COMMENTARY ANNUAL MARKET REPORT 2019
Austin ranked as U.S. News & World Report's #1 "Best Place to Live" for the third consecutive year. It is not surprising that real estate sales in 2019 reflected that. The Austin area set a record topping $13 billion in home sales. Single-family home sales increased by 84% since 2010. Unprecedented population growth that Austin has experienced in the last decade has had a significant impact on the real estate market. This population growth as also lead to lack of available housing. At the end of 2019 the city of Austin only had 1 month of housing inventory. This factor is also forcing prices higher through multiple offers and bidding wars. The Austin Board of Realtors looks for ways to work with the City of Austin to increase housing supply including advocating for an update to the land development code. The Annual Market Report show increases in average prices across most of Austin's neighborhoods. Many also saw significant reductions in days on market. Certain areas of Austin that have limited opportunity for new development actually saw a reduction in homes sold while those that are able to handle new construction saw large increases. The data shows that Austin is in a very strong housing market, however we need to balance the growth and rise in prices with affordability to ensure our local and small businesses have a diverse pool of workers to keep our economy strong.
