here are times I must admit, when I dread the kitchen and can’t ignore the call and ease of takeout. But then there are other times, when the setting is just right: a recipe I am eager to try or to taste again, a perfectly ripe and seasonal set of ingredients, the appetizing fragrance of the cooking food, and I am in my magic spot and there’s no where else I’d rather be.

DONATE TODAY AND WATCH YOUR DONATIONS DOUBLE UP TO $20,000!

But it doesn’t always have to be that elaborate. A great moment in the kitchen can be that first sip of my comfortingly warm morning coffee (ah, now the smell of fresh brew is truly a thing of beauty), a cool glass of water from the tap, smiling kids grabbing a cookie, and on and on. These are the moments that make the kitchen the heart of the home. For its central place in the home, we are celebrating the kitchen – with tips from Port Moody design pro Laura Grist, who walks us through her pointers for making the most of a kitchen reno. We get an inside look at a Burnaby home that was a dream job for designer Sarah-Marie Lackey, principal at Sarah-Marie Interior Designs, with a dreamy, inspiring kitchen to boot. With soft greys and creams, and beautiful accents, it’s pretty clear that the designer put her own heart into the project. Having recently attended IDS Vancouver (formerly West), it was the rose gold tone – whether it’s the bold pink version or more of a peach gold style – is on trend these days. The versatile finish works in light and dark spaces. There’s so much more going on in this edition of SPACE, and we hope you feel inspired by the pages to truly enjoy whatever warms your heart.

■ REAL ESTATE - PATTI & WES GOSS, REMAX ADVANTAGE REALTY

EXPERT TIPS ■ Buyers should have a home inspection and read the strata documents of a building thoroughly. ■ Sellers should always meet with at least two to three Realtors before deciding who to hire to sell their home. ■ Sellers should ask the right questions during the initial meeting with a Realtor – how often will the Realtor contact you throughout the process? What will his/her role be throughout the process? Will he/she be present for showings? Will they arrive early to ensure the lights are on, blinds are up, and will they answer any questions the buyer and their agent may have? ■ Ask to see the Realtor’s buyer’s or seller’s guide. It’ll give you a general overview of how the whole process works and what to expect working with him/her. ■ Working with a team provides buyers and sellers better coverage. With so many details to take care of, it’s sometimes difficult for a solo agent to get through all the tasks that occur daily.

Business Profile

It’s your journey – we’re here to help Your home buying and selling journey is unique to you and only you can choose who will guide you through it. It is a journey Patti and Wes Goss of RE/MAX Realty Advantage are all too familiar with. From the first meeting, they want to hear your story and understand what your real estate goals are. Once they have walked through your home, they will sit down with you and discuss their marketing strategy, which will be personalized to your home. Part of their marketing strategy is to be prepared and organized, to efficiently plan the successful sale of your home in a timely manner. It all begins with scheduling professional photography and floor plans, generating awareness of your listing with fellow realtors, their clientele and the general public, as well as personally hosting every showing and open house. “We believe the ‘personal touch’ is a very important part of our business, especially in this age of technology. We feel face-to-face time is crucial to building and maintaining relationships,” says Wes. It doesn’t stop there. The Goss team provides

buyers with quality brochures highlighting your home’s best features (also included are mortgage financing options, providing buyers with helpful tips). Moreover, they ensure their buyers are kept informed about market conditions via daily updates and emails. They also provide a detailed buyer’s guide, which outlines the purchasing process. Patti and Wes understand how challenging the buying and selling process can be, but they promise to be there through the ups and downs of it all. “Wes and I are careful to follow up with our sellers and buyers after the sale has completed as well, through phone calls, e-mails, monthly newsletters and market updates,” says Patti. They have been able to develop great friendships and valued relationships with many of their clients over the years. These relationships have led them to take an active part in their community through volunteering, sponsoring and donating to various charities. FIVE THINGS TO CONSIDER BEFORE YOU INVEST IN THIS INTEGRAL PIECE

3

Fine fabric:

4

Upgrades are good: Want a sofa that feels like

5

Waiting game:

