What’s your style?
If you’re looking for a certain style of photography, some photographers are going to be more suitable for the job than others. • Dark and moody • Light and airy • Lifestyle • Studio
Finding a photographer who specializes in your chosen style. Photographers often specialize in different styles of photographs. Style examples include: • Outdoor photography • Portraits • Product shots • Action photography • Senior photos • Newborn photos • Family sessions Set your budget Watch for photographers to run specials or minis so you can jump on those if the budget is tight. If a photographer seems expensive, you are likely paying for higher quality photos and experience. Always worth the money!
Know what you want from your session and don’t be afraid to voice that to your photographer and then let them work their magic.
Make sure you understand what you are getting with your session. Most packages should include a certain amount of time and images. With mini sessions you may only get 5-10 digital images. Also, make sure your package includes print rights. This means you have the right to print as many photos for your personal use. If a package does not include print rights then it might include prints or you will have to order prints from the photographer.

Be wedding ready Choosing a wedding photographer can seem overwhelming. So many choices. So many different packages. And this is a once a lifetime day. The pressure is a little higher. Once again, find a style you love and set a budget. If there is one area of your wedding you should spend the extra money on it is the photos. Your wedding day will go so fast and you will not remember most of it because of that so you will need these gorgeous professional photos to document the day and be a constant reminder of that time. Make sure you are hiring someone with experience. You will rely on the photographer to see that the day runs smooth and is as stress free as possible. A professional wedding photographer will do just that. (They will also set up a time line for the day). Also, if you are getting married in a dark church or reception hall you will want to make sure your photographer can handle anything. Don’t be afraid to ask if they have the proper equipment to handle low light situations. Most professional wedding photographers will have all the proper equipment and can handle any lighting situation thrown at them. It’s worth it to pay someone who knows what they are doing so you can be relaxed as possible on your big day. A professional photographer will also have a website and not just a facebook page. Once you find someone you like, ask to meet up in person to talk about it and get to know them. You want to make sure you click with this person because they will be spending the entire day with you. Most photographers are happy to do this. Don’t be afraid to ask to see a wedding gallery from start to finish. You want to make sure you are getting a variety of photos. Make sure the photographer caught all the key moments. Look for the quality of photos...like if they are in focus or blurry or are they super bright or dark?
Do not be scared of contracts or deposits. They are there to protect both parties.
Your photographer should have a contract. Don’t be alarmed by that and make sure you read and understand everything. It should tell you what to expect from them on the day, how long it will take to see the photos and what they will do in case of an emergency. If a photographer does not have a contract, ask for one. Once again a contract is there to protect BOTH parties.
Pay attention to how long the session is. Some mini sessions are only 15 minutes so be prepared for that. Some sessions can last up to 2 hours so if you have small kids bring toys and snacks to hold them over.
Not even sure where to even start? Google! Search the specific session you need and the town you live in and that will weed out any photographers that don’t do that type of session. Look through websites and compare packages.

Veterinarians are trained in clinical areas such as anatomy, pathology, microbiology, pharmacology and surgery. Sometimes, it is better to send this information ahead of time, before your pet’s first visit. WHAT TO ASK Does your veterinarian offer a comprehensive preventive healthcare program? Ensuring your pet is current on all immunizations, heartworm testing and intestinal parasite screenings will decrease the likelihood of serious disease over your pet’s lifetime. Does he recommend year-round heartworm, flea, and tick prevention? Does he recommend dental care for your pet? Is emergency service available if the need arises? Most areas have an after-hours emergency facility close by. Your veterinarian can provide you with the necessary contact information. If you have an unusual breed of pet that has an unusual condition be sure to provide this information and ask questions. Are you comfortable with his response? Does he explain your options well, or does he dismiss your questions? Also ask if he provides ancillary services such as boarding and bathing. They may be important factors in your decision. Does your veterinarian require that all pets boarding be current on all vaccinations? This is extremely important for protection of your pet as well as other pets that are boarding. WHAT ELSE TO LOOK FOR: The examination room should be clean and orderly. Has the examining table been disinfected after the last patient left? Your veterinarian should perform a full examination of your pet. This should include evaluation of your pet’s teeth, eyes, ears, skin, heart and lungs, abdomen and musculoskeletal system. He should also ask questions about your pet’s general health. Does he rush the check up? Does he listen to you? Is he comfortable with your pet and does he seem to have a good rapport with your pet? Does your pet seem to like him or at least seem comfortable? Of course, some pets are difficult at every vet visit. If your pet is one of these, is the veterinarian able to handle him? An experienced veterinarian can handle most difficult pets with a minimum of stress for your pet. Once you have chosen your veterinarian, ensure that you and your pet visit him regularly. Keep him informed of any changes in your pet that concern you. Don’t be afraid to ask questions. Take an active part in your pet’s health care and you will keep your furry friend with you for many years to come!

