ce cream has been described as ``happiness condensed,’’ so what better way to boost your mood during this pandemic summer than to bring the hues and patterns of this frozen treat into your living space? A few well-chosen accessories, a can of paint or a roll of wallpaper in ice-creamy colors might have you dreaming of summer long after the season comes to an end. Got some favorite flavors? Chances are you’re already inclined to decorate with those tasty hues. Think silky chocolate, creamy vanilla, tangy berry, butter pecan, or more exotic colors like mango, passion fruit, green tea. Alessandra Wood, vice president of style at Modsy, likes a scoop of mint chocolate chip. “Pair a cool, minty wall and darker accents for some sweet, low-key contrast,” she suggests. Clare Paint offers Two Scoops, a fresh mint green, for instance, while Behr has light, frothy Mint Fizz. “Introduce gray-greens and more saturated hues to keep the room from looking like a pastel explosion,” says Wood. Unless you want it that way. Lovers of strawberry ice cream might be drawn to dark and light pinks and rosy reds, and this can be a fun opportunity to embrace the bold. Wood says you can make these colors feel a bit more grown-up by going for a monochromatic look. Blush walls, perhaps, paired with a soft pink sofa, rug, art and accessories. If you’d like your walls to evoke the flavor, Benjamin Moore has Strawberry-n-Cream, and Martin Senour Paints has Strawberry Ice Cream for you to try. Is chocolate chip cookie dough your go-to flavor? Opt for a sophisticated, neutral palette of cream, warm browns and black. “You can find pieces like an inlay console or cowhide rug that incorporate all of these colors,” says Wood. “Or layer them into the space with a creamy neutral base and darker pops in pillows, rugs and art.” Chocolate fans might even think about using the hue on walls. Even if it’s just a fire escape in the city,” says interior designer Elaine Griffin, based in St. Simons Island, Georgia.

To elevate your al fresco entertaining, she advises, begin with the layout. Set up the dining table close to your indoor kitchen: “The further it is, the more oversize trays you’ll need to carry stuff out.” Place your seating toward the best view you’ve got. And kids’ play areas should be easily seen. “Think of the outdoors like you

omeowners know that the process of buying a home can be both exciting and nervewracking. The anxiety associated with buying a home has hit new heights during the outbreak of the novel coronavirus COVID-19. Historically low interest rates and limited inventory has made 2020 an especially unique time to buy a home. It’s also a competitive and potentially expensive time to buy a home. While the economic consequences of COVID-19 have been severe, the Federal National Mortgage Association, also known as Fannie Mae, forecasted a significant increase in median home prices in March 2020. City dwellers have scrambled to buy homes outside of cities, where social distancing is more difficult and the risk of getting COVID-19 appears greater than it is in suburban or rural settings. That’s led to a lot of competition among prospective buyers. Prospective home buyers willing may benefit from knowing what to to enter the hectic fray and shop for a expect as they search for their next home during the COVID-19 outbreak home.

oving is stressful enough without throwing a pandemic into the mix. Many Americans may be forced to consider moving as federal foreclosure and eviction moratoriums expire. In the first week of July, 32% of Americans did not make a full, on-time housing payment, according to a nationally representative survey by the website Apartment List. Others may relocate to save money, be closer to loved ones or simply leave a densely populated area. If you’re considering moving, here’s what to know from a financial standpoint, as well as tips to make moving day safer.

