e are thrilled our spring issue features celebrity design pro and TV host Jillian Harris, who delivers her expert advice on tackling your next reno. Her hugely popular show, Love It or List It Vancouver, is a highly entertaining watch where families decide whether they will stay in their home after Harris and her team have worked their magic, or whether they will put it on the market and move to a new home. It’s a highly entertaining watch – particularly for Harris’ big reveal. On a side note, whenever I think of Jillian Harris, I recall the night of the Nordstrom opening gala in 2015, for which she was a cochair. As you can imagine, there was a ton of great fashion on display, but Harris stood out in her ultra-chic, yet-simple, blackand-white floor-length dress. Managing to create a memorable look was no small feat considering the fact that every fashionista in the city showed up in their best threads. Meanwhile, in this spring issue, we talk to other design and building experts on before-and-after condo renos – where little changes can have a big impact in homes with smaller footprints. New Westminster interior designer Erin Semancik talks the copper lighting trends and dishes on ways to brighten up your space for spring. The esteemed interior design firm Oliver Simon Design weighs in on choosing the perfect tile for kitchen or bath. Tile Talk Principal interior designers at Oliver Simon Design, Greer Nelson and Jamie Hamilton, talk about what to look for when it comes to tile.
L
et’s face it, tile is not something you want to change very often. As a result, when we choose tile, we often tend to lean towards simple and neutral so that it’s easy to live with for a long time. We like to make sure it’s going to go well with a variety of looks so our clients can switch out accents and give the room an upgrade every few years without having to rip out tile, which is costly, messy and time-consuming. ❖
1 2 3 4 When it comes to patterns, we opt for “interesting neutrals” that add a hit of contrast, but will still go with anything. This black and white X pattern shown here is perfect. Same idea applies in this bathroom, where we kept everything simple except the floor tile, which added pattern and interest while still being relatively neutral in black and white.
A simple white tile will stand the test of time. We will always love the classics - a white subway, square or hexagon will never go out of style. A great way to add an interesting pattern is to use different shaped tiles.
Same applies for the black tile, especially in busy places like a mud room or laundry area where the floor tends to get dirty. A darker floor can be very forgiving of busy family households and messes.
We like to suggest people use a slightly darker colour for the grout, because a white grout tends to be harder to keep clean. We are seeing more pattern tiles as we come into 2017, a trend that we are loving, but we still think it’s best to keep to a “neutral pattern” like these gorgeous encaustic tiles.

She welcomed her first child with longtime partner Justin Pasutto and is now in the process of renovating her own home and running her web business while still filming full time. Through it all, the Love It or List It Vancouver co-host finds time to share her insider tips with Space readers on how to make the most of their next reno.
C
ongratulations on the birth of your beautiful son, Leo, last year, and your engagement. Has having a child made you think differently about the functionality or design of space? Yes, it has. We have been using softer finishes, thinking about slip-covered furniture and using more colour in decor items to stimulate Leo’s senses. What’s the next season like for the Love It or List It Vancouver? It’s going to be very exciting – we kicked off again on HGTV Canada on Monday, April 24 at 10 p.m., and this season we renovate our 100th home. It’s a great episode with a very deserving family who already have three kids under the age of five – and they’re pregnant with their fourth baby. I only have one baby and renovating my home is exhausting, so we were super happy to tackle this for her. We also had Leo and Todd’s (co-host Todd Talbot) kids appear in this episode, so it’s a real family affair.

In the first three seasons of Love it or List It, the numbers were close, but still you garnered more wins. Why do you think that is? People are (understandably) attached to their homes. For most people, there’s an emotional connection there. It’s easier for most homeowners to see themselves living in their newly-renovated home rather than taking the leap on a new house – even if it might be a better fit for their family.

The show is highly entertaining and inspiring. What would you say are the most impactful and ultimately best areas of the home to put one’s reno dollars into? If we are talking about value in terms of resale, then I’d say homeowners should invest in kitchens and bathrooms because even though these are the most difficult make-overs to do, they make the biggest difference in your home. Bedrooms and living rooms can be easily updated with a lick of paint and some new furniture or lighting, but changing out plumbing, cabinets, and countertops and flooring in a kitchen or bathroom has more impact in the long run. 4

The families on Love It or List It Vancouver are always happy with the result of the renos - even if they ultimately do move. Is the reveal as fun for you as it is to watch? Yes! We keep everything a secret from the homeowners so the reaction you guys see on TV is the same one we see on the day. It’s really amazing to watch and is always my favourite part of every episode.
What are some of the mistakes people make when tackling renos? A lot of people try and change their minds when construction has already started on the project – that can be a really costly mistake! Unless you’re in Love It or List It Vancouver, meaning we help you make all the decisions, you’re going to want to take the reins on the project and steer it to where you want it to go. So, the best way to do this is to take the
time – before anyone knocks down a wall – to think through exactly what you want in terms of layout, finishes, lighting placement and so on. Once a renovation starts, the trades move quickly and you don’t want your indecision to hold them up or have them undo something because you’ve changed your mind too many times – that can really hit your budget hard!
With most renos, there tends to be unknown costs. How much should a homeowner put aside for these? You should have a 12 to 15 per cent contingency set aside to cover things like asbestos (if present, which is a big unknown cost) and other issues that may come up during a renovation, like electrical and plumbing updates. That amount will also give you a little leeway to make some minor changes during the process.