The funeral is one of the most significant means we have of dealing with grief. The funeral ritual helps us focus our emotions and brings a sense of meaning to death. It confirms the reality of death and provides a catalyst for mourners to talking about the deceased. Experts tell us being able to talk about the life of a deceased loved one is one of the first steps toward accepting death. PREARRANGING YOUR FUNERAL Prearranging your funeral is not much different than any other planning you have carried out during your lifetime. You buy insurance in case of fire, flood, theft or death. You’re starting to look for a mortgage or want to confirm you made a good decision. To make the most of your mortgage, you need to decide what works for you and then shop around to find it. 1. Define what affordable means to you Only you can decide how much you are comfortable paying for your housing each month. Your mortgage lender can consider if you are able to repay your mortgage, yet you need to determine whether you will be comfortable repaying your loan. Based on your whole financial picture, think about whether you want to take on the mortgage payment plus the other costs of homeownership, such as appliances, repairs, and maintenance.
2. Understand your credit Your credit, your credit scores, and how wisely you shop for a loan that best fits your needs have a significant impact on your mortgage interest rate and the fees you pay. To improve your credit and your chances of getting a better mortgage, get current on your payments and stay current. About 35% of your credit scores are based on whether or not you pay your bills on time. About 30% of your credit scores are based on how much debt you owe. That’s why you may want to consider paying down some of your debts. TIP: Be careful making any big purchases on credit before you close on your home. Even fi nancing a new refrigerator could make it harder for you to get a mortgage.
Step 1. Estimate your total monthly home payment Your total monthly home payment is more than just your mortgage. There are more expenses that go along with owning your home. Start with estimates and adjust as you go. Add the following items: principal and interest, mortgage insurance, property taxes, homeowner’s insurance, and homeowner’s association or condominium fees, if applicable. Step 2. Estimate the percentage of your income spent on your monthly home payment Calculate the percentage of your total monthly income that goes toward your total monthly home payment each month. A mortgage lending rule of thumb is that your total monthly home payment should be at or below 28% of your total monthly income before taxes. You may be approved for more or for less depending on your overall financial picture. To calculate your percentage, take your estimated total monthly payment divided by your total monthly income before taxes, and multiply that number by 100. Step 3. Estimate what is left after subtracting your monthly debts To determine whether you are comfortable with your total monthly home payment, figure out how much of your income is left after you pay for your housing, plus your other monthly debts. Add your total monthly income after taxes with your estimated total monthly home payment. Then, subtract your monthly debts. The amount of money you have remaining represents the amount of money you have to pay your utilities, groceries, credit cards, child care, health and auto insurance, car payments (if applicable), repairs and everything else.
TIP: Correcting errors on your credit report may raise your score in 30 days or less. It’s a good idea to correct errors before you apply for a mortgage. 3. Pick the mortgage type - fixed or adjustable - that works for you With a fixed-rate mortgage, your principal and interest payment stays the same for as long as you have your loan. • Consider a fixed-rate mortgage if you want a predictable payment. • You may be able to refinance later if interest rates fall or your credit or financial situation improves. • With an adjustable-rate mortgage (ARM), your payment often starts out lower than with a fixed-rate loan, but your rate and payment could increase quickly. It is important to understand the trade-offs if you decide on an ARM. • •
Your payment could increase significantly, often by hundreds of dollars a month. Make sure you are confident you know what your maximum payment could be and if you can afford it.
4. Choose the right down payment for you A down payment is the amount you pay toward the home yourself. You pay a percentage of the home’s value to the home’s seller and borrow the rest through your mortgage loan. • 20% or higher down payment: This option will likely provide the best rates and most options. However, think twice if the down payment drains all your savings.

5-19% down payment: You may have to pay a higher interest rate/fee and lenders may require private mortgage insurance (PMI). PMI is an insurance policy that allows you to make a lower down payment by insuring the lender against loss if you fail to pay your mortgage.