BUDGET FOR EXTRAS Aside from the usual expenses like buying boxes, renting a van or hiring

movers, plan for extra costs because of the pandemic. You may need to buy heavy-duty supplies to deep-clean your old place, for example, or to sanitize your new accommodations. If you are moving out of a rental unit, some landlords may ask you to pay for professional cleaners or take the cost out of your security deposit. Moving across county or state lines? Check what the quarantine requirements are in your new location, says Jean Wilczynski, a certified financial planner and senior wealth advisor at Exencial Wealth Advisors in Old Lyme, Connecticut. You may have to pay for quarantine accommodations like a hotel or Airbnb if your new apartment or home is not move-in ready, she says. You can typically find this information on your state’s Department of Labor website, she says. If you are unemployed or your income has dropped as a result of the pandemic, you can also check whether you qualify for moving assistance by calling 211. You might not be able to really get to know your new place until you’re living there, so prepare yourself (and your wallet) for surprises like leaky faucets or broken appliances. Landlords and real estate agents may offer only virtual tours. And if you can see the new accommodations in person, you may be required to sign a waiver, wear a mask and avoid touching anything while in the house.

Do garage doors need to be replaced - or just repainted?

: I have two wooden garage doors, each eight feet by seven feet and original to the house, which is about 25 years old. The bottom panels appear to have some water damage and need to be replaced. I could install new steel doors, which would need less maintenance, but that would cost about $2,000 for the pair. I tried finding a repair company online, but I can’t seem to find anyone in my area who does this work. Who makes replacement panels, and at what cost? A: Judging from the pictures you sent, your doors might just need repainting, not replacing. Representatives of two companies in the business of repairing and installing garage doors both offered that advice. Debbie Hopkins, office manager at C & D Doors in Gordonsville (540-832-3564; cddoorsgordonsville.com), said the company recently went to a home where the bottom rail of a 16-foot-wide garage door was completely rotted out. That did

need to be replaced. But in your case, she said, “I don’t see any rotting.” Justin White, vice president of Overhead Door Company of Washington D.C. (301-937-1800; overheaddoor. com/washington-dc), offered a similar assessment. “From what I can see, the paint is just coming off,” he said. Of course, it’s impossible to accurately diagnose the condition of a garage door simply by looking at pictures, but if the wood is solid, you might just need to wash the surface, scrape and lightly sand where the paint is peeling, and then prime and paint. Because your house was built around 1995, there’s little risk of lead paint, which the federal government banned for consumer uses in 1978. To test whether the wood has rotted, try poking it with the tip of a screwdriver or an awl. If it goes in only an eighth of an inch or so, the wood is probably still sound. If you can poke in deeper, though, you definitely need to at least replace the bottom panel. “It’s dangerous,” White said. Overhead doors have a cable and an extension spring to help lift and lower the door. “All the tension is on the bottom

panel,” White said, so if the wood there disintegrates, the door can suddenly give way and seriously hurt anyone nearby. White said his company would never assess safety just from pictures. The company would arrange a visit to your home, where someone could inspect the door and, if necessary, measure for a replacement panel or a whole new door. There is no charge for this. It is possible to replace just one section of a roll-up door, but the challenge with older doors is finding a matching panel. The wooden doors sold today tend to have raised panels, not the recessed type you have, Hopkins said. Plus, you need an exact size match. To function correctly, the replacement needs to be the same not only in width and height, but also in thickness. And for visual appeal, the stiles and rails (the vertical and horizontal framing around the panels) need to match what you have now. Matching the species of wood or type of manufactured wood product isn’t an issue, though, because your doors are painted. Even though your doors have a simple frame-and-panel design, with four framed

sections on each of four horizontal panels, matching panels might not be available. “The tooling has changed over the years, making the panels slightly larger or smaller depending on the manufacturer,” White said. “Also, the angle at which the panels are cut has changed in some situations.” The visual effect would be very noticeable - especially because you might not save all that much by going this route. Prices depend on location, but in the area served by the D.C. Overhead Door dealership, replacing the bottom panel could cost $500 to $600 per door, or $900 to $1,200 for the pair, including installation, White said. If you opt to replace the doors, the least expensive option is a non-insulated steel door. C & D charges around $900 per door, including installation, so the figure you cited is in the same ballpark. The D.C. dealership of Overhead Door estimated $1,400 to $1,800 for a pair of these doors. A pair of insulated steel doors, the most popular option, might cost $1,800 to $2,000 including installation, White said.