Invest in quality fabric with a slight texture that can handle a spill or two. “One thing to remember is the fabric on the sofa should be very forgiving,” Nelson explains from the pair’s Main Street studio. One solid colour will show every flaw – no matter what colour the couch is. “Even a hair you will see on a flat black sofa,” Hamilton warns.

you’re sitting on a cloud? Go down-filled then over stiff foam. “If you have an option to upgrade, to add feather fill to a sofa, you should always do that,” says Hamilton. “People aren’t aware, but if you sit down with a sofa with a feathery wrap inside and not such a bouncy foam, it feels luxurious.” Remember, a sofa is one of the biggest furniture investments in the home, so don’t skimp on quality.

Keep it classic: The warning from the team at Oliver Simon Design is to avoid trends. It’s something you often hear from design experts. Doing so saves you from buying that teal blue number that looked so darn good on the furniture store floor, but screamed at you every time you saw it sitting in your own abode. Just because it’s hot this season doesn’t mean you won’t be sick of it by the next one. “You want to stick to neutrals, so it will stand the test of time. You can switch up your art, your toss pillows, your accessories and remake your room easily without having to switch out the couch,” says Hamilton, who lives in North Vancouver.

1

2

Be willing to wait for the right sofa. Custom sofas can take anywhere from six to 10 weeks or more, but it’s worth it if it means getting the exact right size, material, style and quality piece that will be the centrepiece of your living space. “No good sofa is bought off the floor,” Hamilton says, “so be willing to get the custom fabric you want the fill that you want, the size that is right for your home and be prepared to wait two or three months for it to arrive.” And when it does, you’ll be glad you made a thoughtful decision over a rushed one (like that teal blue number).

Size matters:

“The number-1 important tip is that it has to fit in the space you are using; so many times we go into a space and the sofa is too big for the room or too small for the room or it is in the wrong place or the sectional is not fitted properly – that kind of thing,” Nelson explains. The tip is to make sure you measure your space, determine the exact layout, map out the proportions in the room and draw to scale. “A good gauge is there should be a couple of feet around it,” says Hamilton. And we don’t like furniture all backed up against the wall on the perimeter.” Get some breathing space around the couch, but not so much that the room is full of air.

■ HOME RENOVATION – MICHELLE DUPRÉ DESIGN & COMPANY – DESIGN WITH CONFIDENCE

EXPERT TIPS ■ Renovating your kitchen? Save room in your budget for space saving and storage solutions. You will enjoy having a wellorganized, cooking space – it’s a great feeling when everything has a home! ■ The key to a welldesigned neutral room is adding layers of textures and patterns within the neutral color palette. ■ Touches like heated floors, towel bars and glass tiles will give your bathroom a luxurious feeling that you will enjoy for years. ■ Adding some deep colours and hues will enhance the mood in the boudoir and provide a restful sleep. Accenting the bedroom with pillows and a beautiful throw will add some drama. ■ For a quick spruce-up, add a bold hit of colour in an unexpected way to create interest. Best part? It’s easy to change out if you get tired of it.

Business Profile

Adding personality and a personal touch to your home A home renovation project can be stressful. Whether it’s calling someone to demo your bathroom flooring or deciding which cabinetry goes with the new kitchen backsplash, the process can be overwhelming. That’s why Michelle Bernier launched Design With Confidence in New Westminster in 2013, which is now developed into a full interior design company. It is a one-stop shop for all renovation projects and assists with the selection of fabrics to flooring, and from blinds to shelving; Michelle and her team does it all. “We do small to large projects, as well as full interior renovations, from start to finish,” says Michelle, who used to be an accountant before following her true passion more than a decade ago. Other services offered by Michelle Dupré Design & Company include upholstery work, custom closets, wall papering and staging to prepare your home for sale. Bored with how your living room looks? Michelle also provides a redesign service, where she gives expert advice on furniture placement and accessories that can be added to make the space pop. “Your home is such a personal part of you. It just makes you feel good and I think that improves your life overall,” she says. Clients can expect a very hands-on approach from this local entrepreneur, who is involved every step of the way. She usually picks three samples of an item – based on the