Less than 5% or no down payment: Low down payment programs are typically more expensive because they may require mortgage insurance or a higher interest rate. Look closely at your total fees, interest rate, and monthly payment when comparing options.
Ask about loan programs such as: • Conventional loans that may offer low down payment options. • FHA loans that are insured by the Federal Housing Administration and offer a 3.5% down payment program. • VA loans that are backed by The Department of Veterans Affairs and offer a zero down payment option for qualifying veterans. • USDA (United States Department of Agriculture) loans that offer a zero down payment program for eligible borrowers in rural areas. 5. Understand the trade-off between points and interest rate Points are a percentage of a loan amount. For example, when a loan officer talks about one point on a $100,000 loan, the loan officer is talking about one percent of the loan, which equals $1,000. Lenders offer different interest rates on loans with different points. There are three main choices you can make about points. You can decide you don’t want to pay or receive points at all. This is called a zero point loan. You can pay points at closing to receive a lower interest rate. Or you can choose to have points paid to you (also called lender credits) and use them to cover some of your closing costs. Knowledge about your home loan options will help you make sound decisions when you are searching for a home and choosing a mortgage lender. Many lender websites have online financial calculators and online home loan applications to help you start the mortgage process. Lawn Equipment With the American Dream of home ownership, 1.5 kids and a couple of cats,comes, inevitably, a lawn. The question is: what kind of equipment do you need to properly care and tend for your own slice of heaven? Here are some ideas: Size Matters Lawn mowers come in all shapes, sizes and ranges of power. The most frequent mistakes homeowners make is getting something too large or too small for their needs. While there are no handy formulas for figuring this out, there are a few tips: While riding lawn mowers are cool and now frequently come with cup holders (an innovation way too long incoming), some lawns are just too small to comfortably operate a lawn tractor. For these yards, the best choice is a good push mower. A general rule of thumb is that a yard that can be comfortably mowed with a push mower in 45 minutes or less is too small for a rider. Yards of a half-acre or more likely would benefit from a lawn tractor. These range in horsepower, attachments and ease of use. A qualified dealer or retailer will be happy to walk you through the steps of determining your specific needs. Will the dealer pick it up, or do you have to haul it there?Be sure to keep track of any owner manuals (a plastic bag hanging on a nail in the garage is a good investment). The manuals often list replacement parts, and have a complete maintenance schedule. Your Yard And Clean Air The federal government anticipates that regulations now being developed will bring cleaner lawn and garden equipment to market within a few years. Meanwhile, consumers can make a difference by adopting practices that will help protect the environment now and in the future: Avoid spilling gasoline Preventing spills and overfills is an easy and effective way for power equipment owners to prevent pollution. Even small gasoline spills evaporate and pollute the air. Use a gasoline container you can handle easily and hold securely. Pour slowly and smoothly. Use a funnel,or a spout with an automatic stop device to prevent overfilling the gas tank. Keep the cap or spout and the vent hole on gasoline containers closed tightly. Transport and store gasoline and power equipment out of direct sunlight in a cool,dry place. Use caution when pumping gasoline into a container at the gas station. Maintain Your Equipment Follow the manufacturer’s guidelines for maintenance. Change oil and clean or replace air filters regularly. Use the proper fuel/oil mixture in two-stroke equipment. Get periodic tune-ups, maintain sharp mower blades, and keep the underside of the deck clean. Take time to winterize equipment each fall. Consider Cleaner Options Ask your dealer about the new, cleaner gasoline equipment entering
the marketplace. Propane and solar options are also available for some types of equipment. Electric equipment is cleaner than equipment powered by gasoline engines. Electrically powered lawn and garden tools produce essentially no pollution from exhaust emissions or through fuel evaporation. However, generating the power to run electric equipment does produce pollution. Use Manual Tools Tools that don’t require electric or gasoline engines are especially handy for small yards or small jobs. There are hand tools available that will meet a wide variety of lawn and garden needs, like lightweight,quiet, easy-to-use reel push mowers that generate no emissions. Reduce Mowing Time Use low-maintenance turf grasses or grass/flower seed mixtures that grow slowly and require less mowing. Plant additional trees and shrubs to reduce the energy costs of heating and cooling your house and to provide landscaping for wildlife.
