Michael Brejnik of Royal LePage Burloak Real Estate Services Ltd. explains that in addition to the standard reno projects like kitchens, bathrooms and flooring, most homeowners are focused on outdoor living spaces. "Since vacations are off the table," says Michael, "many people are turning their backyards into an oasis." Albert Venditti of RE/MAX Aboutowne Realty Corp. agrees that homeowners are keen to upgrade outdoor spaces and find new areas indoors for a home office.

FIX THE SIMPLE THINGS On the small-scale end of the spectrum, you can do inexpensive renovations to update your home. Michael states the best value for your money is to make minor repairs to glaring problems and give the house a good, fresh paint job. "Decluttering is an easy way to gain more space, and if you do decide to sell, you're already ahead

CREATE THE HOME OFFICE As the work-from-home trend continues, homeowners are moving beyond working at the kitchen table to carving out spaces for a home office. "People are converting bedrooms, basements, closets and upper landings into home office spaces," says Albert, "especially with multiple members of the family needing a place to work or attend online school." The challenge is to find a separate part of the house in which to work. Homeowners are becoming more creative at converting closets (known as "the cloffice"), sections of wall or large furniture pieces into offices.

KITCHENS & BATHROOMS Updating countertops and sinks are the obvious first choice when renovating a kitchen or bathroom. Yet, some easy DIY projects can be as simple as replacing faucets, repainting walls in a trendy colour or adding decorative artwork. Repainting kitchen cabinets are also in style. You can learn to do this yourself by watching a video online and obtaining the appropriate paint and primer at a knowledgeable paint store. However, if this is not your cup of tea, hire a professional.

OUTDOOR LIVING As we continue to search for additional living space, moving outside in summer is a natural choice. "Decks, hardscapes and covered areas like gazebos are popular," says Michael. Consider extending your patio to add seating space, and look at ways to add shade. Albert points out that many homeowners are also adding a TV, built-in fireplace and a bar under a covered area to create an outdoor living room. With so many of us spending time at home, the ability to spread out, even in a small backyard, is a bonus. Outdoor lighting is an easy way to make the outdoor space more useable well into the evening. While inground pools have been a popular option since the onset of the pandemic, pool companies now have a waiting list of one to two years.rs.

BASEMENT RENOVATIONS AND RENTAL APARTMENTS As always, basement renovations continue to be a popular home renovation. They not only increase your living space but can also be used as an office, rec room, classroom or basement apartment. "In some cases, basements are being converted into apartments to rent to family members," says Michael. "Homeowners who have recently purchased a larger home are renting the basement as a source of income." However, basements aren't the only suitable apartment option, explains Albert. "Areas over the garage and extra bedrooms are being converted into a separate apartment."