person’s vision – and then lets them choose a final result. “We break it down, see what goes well together, but it also has to have an unexpected flair,” she says. “I try to add some of their personality, so we spend lots of time picking out fabrics and materials.” Besides being at the helm of the brick and mortar shop, Michelle’s business model includes giving back to the community with her charity, Design With Hope. Michelle donates paint and labour to women who have suffered physical or emotional abuse and are living in transitional housing. In our small way, we paint some hope into their lives.” “They come in, choose their favorite colours and then we donate our time with volunteers to paint their space. A lot of those places are pretty drab when you move in,” she explains. Everyone deserves a place that is safe, warm and personal. Color can do that to a space. It seems like there’s no slowing down for this busy woman, who earned The Record’s best interior designer in New West for 2015 and 2016. Recently Michelle and her team opened up a NEW showroom on 6th Street in New West as she wanted to create an experience for her customers by combining her design and paint stores. This new location showcases everything from interior room remodeling ideas to paint, wallpaper and yes the kitchen sink.

A household name for more than 30 years When Ralph Belisle and his wife Hélène returned to Burnaby in the mid-80s after three years abroad – travelling and working as a carpenter – jobs in his field were few and far between. During the time away, he had honed his residential carpentry skills in countries like England, New Zealand and Australia; eager to put them to the test at home, he dropped flyers door-to-door that advertised his services.

The key is to keep the client in the driver’s seat, where they have a great deal of input ~ Ralph Belisle

Belisle eventually landed a two-week gig. Thinking he was onto something, he took an ad in the Vancouver Courier. “I put my phone number and name and the word ‘carpentry,’ he recalls. “There was still some white space, so I said, ‘Let’s go with Top Quality.’” And so Burnaby-based TQ Construction was born in 1985. “We never looked back,” Belisle says with a smile. TQ Construction has rejuvenated hundreds of homes in the Greater Vancouver area through custom renovation and new custom home builds. The company is nationally acclaimed and a winner and finalist of over 65 industry awards. Today, the couple’s son, Henri, leads the company as general manager, while Ralph continues to oversee daily operations.

The Belisles and their team of experts have developed well-organized systems for cost-plus and fixed-price methods of construction budgeting, giving clients different options for their specific needs, whether it’s for a kitchen renovation or a whole home face lift. Belisle noted when deciding whether to renovate or build new, each project has a “tipping point.” “You make that decision by analyzing the numbers of cost of construction and return on investment. Our company does that for you, making sure you’re on the right track,” he says. TQ Construction prides itself on its full service design build model, according Belisle. He says the company’s “integrated and sequenced” planning process – from initial concept to final completion – gives home owners peace of mind. “The key is to keep the client in the driver’s seat, where they have a great deal of input,” he says of the process. “That’s the real value of working with us. The decisions to be made – on cost, on schedule, on beauty or on quality – are continuously communicated amongst the key players and decision makers in their project. There are fewer surprises along the way. This level of commitment to service is what keeps happy clients coming back for our top quality design and construction.” ■ WORDS: TEREZA VERENCA / WEB: TQCONSTRUCTION.CA

Dream When Designers

BURNABY HOMEOWNERS GIVE DESIGNER FREE REIN TO WORK HER MAGIC

D

esign whiz Sarah-Marie Lackey worked with her Burnaby clients to create a home that was both the homeowners’ and the designer’s dream. What made the 2015 job such an exciting project is that the clients trusted Lackey to work her magic. The result? A breathtaking, bright contemporary home with a comfortable-yet-luxurious feel. The home features a stunning master bath that is a gorgeous sanctuary and a kitchen that is as functional as it is beautiful. Clearly, the clients made the right choice by listening to the design pro. ❱❱

FALL 2016 | SPACE | 17

WITH SARAH-MARIE Who were the clients and what was the goal for their home?

What are your favourite design elements and rooms of the home?

The client was a builder out of Burnaby. I had already designed three houses for him in the past and he then asked me to design their personal home. It was one of the first opportunities for me to have complete design freedom. It was great because so many times clients will not want to proceed with ideas because they can’t see it. For this client, my ability to see it and tell them it was going to look amazing was enough for them. It was so rewarding to see my entire vision come to life.