I believe you’re in the midst of moving into a home you renovated for your family – how is it different to work on your own personal project? It’s not that different – the same decisions need to be made, like: “How will this space be used?” or “Will I still like this tile in 10 years?” It’s just that it’s all for my own family rather than someone else’s. But really it’s no more or less important than when I’m designing a space for a client. The only difference is that it’s way easier for me to make a decision for someone else than for myself. There are so many options out there these days, and I find it hard deciding what will be best for me and my family; it’s much easier to decide for someone else.
Where are some of your favourite Metro Vancouver home stores? Where do you find inspiration for projects? I love shopping at The Cross, Country Furniture and Pottery Barn. I also enjoy seeking out vintage items at places like Spruce Collective, Painted with Love, The Found and the Freed, Franklin Antique Market and many others. I love working with artisans like Cason from Urban Roots, Steve from Concept and Design and James from Shilo Living – these guys make my design dreams come true.
Lastly, one piece of sage advice for those about to tackle a reno. What would you say is the single most important factor to consider before they begin? 1
Concept. Know where you are going with the renovation so that you can make the decisions you need to make in a timely manner. Are you going contemporary, traditional or transitional? Pull together images that describe what you like as pictures speak a thousand words when it comes to design. ❖

two ways
One Vancouver design firm takes on two condo renos with dramatically different results. ❱❱ T H E MODERN RENO
W
hen a young professional couple bought this condo, they tried to convince themselves they could live with the tiny, U-shaped kitchen – at least for a little while (though there was never any doubt the green paint had to go). But the space just didn’t work for their lifestyle, and the “kitchen problem” soon became the driver of a gut renovation of the unit. “The layout was not thoughtful in terms of how people would actually live and use the space,” says designer Laurel James of Novell Design Build, who worked with the homeowners to make major changes to the floor plan. She removed the third bedroom to make room for an extended kitchen with a much more usable layout after some “acrobatic work” to address the challenges of utility placement in a concrete building. Now, “light streams through the kitchen, and it’s much more open and liveable,” James says. “The spectacular 180-degee view is on full display, with the kitchen stretching right out to the glass curtain windows, and there’s a crisp feeling of restraint and discipline that speaks to the homeowners’ aesthetic.”

In the master bedroom, non-functional storage was replaced with full-height his-and-hers closets, while the master bath was gutted and rebuilt with handle-less wood veneer vanities and a concrete shower surround. “It’s a modern living feel,” James says. “The homeowners really took the space over to make it their own.”

A
nother young couple faced a different problem. The self-described “old souls” wanted to live in an urban setting, but their classic tastes clashed with the decidedly modern design. “They wanted it to feel like an apartment in Washington or New York, not new, new, new,” says James. “Mixing old and new is always a challenge, so we built out a design rationale that would respect the architecture of the home.” In the living room, that meant pairing classic mouldings, panels and trimwork with modern art and furniture, with the custom crown moulding stretched onto the ceiling.The kitchen, which saw the most dramatic change, went from stainless steel to a FRANKE farmhouse sink with brass faucet and imitation marble tiles that are echoed in the foyer and bath. Throughout the home, the simple change to custom doors adds a touch of classic style.

Pro Tip Get your strata council and neighbours on board Before you can start work on a condo renovation, you’ve got to get your strata council’s blessing – and your life will be much easier if you can get your neighbours on board as well. That can be as simple as being nice and making it clear you’re going to play by the rules. “Everything is about relationships,” James says. “You’re living in a neighbourhood right next door to all your neighbours, so it’s important to be respectful. They want to know that when guys with boots on are coming through the hallway, they’re not going to be making noise after hours.” There’s an additional benefit to getting the council involved early, too. “They can be super-helpful with access to plans, and information about what others have encountered,” James says. “Talk to them right away.”

The long-time owner of Benjamin Moore TriCity Paint and Decorating says colour trends come and go through the years and from season to season, with influences as wide-ranging as international politics to local lifestyles and culture.
Doehring says colour trends will usually play out across a variety of design fields at the same time, from home décor to paint colours, fashion and even the automotive industry.
“We tend to see a major trend-change every ten years or so. This current one we are in right now has been a real celebration of those grey tones. As we come into spring, that subtle shift moves into warmer tones in the same range,” she says. “There’s a real sense right now for people of needing and wanting to create a refuge in their homes. We’re so busy, so connected, so in tune

Comfort Never Felt So Good Household heating and cooling systems are crucial to keeping your home comfortable and safe. Your comfort, your Hydro bill, and your household’s safety depends on proper care and maintenance. So says Serge Laredo, principal/owner of Moore & Russell Heating & Cooling, a well-respected company with more than 50 years in the business. “Most of us don’t think of our cooling and heating systems as part of our spring maintenance program,” notes Laredo. “Equipment doesn’t work at its optimum if you don’t maintain it … it can be as simple as changing your furnace’s filter.” He went on to explain that if you run your furnace fan continuously, (on auto), it will circulate the air much better, and if your filtration system is good, it will also keep the dust away.
So, how often should one change the filter? “A 1 inch filter should be changed every three months, whereas a more efficient filter, say a 4 inch filter, only needs to be replaced once a year,” Laredo says. If you have an air conditioning unit, head outside and clean any debris and leaves, in order for it to function properly. Ideally, Laredo says, you should hire a professional to conduct a yearly 15-point inspection on your component. “An air conditioning system can cost between $6,000 to $15,000,” he explains. “If you don’t maintain it, your system will end up costing you more to run it because it must work harder to keep your home comfortable.”
