When and How to Paint the Exterior of Your Home By Julie Achtermeier
The most critical element to consider when tackling an outdoor paint job is the weather. Spring in Canada is the best time to start an exterior project, but there are other factors to consider before you begin.
Optimal Temperature Experts agree the safest temperature is 10 degrees Celsius and above, during the day as well as overnight so the paint can dry properly. If the temperature is too cool, the paint won’t cure and can lead to bubbling later on. Also, be sure there is no rain in the forecast. Damp conditions will prevent the paint from adhering and will lead to premature cracking and peeling. As important as it is to make sure it’s warm enough, it’s also critical not to paint when it’s too hot. Scorching conditions means the paint will dry too quickly and the brush cannot smooth out the brush strokes quickly enough, creating a bumpy or textured effect. As you work through the daylight hours, move around the house to ensure you are not painting in direct sunlight. It’s always best to work in the shade, as long as the temperature is warm enough.
Risks of Lead In Canada, homes built before 1960 may contain lead-based paint inside and out. If constructed between 1960 and 1990, the exterior may contain lead-based paint. Homes built after 1990 should not contain lead because all consumer paints produced in Canada and the U.S. were virtually lead-free by this time. To determine if your home does indeed contain lead paint, consult with a contractor who has proper x-ray equipment to detect lead on painted surfaces. You can also send a paint chip to a lab for analysis. If the tests come back positive for lead, you can hire a professional to remove the paint or research safe methods for removing it yourself.
Latex vs Oil Paint manufacturers have created products to make painting projects more manageable with less mess and fewer chemicals. In today’s climate, most exterior projects can be done with latex, or water-based, paint. Latex paints with an all-acrylic binding agent will hold up better to adverse weather than those with vinyl-acrylic binders. In some cases, oil-based paints or primers are still the best options. If you are painting metal or bleeding woods, such as cedar or redwood, an oil-based product will provide the best results.
Prepare the Area Once you’ve nailed down the perfect week for painting, be sure to take some time to prepare the area. Where old paint has peeled or cracked, use a good quality scraper to remove any loose paint. Using a sanding block or electric sander with a fine grit sandpaper, sand the existing paint and any scraped areas to create a smooth surface.
When to Prime Many exterior paints now contain a built-in primer. These are ideal if you are painting over an existing colour of paint. To cover raw wood, use a separate primer first, or use the paint/primer combination paint to prime the untreated areas first, and then apply a second coat to the entire region.

Most paint manufacturers employ in-house experts to advise you on which product will yield the best results within various price ranges. This is helpful if you are doing your own painting and want to ensure you are using the right products. Even if you are hiring a professional, it’s still worth consulting with a paint expert to make sure the type of paint they are using is suitable for your project.

Statistics Canada released figures in 2015 showing that crime rates have been continuing to decline over the past ten years. It’s not uncommon to scramble and stress when it’s time to put your house on the market. All those little jobs and fixes that never got done are now an overwhelming list of “to dos.” Don’t let the tasks pile up.
By making simple updates now, you can better enjoy your home while it’s still very much your home, and it will be ready to show when it’s time to list. Here are some inexpensive ways to give your home a staged appearance every day:
Complete unfinished jobs We all have that list of nagging little fixes that we haven’t gotten around to yet. These often include minor repairs like replacing light fixtures, repairing baseboards or painting trim. To get started, grab a notepad and wander from room to room making a list of any unfinished jobs you can tackle quickly to bring your rooms up to snuff. Update your door handles and knobs
Replace door handles and knobs with styles and colours that are current. Shiny gold door knobs are no longer fashionable and are not unlikely to come back in anytime soon. Update an entire floor with a brushed nickel or pewter look which is very trendy and can go a long way to updating your space. Likewise, update faded or scratched cabinet knobs and handles in your kitchen for a fresh new look.

Declutter, declutter, declutter There’s a great deal of psychology that suggests a cluttered house leads to a cluttered mind, but it can be difficult to know where to start. Before tackling bigger jobs, adopt the mantra “every item needs a home.” In other words, if magazines don’t have a rack to file into, they will remain cluttered on your coffee table. Craft items without a bin will remain scattered across your dining room table. Pick an area and determine where items should go. Then invest in bins, baskets or a cupboard and put away the items you use regularly. Throw out old papers and knick-knacks that serve no purpose, file bills and important papers and find a home for anything you want to keep. Get in the habit of putting things “in their home” instead of leaving them on the counter or kitchen table.
Easy decorating It’s easier than ever to find cost-effective accent pieces to update a tired room. For about $100, you can change throw pillows, add a new piece of wall art or find a seasonal tablecloth. For a simple bathroom update, replace the builder’s mirror with a pretty framed one and add new designer towel racks. A simple change can spruce up your home, and your mood. Spruce up the outside With many of us having busy schedules and constantly running in and out, it’s not uncommon to overlook the state of the outside of our homes. Simple tasks like adding a new welcome mat, pruning shrubs and keeping a seasonal arrangement in an urn by the front door are quick ways to enhance your curb appeal.

Purchasing an investment property in 2018 raises some questions about the stability of the current market. With tighter mortgage lending rules and rising interest rates, many buyers can’t afford to buy the home they could have afforded in 2017. For many buyers, the reality is looking at homes that cost 20% less than they could have purchased a year ago. Experts anticipate that the competition for cheaper properties could force the cost of condos and townhomes to climb. On the flip side, many areas are experiencing record lows in the availability of affordable rentals so if you can afford to jump in; the benefits may be well worth it. When thinking of real estate as an investment, it’s critical to consider long-term. While housing prices may fluctuate short-term, over a more extended period, prices tend to increase. Despite the less than favourable outlook for 2018, for buyers who can invest in real estate, some key areas are worth noting: Prince Edward Island Buying a vacation rental on Prince Edward Island may be one of the best investments you can make. While home prices saw a jump by almost 20% from 2016 to 2017, they have since leveled off bringing the average home price to an affordable $200,000 range.
Greater Toronto Area, Ontario House prices in Toronto are well above the national average, and despite the recent introduction of foreign investor tax and the new stress test, prices are still holding strong. If you can afford to invest here, you’ll see your property value rise.
Saguenay and Trois-Rivières, Quebec Unlike Ontario “cottage country,” vacation homes in the Saguenay region of Quebec average just under $200,000, making them a sound investment for a second home or vacation rental.
Winnipeg, Manitoba If you’re looking for a home on the Prairies, Winnipeg is the area to be. Prices continued to increase by about 5% per year, whereas in Regina and Saskatchewan, the market is in a steady decline.
Montreal, Quebec Although Montreal is the most expensive area in Quebec, the average home is priced in the 300s making it a great investment area.
Vancouver & Victoria, BC Real estate in the greater Vancouver area is still the most expensive in Canada, with prices only slowing down at the beginning of this year. Buying a rental property here is an excellent investment if you have about a million dollars to spare. In Victoria, the average home price is in the 600s which makes the investment in a B&B very affordable.
Niagara Region, Ontario Another great investment option in Ontario is the wine region of Niagara. Besides being a stunning vacation spot, housing prices are still currently very affordable in the 300s. They saw record growth from 2016-2017 with housing prices continuing to climb.
If you’re looking for super savings, TroisRivières has some of the least expensive homes in Canada, averaging around the $150,000-dollar mark. The area also boasts some spectacular scenery.