Oh my goodness! I can’t choose one! I would probably say the granite backsplash in the kitchen. Granite has gotten this stigma for being dated and garish, but I was convinced I could revive it, and bring it into 2014 (That’s when I designed it) But I think my most favourite design element about the house is the fact that I truly believe that it is absolutely timeless.

What kind of budget were you working with?

I wanted to do something entirely different. Everybody was, and still is, obsessed with a white kitchen. And while I did and still do like white, I wanted to do something different. Something that came from my imagination. Something I had never seen done before. Greyish blue and light wood. The granite I think was the taking-off point though. It was the first thing I found. It all stemmed from that.

It was a very healthy budget, cost wasn’t a major factor. However, the majority of the money was spent in the areas that they mostly got to enjoy. Foyer, kitchen, dining room, powder room, master bedroom, and master bathroom. Designer: Sarah-Marie Interior Designs

Can you tell me about the stunning kitchen?

Flooring covers roughly one quarter of the surface area of your home. You walk on it, lay on it, play on it, cook on it and live on it. It has to be right. For a realtively small cost, you can signifigantly improve the way you look and feel about your home, all starting from your floors.

THE VALUE IN FLOORING Not only does flooring improve your personal satisfaction with your home, but it also can improve the overall value of your home. In many circumstances, an investment in flooring can yield several times it’s value when it comes time to sell, but you must choose carefully.

CONSULT AN EXPERT Just as you would consult a realtor when buying a home, it is important that you talk to an expert before tackling your flooring project. Our staff have a wealth of knowledge gained from years of experience, both in our showroom and in your homes.

WITH SARAH-MARIE I love how the living room/kitchen intersect with the fireplace between the spaces. Can you tell me about the design plan for that space? How it was conceived?

Making room for living well!

The space was so open. The obvious place to put the fireplace was on one of the walls, but again, I wanted to create something unexpected, and unconventional. I wanted to take the open space and make it cozy and warm.

LIVING ROOM I wanted this space to feel cozy, warm and sophisticated. As many homes nowadays days do not have family rooms and living rooms, I felt it was important to bring the feeling of both into one.

FALL 2016 | SPACE | 21

WHEN DESIGNERS DREAM

22 | SPACE | FALL 2016

KITCHEN + DINING ROOM This needed to be a showstopper. I so often have clients tell me they know exactly what they want, thus not giving us as the designer the right to use our creativity at all. In this case I had free range. And the trust to dig deep into my imagination.

WITH SARAH-MARIE

MASTER BEDROOM + BATHROOM I wanted this space to feel like an extension of the master bedroom. Using rich marble and silk drapes that extended the length of the bathroom gave the space the feeling of being in a high-end hotel. A never-ending vacation.

How would you describe the home in terms of design style? It’s definitely contemporary, but I added an element of softness to it. While maintaining the geometric shape of the contemporary look, I added oversized chandeliers and textured wallpaper to give it that perfect amount of glam. What are some tips from this project that you can share with readers? Design is not about the individual items in the space. It’s about the feeling the space gives you. Designers see and feel this, this is why we can do what we do. WORK: SARAH-MARIE INTERIOR DESIGNS WORDS: NIKI HOPE / IMAGES: TRACEY AYTON

Renovating your space? Look to the professionals SASEN RENOVATIONS

Popular home shows on TV can make a renovation appear effortless, making DIY extremely tempting, especially if you enjoy working on your home, or managing a tight budget. But the truth is, a successful renovation takes time, resources, and expertise to achieve the desired outcome.

Choosing to work with a professional renovator is a smart choice, for several reasons. JDL HOMES

MAISON D’ETRE DESIGN BUILD

24 | SPACE | FALL 2016

Trade Connections: Having access to skilled workers can be a challenge as trades in Vancouver are in such high demand. Professional renovators come with established working relationships with the trades and sub-trades. Remember, plumbing, electrical and gas repairs and renovations all required licensed contractors by law and are definitely not for the DIY. Contractor Rates: Your professional renovator will have access to building supply contractor rates, often being able to pass on a savings to you.

