailbox – Sitting at the end of the driveway, the mailbox is often forgotten about when it comes to your outdoor décor. Making sure your mailbox complements your look and feel is yet another way to catch the eye of a potential buyer. If you don’t live in an area with strict rules, spruce up your standard letter holder with trim, new paint or fancy finish (and steer clear of novelty sport or hobby mailboxes). Pay attention to the mailbox post as well. If the wood is weathered or showing signs of rot, it should be replaced. Consider a post made out of polymer, treated wood, iron, bronze, or even brick. For a little extra: Add a trellis behind the mailbox for extra landscaping and a pop of color. Preparing your home for sale, especially as the busy summer season is ending, can seem stressful, but with a few quick, easy and cost-effective improvements you can increase your home’s curb appeal no matter the season, especially in the fall. GOING FROM TENANT TO HOMEOWNER: W H AT T O K N O W You’ve been saving for a while, and you’re finally ready to move out of your apartment and take the leap to home ownership. Becoming a first-time homeowner is both an exciting and a stressful process, but the payoff is well worth it once all the papers are signed and the keys are in your hands. Be sure to read on for some useful tips for preparing for home ownership and what to expect once you move in.


Chances are, you’ve been renting from a landlord who was on the hook for minor repairs and major upgrades, not to mention yardwork and a lot of other upkeep. Now, all those tasks fall on you. SET SOME MONEY ASIDE

STAY ON TOP OF MAINTENANCE

A good rule of thumb is to set aside one percent of your home’s purchase price per year for maintenance. So, if for example, your home cost $300,000, you should put aside $3,000, or about $250 a month, for home repairs. If you’re buying a new construction home, you shouldn’t have major repairs right away and you’ll likely have a new home warranty covering any maintenance costs. By saving this money now, particularly if you’re moving into an existing home, you won’t have any surprises if a hot water heater breaks or if you need a new roof down the line.

This doesn’t just mean keeping up with yard work and cleaning, even though they’re important. You’ll want to do an annual survey of your major appliances and know what they look like when working properly. Keep your eye on the roof or visible pipes as well – catching a problem early is key to preventing expensive repairs. Keep the name of trusted plumbers, HVAC repairmen, and electricians just in case.

INSPECT BEFORE YOU BUY A proper inspection of your new home will alert you to problems that already exist. There shouldn’t be any issues in a new construction home, and, if anything, only minimal issues in an existing home, but an inspection can ensure that everything is installed properly or that you can negotiate with the seller for any minor repairs to be incorporated into the purchase price.

GET A HOLD OF YOUR FINANCES Finally, another major difference between renting and owning is the status of your finances. The first year you own a home, your taxes will become much more complex – so this might be the year you turn to a tax professional (if you don’t already do so). Second, start to budget. Chances are, you’re going to need to fill up your additional square footage with new furniture or electronics. Other things like lawn mowers, grills, and other seasonal products will be needed too, so make sure to comparison shop at the right time for a great deal.

ESTATE PLANNING FOR CANADIANS What You Need to Know By Julie Achtermeier

While it may be an unpleasant topic to broach with loved ones, every Canadian should take time to plan their estate in the event of their death. Losing a loved one is traumatic, but it is even more traumatic to pick up the pieces once they’re gone, especially if they haven’t done any planning. Planning ahead can alleviate a great deal of stress for your family. Here are some key areas to start with: LEAVE A WILL A will is a legal document that provides instructions as to how you want your estate to be divided once you pass on. It includes what you own and what you owe. Although you are not legally required to prepare a will, without one your family may lose control of how the estate is to be divided among surviving family. The province or territory you live in will have its own laws as to how to manage your estate after you’re gone. It’s always a good idea to seek professional legal counsel when creating a will. A lawyer has the expertise to ensure documents are prepared and witnessed properly. The costs for a basic will are only a few hundred dollars and well worth the investment. During the

creation of your will, ensure you have named an executor or estate representative. This is the person who will manage your estate after you’re gone. You may name anyone as your executor, and you may name more than one person - for example, if you have more than one child, you may want to make all children joint executors. Along with naming an executor of your estate, you should also appoint an executor to make medical decisions on your behalf, should you become disabled or incapacitated. Once your will is created, review it often. Ensure it reflects your current wishes, especially after a significant life event like having a child or losing a spouse.


PRE-PLAN YOUR FUNERAL To ease the burden of funeral planning for loved ones, you can plan your funeral while you are still in good health, and pre-pay for your funeral service. Funerals can be very stressful and expensive. Preparing and pre-paying for your funeral will ensure that your loved ones aren’t responsible for this expense and also gives you control to decide what sort of funeral you would like. The laws about funerals differ by province, territory and municipality so be sure to understand the requirements in your area. GIVE MONETARY GIFTS OR TRANSFER PROPERTY BEFORE DEATH In

Canada, cash given to children, grandchildren or any other relative or friend while you’re still alive will not be taxed. It is not reportable and does not show up on tax returns as it is not considered income. If the gift is property, the giver could be liable for tax on capital gains if the property has appreciated in value, such as in the case of a family cottage. Capital gains do not apply if you transfer ownership to a spouse or common-law partner. There are also some potential tax-savings opportunities if you’re a parent in a high tax bracket who passes down non-registered assets to a child to pay down a mortgage or make an RRSP contribution.

BUY LIFE INSURANCE If you have a spouse, children or any other dependents, you need life insurance. In the event of your death, your income stops but dependents will still need to pay bills, rent or a mortgage and living expenses. Think of life insurance as your income to keep the family stable for many years after you’re gone. Early in your adult life is the most critical time to buy life insurance as this is when most adults tend to have a higher mortgage, childcare costs or significant debt. To be left with nothing in the event of the unexpected death of a loved one would be devastating. Contact an insurance broker to determine whether you need term insurance or permanent insurance, or a combination of both. Term insurance has a guaranteed premium for a set term (10 or 20 years). After the term has expired, the premium typically goes up. As time goes on, your need for term insurance will decrease, and you can choose not to renew your policy. Permanent insurance has a fixed premium forever but is more expensive. Talk to an insurance broker to find out about the costs of each type of insurance.