Project Management: Managing the various sub-trades, and knowing when to bring them in to the project is essential to saving time and money. If the renovation disrupts your day-to-day living, or impacts the exterior of the home exposing you the elements (windows, doors, siding and roof), delays can become troublesome and costly.

Building Permits: Every municipality has permits which must be adhered too. More than just the cost of the permit, knowing the implications of the regulations will help to define the real cost of your renovation. What started out as a simple project may impact building code for wall structures, plumbing or electrical, impacting time and budget. Keep in mind that someone looking to buy your house in the future may ask about the renovation work and want verification that the work was done to code.

Purchasing a home is one of the most expensive investments you will ever make so protect yourself by working with a professional renovator who has the training, experience and resources to transform your space.

Experienced Eye: Renovating any existing structure will inevitably turn up surprises. The experienced renovator will bring solutions to renovation challenges.

It’s a good idea to talk to a contractor as early on in the project as possible, and before you make a final decision. An experienced renovator may be able to suggest ways of reducing the cost of your project while still using professional services where you lack the time or skills.

■ HOME RENOVATION - WOODOPOLIS

EXPERT TIPS 5 reasons to trust Woodopolis for your renovation: ■ Complete showroom of fixtures, flooring, finishes and more ■ Fully licensed, certified and experienced team ■ Products based on leading global trends ■ In-house design help with colours and finishes ■ Have it your way – do-ityourself or be hands-off

Business Profile

So Much More than Wood and Flooring If you haven’t been to Woodopolis, take a look to find out how to make your dream renovation a reality. Renovating comes to mind for a variety of reasons. A new family member, the kitchen is trapped in a different decade or it may simply be that the home was never exactly what you wanted. No matter the reason, the team at Woodopolis can help.

We’re renovators with a retail space and a complete showroom ~ Victor Diniz

Woodopolis is a fantastic resource for both those who want to ‘do-it-yourself’ and those who want to be completely hands-off. Owner Tracy Zhang and her husband Victor Diniz bring everything together under one roof. And, they can bring it all together under your roof too. “Most renovators work out of their truck,” Victor said. “We’re renovators with a retail space and a complete showroom. There was a need in Maple Ridge for what we offer. Lots of other renovators and builders buy from us too.” Victor has been in the building industry since the late ‘80s and Tracy’s love of design rounds out the endto-end Woodopolis offerings along with the team of eight fully licensed, certified and experienced in-house tradespeople, who also live in Maple Ridge. The business is certainly Tracy and Victor’s passion, as is the community. Woodopolis is a proud supporter of the home makeover for Nicolas Nation – part of the A Boy Named Nicolas project. “We are supplying all the plumbing fixtures for the Nicolas Nation house makeover,” Victor said.

28 | SPACE | FALL 2016

Plumbing fixtures like the ones being donated can be found in the Woodopolis showroom, which Tracy is proud to show to visitors, but of course, only so much fits in a showroom, so discussion is important. “We offer flooring, closet organizers, blinds, moldings, doors, fireplaces, everything for a kitchen or bathroom,” Tracy said. “We do virtually anything inside a home.” Much of the Woodopolis showroom stock is imported directly from Asia which means the company’s house brand of fixtures are the same quality and selection as other home improvement stores, but cheaper. Plus, because Tracy and Victor attend trade shows around the world, they are up to speed on global trends in home design. “We also carry the name brand pieces if a customer is interested in that,” Victor added. Ultimately, Tracy, Victor and their team believe in working with their clients to make sure the plan for a homeowner’s project is in place before the work begins. “We think through the whole process,” said Victor. “By having homeowners establish their ‘dream look’ and budget, we have a starting point. If we’re doing the work, we always insist that we come out to be absolutely accurate.” Get to know what Woodopolis has to offer and find out how they can help create your dream home.

I NEW WEST INTERIOR DESIGNER GOES DARK FOR FALL / WINTER

’ve been obsessing over dark interiors lately. I don’t know if it is the cooler weather or if maybe I am done with white – and anyone who knows me knows that that would be a huge deal for me … OK, you are right I am probably not done with white, but after finding these beautiful inspiration shots it has me thinking it could be a real possibility. These dark interiors just inject that moody feel that makes me want to sit back, relax and hibernate for the winter. I love the high contrast of it all and the way metallic accents pop against the dark backdrop. Don’t you think? Imagine for a minute all the sticky messes you could put off cleaning (hello!) if you had a dark grey countertop and dark stained cabinets. ❱❱

Now if that isn’t a reason to switch over to the dark side then I don’t know what is. Think you are ready to inject something a little darker into your space? You can start by adding a few accessories here and there, like some of my fave items featured here. Or if you are ready to go all the way, start painting with one of my favorite dark shades or even covering a wall in a contrasting wallpaper. ■

Home The Heart of the

GET OFF TO A GREAT START ON A KITCHEN RENOVATION WITH TIPS FROM A TOP PORT MOODY INTERIOR DESIGNER

F

rom holiday dinners and early morning coffee, to late-night conversations and special celebrations, kitchens are often the central gathering place for friends and family. So it’s no surprise that kitchen renovations – from small updates to a major overhaul – are often at the top of a homeowner’s must-do list. Port Moody-based interior designer Laura Grist has helped countless homeowners with kitchen projects, and says there’s lots to consider when setting out to tackle this high-traffic “heart” of the home. Grist offered SPACE some of her top tips for those pondering changes, be they large or small, for their kitchens: Consider the long game: what seems like smart savings up front, may not be in the long run. “Many people don’t hire an interior designer right off the bat because they think it will be more expensive, but it’s more expensive to make a mistake,” says Grist. But, she notes, designers can help steer the course of the renovation smoothly and efficiently, saving time and money, procuring the best materials and recommending top-notch contractors. Know your materials: unless you’re already an expert on wood, tiles, laminate and more, you can’t know for sure if something is a good fit for kitchens in general, and your home in particular. “In North America, people really love the look of marble, but in reality, it

34 | SPACE | FALL 2016

stains. In Europe, this doesn’t matter so much to people, they consider it part of the patina if there’s a wine glass ring on the counter, but here people don’t want that – so we look around to see what other kinds of materials can stand in for marble – or perhaps how we can use marble in different and creative ways.” In a recent project, Grist used marble as a backsplash behind a counter space, for example, and countertops may be sourced from other types of stone with a similar look and feel.

2

Build for ease: A large family with young children may have different needs than a single person or an older couple. This can heavily influence choices in appliances, materials and even the “flow” of the room design to ensure the space is easy to use for everyone. A dedicated coffee station, or a second smaller refrigerator for the “little people” – out of way of the main cooking areas, but easily accessible – can help make a space more efficient. Be open to new ideas: sometimes, a big change can be hard to absorb. A kitchen renovation that includes pulling out a wall may lead to a completely different layout, and more modern layouts break with tradition in exchange for ease and efficiency. For example, many sinks in older homes are facing an outside wall, but in newer homes may appear in an island or central space. “People can have a tough time with that, when major components get moved around. But there’s always a good reason for it, and it makes the space work better.” ❱❱

1. Creating a more open kitchen space can require creative solutions, like this post which hides all the plumbing. 2. Use different materials to create a separate visual space. Here, gold tile sets off a bar counter; below is a small builtin bar and wine fridge.

4

1

5

6

3

3. Break away from traditional sizes: this doubled up countertop provides lots of work space and allows for cupboard and storage space on both sides. 4. The clean lines of the fan hood keep the cooking space airy and open.

5. Marble, like the beautiful light toned stone here, can stain if used as a countertop, but makes a beautiful accent when used in other ways. 6. Keeping the microwave in a built-in space frees up the countertop.

HEART OF THE HOME

1 1. These high gloss white cupboards “disappear” into the white wall, making the entire kitchen appear larger.

2

2. Maximize natural light whenever possible – and enjoy the views that go along with it.

3

3. Get creative with small spaces. Here, a bar fridge allows guests to retrieve a drink without needing to go into the main cooking area. 4. Colour makes all the difference. This kitchen is pulled together with white chairs to go with the white cupboards, warm tones on the lower cabinets, and lighting and floors that pull the space together.
